If you're staying on the very bottom floor in any of the buildings I feel sorry because this one is on the bottom floor, and at times it has been so much noise above the apartment that it seems the whole floor is about to fall in. In my opinion, it seems people pay a lot here but don't actually have privacy due to weak flooring and screeching back and forth. I don't believe it's the renters' fault in my eyes. However, that is pretty much the businesses so therefore it is problem. I think they should take the time to acknowledge the situation and get it fixed asap. People spend a lot of money per apartment on each floor. The management should consider it as a high risk and focus using some of the renters' money on what needs to be investigated and then fixed before something awfully severe or, even worse, tragically happens Point Blank. Because it's not something you can just squirt WD-40 on and let it go. That's only fair as well as 100% legit because sometimes, it gets awfully scary. Hopefully, "someone" will take the opportunity in time to understand this request and get something done before it may be too late because you never know. After all, this is 2023, and some people just don't care unless it's about money or what they can get out of the situation.

The only reason why this place is going to get two stars is because the office staff are really nice and understanding. The two girls that work up there are great. But that is honestly the only thing good about this apartment complex. we decided to move to this apartment complex because it was close to my school and the surrounding area had lots of stores, so that was very appealing. We were intrigued right away, all of the units were taken up so we couldn't view the apartment. Nonetheless we applied and got the apartment. It took about three weeks in order for us to move into the apartment for our move-in date from our application acceptance date. We got a one bedroom one bath apartment, and when we first got our key. the apartment reeked of water damage. Spots on the ceiling of water damage. The apartment wasn't cleaned. There were cobwebs everywhere, and the floors had dust and dirt. Our appliances were dirty. The walls weren't painted good. the apartment was not move-in ready at all yet they still let us move in. And that was not only our only issue maybe two weeks afterwards we had a pipe burst, and we had a leak in our apartment, which decided to grow black mold. They fixed it in a timely manner but they have done nothing about the smell of water damage in the apartment itself that we got sick from. The dumpsters always smell and there's trash all over the place in the parking lot and in the trees. The gym is so tiny and while the pool is a decent size and depth, it's not really clean and the lining of the pool is so old there's holes and it's just gross because of the age. People here also have an issue with not picking up after their dogs. There is no pet policy whatsoever. We lived on the first floor and there was like a 90 pound husky that lives above us that likes to wake us up. So be wary about that. This is honestly been the worst experience of living somewhere. for the price that we are paying. This is absolutely ridiculous. It is a health hazard and it's just plain dirty. I would not recommend living here

I moved here a little over a month ago. Came from the backwoods country to the Lake due to new job location. I don’t regret choosing Edgewater. The staff n neighbors r the best. It’s pretty much quiet here n nice. I truly do love living here at Edgewater. I will say I made the best decision when I choose Edgewater.

I wish I could give more stars because I like the space in the apartment. But it’s constantly noisy. I’m forced to listen to other peoples music that they blast with subwoofers and footsteps from people who seem to not understand they live in an apartment above people. The front end staff seems great so far, but I’m paying way too much money to not be able to sleep in my own bed at night. Courtesy officer seems hit or miss when you call to report anything. There’s also been trash laying around the whole apartment complex for quite some time now and no one has done anything about it. Two full bags of trash were thrown down in between 2 buildings and the leftovers of animals tearing it apart is still there.

I'm just moved in this apartment and will not recommended to anyone. We can't wait to move out and we are here not even a month yet.We are at 2nd floor and the 3rd floor people will start making noise from 5 am during the week. We couldn't sleep and on the weekend my apartment will hear walking and running sound all day sometimes they will make very loud banging or moving things or dropping things on the floor. The dog will starts barking from 8pm to midnight once in awhile. The wall is so thin I can hear my neighbors yelling or baby crying. I Believe that wont happens in every unit but from what I've read the comments. It won't be much better. So disappointed. This place is not cheap. i gave 2 stars because the office people are pretty cool and the view is sooo beautiful here.

This is the best property I have ever rented. The ladies in the office are fantastic about getting back to you and helping in any way they can- truly the nicest people. I’ve never seen bugs in my apartment since I’ve been here, and anything I ever see that is wrong or could be wrong the office ladies have bent over backwards to fix immediately and maintenance is also very fast about fixing anything big or small. Water, trash, and pest control is actually included in the rent. So all you have to do is take your trash to the dumpster and request when you want your apartment sprayed. You really can’t put a price on how nice every one is here and some of the apartments also have a great view! They even have a pool, a play area and lake access. The neighbors have all been great also! If you are even missing a package they are really good about turning it in so you can pick it up from the office. Overall an amazing place to live, and I wouldn’t want to live anywhere else!

Don't ever rent here. It might be cheap, but it's cheap for a reason. I've put in several maintenance requests and you have to remind them at least twice before they try to fix it.

Very nice apartments! I wasn’t expecting them and the balconies to be so large. I really love all the nature and lake view, as well as the quality of the apartments. I can watch deer from my bedroom sometimes! Only complaints are that I can hear everything the people above me say or do, and that the parking lot is super small. Only a few months in and somebody has already hit my car. Otherwise, a very nice experience so far! The management team is lovely. I think I will be staying here for a while.

I’ve been a resident here at Edgewater since December 2020. I love living here! The location is beautiful and quiet on Lake Lanier as well as away from the heavier traffic of Green St. My first lease was in a 2 bedroom, and I needed to move during that lease. The managers offered a transfer to a one bedroom for a fee, and I’m so grateful they had that option! When selecting which 1 bedroom is move to, Sam was amazing! Management is incredibly friendly and answers ALL questions I’ve ever had. They truly have created a lovely community here that I’m happy to be a part of. The laundry room is always clean. The pool is well maintained. They are pet friendly as well! Living at Edgewater is a truly unique experience. It’s quiet, full of families, and is in a little slice of nature away from the hustle and bustle of downtown. I will continue living here for a while!

Wish there was handicap access or easier access to the especially the pool, but also lake peer, cabana’s, workout room, dog park & other nice locations. Love the location and love living on the lake! Would like to be able to enjoy it more, unfortunately due to my inability to access amenities, I am limited to access none. Maint. requests are difficult to get fixed instead glossed over multiple times before product replacement or apartment damage help. Small buildings make one on one very kind staff helpful, however new regulations using app for any and all needs, questions, requests, etc. make for difficult communication between office and tenants.

The staff is the perfect mix of professional and personable. They respond to any question, concern, or maintenance issue promptly. I thoroughly enjoy living there. Plus the view from the back porch is nothing to complain about.

Property is amazing and the team are fabulous!!! The nicest place to live in Gainesville by far! On the lake, great amenities - like living at a 5 star resort! I love it! Highly recommended!
