I just drove an hour for a tour I scheduled for 9:30 and was told they don’t do tours in the first hour of the day I can come back at 10:30. Judging from the reviews I see I just dodged a HUGE bullet.
Management: you shouldn’t allow the option to book a tour at 9:30 if it is not a real option. This was such an inconvenience.

Kim and Brian, the current cleaning crew at The Eva, do a wonderful job! They are proactive, pay attention to detail, and are so kind to the residents. It is refreshing to have good service in this building!

Do not move here. Over the last 8 months under new management, Ascent Residential, the following has occurred:
- I had items stolen directly out of my apartment. Only someone with a key can access the apartment. This is management.
- management cut power and water for 3+ days
- one elevator has been down with no timeline to fix it
- elevators are down at least once a week
- parking garage has no enforcement. People freely parking in your paid spots and management does not have them removed. Someone parked in my spot twice and I didn’t have parking for 24 hours that I paid for. Management doesn’t reimburse you.
- parking garage is not accessible so you can’t park or if you are parked, you can’t leave
- there is not a maintenance department. Either your maintenance request is ignored OR management closes it out without repair. You are then required to submit a new maintenance request
- if you email onsite management, they do not respond.
- if you email corporate they respond after several weeks and multiple emails
- management does not hold up their end of the lease agreement.
- management does not accept accountability for anything.
- Management called the police on my moving company because my moving company was using the loading dock to move my stuff out but management wanted the spot for a supply delivery. I had the loading dock and elevator booked. This cost me an extra $390/hour because management decided to argue with my movers then call the police. Management double booked the loading dock but found a way to not be accountable for their actions.
- there is no onsite security. Previous management had a security officer onsite. Ascent residential does not supply this.
This place is not safe.

The Eva Atlanta has the best cleaning crew around. Brian and Kim are very friendly and keep the building nice and tidy for the residents. Please contact them for all your professional cleaning needs.

that works there and their excellent in cleaning, from bathrooms, lobbys, apartment Units, Etc.
If you want a excellent Cleaning, Shine, and your
business smelling fresh with pine saw & bleach,
Mop & cleaned, than there it !

The Eva are doing an outstanding job! Despite the large number of apartments and residents, they consistently go above and beyond to keep the entire complex clean and well-maintained. Their dedication and hard work are truly impressive, especially considering the potential workload. The cleanliness of the complex is a testament to their commitment and attention to detail.Some things the apartments can improve but overall everything is great. Kudos to Brian, Kim, and The Eva for providing such excellent service!

Just delivered some food here, so I am a visitor.
One elevator working for a 30+ story building…..uh? Waited nearly 10 minutes to get on the elevator up. Decided to use the emergency stairwell from the eighth floor down because of the elevator wait. The whole way down the stairwell smelled like urine and I came across several insects (dead and alive) and feces. The walls of the stairwell are terribly stained too.
I can’t believe people pay money to live here, this place is terrible and a complete façade. #GHETTOAF

Living here has been the absolute worst. It took a turn downhill ever since the current property owners now. The lights are always cut off for something. The elevators are always down. And please don’t let anything break in your apartment they will take 3-5 months to come fix it if they ever do. If you decide to live here make sure you have cameras installed in your unit.

I was dealing with a medical emergency that required moving immediately and Miss Joanne and her team of Yasmeen and Danielle not only worked to help me find a space to move into but also made sure that the move was as seamless as possible. They even constantly check up to make sure I’m ok and this level of care I’ve not had any place I’ve ever lived. Having a great solid team in the front office does wonders for a resident. Any issues that may arise here, they’re quick to remedy the situation and try extremely hard to make our stay here truly pleasant. Grateful for these individuals.

