Pool looks very dirty clean. When you get in there are many leafs inside the pool on the bottom and outside. The water was looking green. It is always closed.I wished they did better with this so my kid can have fun in the pool. if they payed me to fix this issue I will do it better then other ones that are lazy and unfortunately unprofessional.please Fix this ASAP

5 years ago the soccer field was my favorite thing about the apartments but now it’s ruined, no functional goal nets, the fences aren’t even fences at this point the ball keeps going to the woods, and the most IMPORTANT is the lights, only 1 light works and when it’s dark we can barely see anything. PLEASE fix ASAP

This place is horrible. Roach infested. My upstairs neighbors shake the lightning fixtures all night long. I've only been here a week and it has been hell. No one answers your calls. The office staff is unprofessional and doesn't do anything but attempt to placate you. On my 1st move in date when I came to get my keys the roaches and filth over took me. They changed the apartment and gave me a move in date for the next Friday. I try to move in that apartment truck and all and they were just putting the floor in. This is the absolute worst decision I have made in my life. D

I was having some issues with my unit, they let me know they would come within the next week and which they did. Thanks to canopy glen for always being nice and professional.

If I could give this place no stars I would the maintenance is horrible I've been here 6 months and they just won't come fix anything the front office manager Maria is just as bad as the maintenance men she will just tell you anything so u can leave jer alone I really don't recommend this place if your moving in it is an absolute nightmare

UPDATE: The corporate staff made the manager call me because of this review. She basically lectured me like I'm a child and not a fully independent adult for 15 minutes about how she does care and that her staff never told her about any of my issues. Just completely threw them under the bus. Swore she'd get everything taken care of. Over a week and still no changes. Do not let them try to win you over at this place. Just keep moving.
This is is probably the last place you want to live in Gwinnett county. I've been here for 2 years already and renewed my lease for a 3rd because the new assistant manager swore things were different now but it's the same as it has been. I grew up living in apartments and have probably lived in at least 10 over the course of my life, this is the worst one I've ever been in.
My apartment is infested with mold, roaches and has had more leaks than I can count at this point. The head maintenance person they just brought on has a huge ego. When one of the tech wanted to fix the leak in my hot water closet correctly he said no and told me he's "been doing this a long time". Doing what? Scamming people I guess. The maintenance staff constantly marks off my requests without doing anything and the office managers don't do anything about it. The people working the desks have changed so many times its not even funny so if you have an on going issue in your apartment, like my leak, you have to explain what's happening dozens of times and things still never get taken care of. "Oh wow, that sounds bad. Let me talk to the manager and we'll call you back". You'll never hear anything back. Ever. It doesn't matter if you go in there with the sweetest disposition or raising hell. They just do not care. They say they marked you down for pest control but unless every roach in the world is immune to whatever it is that pest control here is spraying then they don't come.
I was told when I moved in that the non-refundable lease lock falls of your rent after 2 years of paying on time and then was told after I had already renewed my lease for year 3 that the information I had been told previously wasn't true and I'd have to continue paying the $31. Thankfully the current assistant manager helped fight for me to lower my rent to make up for it but that's about the only good thing that's happened in 25 months in this hell. I feel a bit bad for the new assistant manager honestly, it seems like she actually would like to help people but no one listens to her.
They're constantly spending money to fix the gates but they're broken again within 3 to 5 days. No one cares if the gates are working, the overflowing trash is the real problem. In the summer it piles up all over the ground by both trash cans and it smells terrible. This complex is large enough that there need to be 3 trash compactors, not just the 2.
Oh and if you value your mail, get a mail box at the post office. When I first moved in my mailbox had been broken into and it took four months to get it fixed. Even to the point where the just assigned me someone else's mailbox and I got in trouble with the mail carrier which prompted them to have the head of the local post office come down here and talk with the manager. Thankfully my mailbox hasn't been broken into again but dozens of them have been and just remain broken, I guess because those people don't care.
If you're the manager reading this, I won't be taking this down. People need to know what this complex is like.

Worst place ever. I'm disappointed that my mom move here. Too many misunderstandings and no communication. She has a hard time paying the rent since she has to do it online or go to Walmart or Kroger's they saying she can't pay it early if she wanted to since the water is included so she has to wait till the 31st or the 1st which wasn't told to her from day 1. They have the worst customer service. You come in the office they don't even acknowledge that you're there. They took two months to give my Mom her mailbox key...... it's terrible. They don't help people.....

