Owners were welcoming and very accommodating! Rooms were spacious and comfortable! Breakfasts were plentiful and delicious! Could not have asked for a better experience!!!

Last weekend, a friend and I stayed three nights at the Kopps’ Goodwin Manor as part of a long-weekend birthday celebration spent antiquing and “boutiquing”. OH MY! The Goodwin Manor —and the Kopp family—were so warm, friendly comfortable and fun that we did not even want to leave the inn to go on our planned daily jaunts! The Manor is absolutely gorgeous: it is tastefully appointed in fine antiques, beautiful and museum-worthy in every room, yet totally inviting to sit, relax, read and plan your day. The breakfasts each day were “to kill for”!… Natalee Dupree “aint got nothin,” (as fun-lovin’ Southerners like to say) over Janice Kopp in the kitchen! Not only was each breakfast delicious but also beautifully presented. Both Janice and David kept our coffee cups filled and tried to fill our plates a second time, but we were bursting at the seams…and the nightly repose on the mattress was like dying and going to heaven.? I was asleep as soon as my head hit the pillow. (I took a picture of the mattress label before I left the last morning.) Clearly, the Kopps spared no expense —and they researched and consulted— to re-create this generations-past family home into a beautiful place to land if you are going to be in the Greensboro/Athens/Madison areas — or better yet, if you just want a getaway weekend and beautiful place to stay. While there, I did see pictures of weddings and other celebrations held at the inn, several with tents out in the spacious front yard. What a venue for such a perfect day the Goodwin Manor is. Personally, I cannot wait for my next long-weekend trip back to this sweet place that welcomes you as though you are “coming home”. Check it out! Experience it! You, too, will be looking for an excuse to return!!”

Enchanting B & B. The owners were delightful. Breakfast was amazing. The home is in a great location and beautifully decorated. My favorite spot of the house was sitting on the spacious front porch with a glass wine and enjoying the southern town charm.

We had a last minute travel snafu over the 4th of July holiday. Janice and Dave graciously provided rooms, including a dormer room with two twin beds for my sister's twins on very short notice. They were wonderfully accommodating to us and the 3 year old twins.
The B&B is beautiful and the breakfast was both gorgeous and DELICIOUS each morning. They also brew a nice strong pot of coffee. We loved our visit and are happy to recommend them to fellow travelers.

The building is very nice and polished. It's great for wedding venues. The staff was average, but the rooms could be a little more modern. The food was okay and I enjoyed my time at the large estate.

We were a group of 4 females enjoying a Girls’ Trip. Everyone agreed that this was an excellent choice for our stay. Greensboro is a charming older town with many points of interest. There is also the area on Lake Oconee that is nearby and full of new shops and restaurants. Goodwin Manor was the highlight of the trip, however. Our rooms were spacious and well-equipped. The breakfasts were very plentiful and prepared to perfection. No doubt that the best part of our stay there was the friendliness of the hosts. Janice and David went out of their way to make sure that we had everything that we could possibly want and that we were comfortable and enjoying ourselves. They were super friendly and made us feel quite at home. We felt like family before our stay was over. We were all sad to leave.

We stayed on the second floor in a luxurious king bed surrounded by carefully chosen antiques that suited the décor perfectly. Adjoining bath was comfortable, modern, and clean. Hosts David and Janice Kopp are delightful, warm and welcoming. As natives of Greene County, they are familiar with local history and traditions. Breakfast was served in the formal dining room with crystal and china and every item was absolutely delectable!
We will definitely stay there again or our next trip to Greensboro!

When attempting to book a room for one evening during the 4th of July weekend, it became clear that customer service is not one of their strengths or priorities. An initial phone inquiry was made about 3 days in advance, during which time the manager stated he was out of town and requested an email be sent through their website for a reservation request. We obliged with understanding and upon receiving a response email with their available rooms, I replied with our room of choice (queen w/ internal bath) and a request for the best way to pay for the room. Mr. Kopp replied stating "we are currently having a problem with our credit card processing through the website; however, we will need a card number as backup, and will need for that amount to be paid in cash at the time of check-in - upon payment of cash, the card will not be processed." This seemed odd, but after some discussion we over-looked it and decided to proceed. The manager also had questions about any dietary restrictions and our arrival time. The following day, I called to discuss all, as opposed to sending a long email with additional questions. My initial question to Mr. Kopp was the earliest time we could arrive and how much we needed to narrow down our arrival time. Not answering the first part of my question, he stated that it would be helpful if we could provide a 15 minute window of our anticipated arrival. I was a little surprise by the incredible narrow request and explained that I wasn't sure we would be able to narrow it down that much due to some other factors within our schedule. He immediately defaulted to stating that it may be better if I looked at staying elsewhere and that it wasn't like he "was asking us to pin it down to the exact minute". (I'm not kidding. Those were his exact words.) I told Mr. Kopp that his response was an unfortunate one and that I wasn't sure how the conversation escalated so quickly to him turning away business. He went on to say that there must be a communication issue and then brought up some issues they had recently had with PayPal and previous guests cancelling payments after completing their stay. He also told me that I obviously didn't understand the difficulties in ensuring that someone was on sight at the time of arrival for guests and that they would normally email out information/instructions regarding how things would work, but that due to people not fully committing to reserving a room, they weren't doing that. I let Mr. Kopp know that we had no issues providing credit card information or with paying in cash upon arrival and that my call today was to do just that; officially reserve the room in terms of payment and discuss the arrival time window. He proceeded to question me about why we were coming in town and how long our "event" was going to be and again stated that maybe we should just stay elsewhere. At that time, I agreed with him and told him to have a nice day. It was clear from the very beginning of the conversation that Mr. Kopp wasn't interested in having guests over the weekend due to the inconvenience that it was obviously going to cause. It would have been a lot easier on the both of us had he just stated they were closed for the weekend. Within 10 minutes of getting off the phone with him, I was able to call and reserve a King Room at the Lodge on Lake Oconee for $65 less than what we would have paid at this B&B. I don't know if I was the first customer Mr. Kopp had interacted with since their previous fiasco with a customer cancelling payment or if he just had plans for the weekend that our stay would have interrupted. Regardless, his discourteous approach was unnecessary and quite off-putting. It's a shame; the photos of the establishment are quite beautiful.

My entire extended family (husband and adult children, siblings, their spouses and young children) stayed here over the New Years weekend for a wedding at Lake Oconee. The owners' hospitality was above and beyond, especially kind and gracious to allow my nephew to be a seven year old boy. The beds were like sleeping in a cloud and the breakfast meal each day was delicious, served family style in the main dining room so we could enjoy being together. They were also the hosts for the wedding reception and did a spectacular job preparing for and hosting this event. By the time we left my brother's family and my family felt as if we'd made new friends and have made plans to return for the holidays when we are visiting our mother!