Just don't!!! I wanted to wait to write this review to see if things would be rectified, however, everything has been subpar. The only 3 good things this place has to offer is the convenient store, the location and the views of the city from higher floor units. Moved here at the end of March. Upon moving in, the apartment had not been inspected, updated or cleaned. This is hilarious being that the apartments are called "luxury" apartments. The apartment was dirty. There were dead roaches within the unit as well. The washer and dryer both old and now partially working had old clothing in them (from the previous tenants I guess). The cabinets were all cracked, busted and had broken drawers. The air vents in the unit had rust, dust and mold in them. The secondary bathroom had water damage above the shower and in the cabinets. The blinds leading to the patio doors were dirty and had either dried ketchup or blood on them (hoping it was ketchup). The patio doors were both extremely hard to open and close. The carpet had not been cleaned or replaced, the closet door in the main bedroom would not close correctly (partially fixed now), and the apartment had not been painted prior to move in. The main bathrooms toilet constantly ran and the main bedroom tub was missing the plug. Also, the main bathroom cabinets had water damage and had a broken drawer. Maintenance has been subpar and picks and chooses when they will fix things... the sad part is, the only thing that was truly fixed was the plug that was placed in the tub oh and the running toilet. The cabinets are still broken and busted although I was promised several times they would be fixed/ replaced. Recently, maintenance stopped by the apartment to "fix/replace" the rusty moldy vents while I was out... when I returned, I realized that the only thing they did was paint over the rust/mold that is located on the vent. They only completed one by the way.... they didn't even bother to do the other. On top of that, the elevators are always having issues... its ridiculous. The hallways of the building smell horrible and the carpet in the halls look as if they have not been cleaned in 10 years. Guest parking is awful as well. On top of all of this, the person above me walks like an elephant and there's literally no need for it. No matter how many times you meet with staff... nothing is truly done. Promises are often made however, no results or subpar results are delivered. On top of that please ensure to get any communication in writing. I had to callout Assistant Manager Yasmeen due to her extremely unpleasant behavior and the lie she told. In a nutshell, my POD that housed my furniture was being delivered so that I could officially move my furniture in. After informing her of the drop off date and the number of days it would be on the premises (About 2 days is what I told her), she informed me that it would be fine to place the POD near the loading doc. I reiterated to her that the POD would be here for 2 days and is she sure about the POD being there. She stated yes and continued her phone conversation. Later she attempted to inform the other staff that she never made the statement. Long story short the situation blew over, however, there was no need for the lie. I have only had to interact with her about 3 times... each and every single time the interactions have been unpleasant... as if she's aggravated. Good customer service goes a long way. I could continue, however, I'll stop here. My biggest concerns now are the cabinets and the vents regarding the mold and dust. A few residents stated that they're currently looking to sue. I don't blame them. Save yourself the headache and move elsewhere.

DO NOT STAY HERE!!!! While the bodega downstairs and being close to the mall and other stores is convenient, this property is not as luxury as they claim to be. There was a shooting or stabbing incident in the elevator that they never informed the residents of. We came back from a weekend trip and there was still police tape and blood everywhere. The elevators are constantly broken so you have to walk up several flights of stairs or take the service elevator which is extremely slow. They change staff and management at least every 7-8 months. It’s so hard to get in touch with anyone. We moved out 7 months ago and are still dealing with the poor administrative skills of this management team. How do you deduct from someone’s security deposit, send them the remaining funds as a refund, then that same dollar amount they sent you as a refund is now sent to collections as a debt. That makes no sense. Two stars was given because the bodega was wonderful and we enjoyed being close to the park and other places, but I would never recommend for others to actually stay here. There are two other condos next to the Eva that share the bodega and all the amenities, try one of those instead.

This apartment has been a horror show for me, the management changed thrice and the last one atleast cares to answer but it does not change the fact that all the amenities are flawed. I have stayed here for a year and writing this review just after I got my deposit back. So believe me when I say its horror show.
Beginning with the apartment itself, we had a plumbing problem where if someone on upper floor uses washing machine out toilet used to overflow and this happened for 6 months, and they talked to us rudely when we asked them to give us new apartment, we lived 6 months with those conditions. The elevators breaks down once a week and good luck if you are staying on top floors. The parking is horrible. They charged my car twice even if I have used my spot to park. I guess they get cut with the booting company. So, good luck with paying your guests parking fees or be prepared to get booted. I have seen dog fiscal matter multiple time on my apartment hallway, and when I asked them to clean up, they took 2 days. This is my expierence with this apartment. The new management is good with replies but they never solved our plumbing issue.
Please, please , please stay away and use your hard earned dollars somewhere other than Eva, you will thank me later