Tried to tour here and we didn't even go, here's why:
1. Skateboarder and other transient-type people were roaming around, some dude nearly kickflipped his board into my car trying to show off before he stopped to yell-talk to his friend 30 feet away.
2. Guest entrance gate clearly says "Dial 00000# to call leasing office" to open the gate. We did that, twice. They didn't answer, twice. We then put our emergency lights on and sat there in the guest entrance, pissing other people off, trying to figure out how to get inside. Surprise surprise they didn't answer their office phone either. I got a message at 1:30pm saying "call back during normal business hours" lol ok.
After ten minutes with no call-back we strait up just left. It's a crummy run down area, the buildings do not look super well-kept and clean. If the office doesn't have the competence to answer their guest gate or even their freaking phone we have 0% interest in renting here.

I’ve had the worst experience living here. Ever since I moved in February I’ve had apartments issues such leakage through bathroom ceiling and no resposne until corporate got involved. Had my car on bricks with my tires stolen. Now my car pretty much total due to someone driving fast through the parking lot while my car is parked and crashed into it. No response from apartment complex nor corporate. It has been miserable living here. I wouldn’t wish it on anyone. I feel unsafe here

Worst place ever I wouldn’t suggest it to anyone. I have issues from The day I moved in. I did the walk-through and the unit was nowhere near livable. Line door on the patio was not locked. Wide-open did not have a lock on it. The apartment was very dusty. They had not dusted nor clean the unit. I was forced to move in on a date that I was not ready to move in. Was the unit ready for me to move in? I gave them my money. They had to credit for some days because I refuse to live there without having these issues fixed. I lived in the unit for less than six months and asked to be taken out of my lease without being penalized. I went on vacation came off my vacation and there was a roof leak. They fixed the leak within two days which did not allow time for it to dry out. The unit was full of mold and mildew, which caused me to be ill. Lastly I contact the office recently about getting my mail from the mailbox because I had some very important mail. They were very nasty telling me that they did not have the mailbox keys when they marked on the form that I gave them to mailbox keys. They also told me that they were not going to allow me to get my mail that I would have to wait until my mail was forwarded even though I expressed to them. Management is nasty. They do not respond to any mails or phone calls. They do screen the calls. I Sent multiple emails not to management but to corporate discussing the Mail issue no one ever returned my call yet. They send me a bill for $189 saying that I owed for two months bill being that I paid my bills every month I’m gonna give them The money that they owe is not a place to live they do not care about their tenants and they cannot keep staff. They had a staff over while I was there and had one prior to me moving in based upon the conversation I had with someone else.

My family and I have been living in this complex for almost 4 months. Let me say that it is garbage. They gave me the apartment with many details but when I say a lot it means a lot I am using this account because I don't want them to retaliate since according to what I heard they are famous for doing so. The problems I have are: I don't have electricity in two rooms, I don't have air conditioning (especially with this climate), my sliding window doesn't have a lock or at least doesn't work, the windows in the rooms are literally loose, it has a lot of leaks (many). The showers don't work well, and the only thing they deigned to fix was the hot water that it didn't have was the only thing. The apartment is a mess. If I could cancel the contract I would do it and if I could give zero stars I would do it too, I don't know if This could be sued but I won't even do it because it's not worth it.

I wanted to leave the roommate lifestyle and try living on my own for a change. Walking in to Canopy Glen, not only was I welcomed brightly by such a handsome young man, but I was helped by him efficiently, swiftly, and enthusiastically!! I'm impressed with the help and understanding I received from Joel and other office staff here. I look forward to working with them again. (Although... their maintenance could use a bit of a helping hand.)

!!WARNING!! DO NOT MOVE HERE!!
I could not wait until my lease was up so I could make this review. I stayed here for 3 years and after the first year everything went down heel! Especially this past year! The leasing staff is terrible! Rude, unprofessional and disrespectful!! Shavonne tried to vacate me from my apartment for personal reasons. She didn’t like what I said or how I said it. But, she hung up in my face and ignored my requests and emails! I had to get others involved to rectify the situation. The pool on the Hampton side has been closed since 2019. The other pool is almost always closed. The place is a dump! It’s always trash! The staff and maintenance ignores all requests, so don’t expect them to resolved for months or at all. The community has fallen apart and corporate does not care!! I had to email them several times just to move out! Most stressful move out ever! DON’T WASTE YOUR TIME, MONEY, OR ENERGY!!! There are better communities elsewhere!

It has been 7 months and I am so happy I decided to not move to Canopy Glen. I see so many displeased residents and it is sad, they never returned my Admin fee after contacting the management office several times, the new manager told me I was not getting refunded. After the previous manager had already stated I would be getting refunded.
They are truly dishonest and unprofessional, I hope people start to really take these one star reviews serious. Complexes like this should be out of business, people pay all this money for such poorly taken care of properties, management and maintenance. I will be sure that others know to never move here.
