Awful place to live. Overpriced. Lazy staff who do not resolve anything. Leasing office does not respond to emails or answer phone calls. Hallways constantly smell like dog (or human…who knows atp) poop. Lack of parking spaces yet they boot resident’s car who find a space in the midst of the chaos. Biggest regret was signing a lease with these people. Don’t be like me.

Do not be fooled by the 5-star reviews. They’re from visitors who only toured the apartment but haven’t actually lived here. DO NOT MOVE HERE!!!! Unfair housing practices (lawsuit on the way). Rude and lazy leasing staff. So many hidden charges that they do not disclose when you sign the lease. Regardless of how great your credit is and how much you make, they make you use their guarantor, which costs 1 month’s rent and you pay this every year upon your lease renewal. Again, they purposely fail to disclose this to you. Terrible parking. Amenities are unavailable for more than half of the year. Maintenance never fixes any actual problems. You’ll complain and complain yet nothing gets done. This place is awful. Save yourself the immense disappointment and headache and go elsewhere.

I lived here for 4 years. This used to be a great place to live. It was originally called IMT Sandy Springs, and it was a phenomenal property. Meticulously maintained. Since then, it has changed hands two different times, had a name change, and gone through probably 5 community managers. Each management company and community manager have been worse than the one before, with the exception of the newest one Brett, who seems like he actually cares. Time will tell.
The fit and finish of the actual apartments are phenomenal. The rest of the property has fallen into disrepair. Building desperately needs a paint job. The landscaping has fallen by the wayside. There are holes in the drywall in the stairwell (along with water damage) that has been there for months and months. Gates constantly left open. Zero enforcement of the parking policies, including allowing people to park overnight in fire lanes. Instead of fixing simple things, they spend money on turning an already unused space into a "zen garden" that remains unused. I could write a list a mile long of issues at this property, simple issues that could be easily corrected. Instead, I'll just say choose another place to live. I just left after 4 years - not because of the quality of the actual apartment - but because of the lack of care of the management company. The residents here deserve much better. Sandy Springs is a great place to live, just not at this complex.

Very very nice facility. Very well kept. Nice security. It's a gated community. You have to have a fob to get through doors to get into the building. I felt very safe there visiting. Nice to shopping and close to the freeway.

Unfortunately it didn't work out for us, but Brett was very easy to work with. The community has everything you’ll need in and around the complex. The application process was smooth and the resident portal made it very easy to set up everything you’ll need in one place. p.s. If you’re first time renter, please make sure to tour your specific unit before applying.

Save yourself the headache!! From the beginning there has been mishap after mishap! The staff is the worst . I never knew how management can truest affect your overall living experience until now ! Can’t wait to move.
