I do not recommend living at this complex! It was a very pleasant move at first but then it has gone down hill. Management target tenants who minds their business and pays their rent . However the gates stay broken, people working on their cars in the parking lot like it’s a mechanic shop . Then you have people who throws trash and glass bottles everywhere on the property. You all want to have strict rules like but yet you target good tenants guest and let “ratchets” move in easy!You have people having a party at the pool every other night! They are loud , playing music , and drinking which is all prohibited!Then you have the nerve to send out letters about trash cans being left out after certain hours. You all can’t even stay on top of the people you contract with to make sure they even do their job and pick up trash in the first place ! (But you all want to issue “warnings” and “fines ” to tenants lol)Finally you all want to target and harass a guest for parking up front! Since I’ve been a resident here, there’s been people parking at the office and on the side of the streets! Nothing was ever done about it then. However when a guest is there for five minutes to drop off food, you want to questioned them like they are trespassing or a criminal!This place is a joke ! For the amount of money I pay for rent , I have found plenty other properties that is more up to par!

Great place too be , love the people and front office people very respectful, the hard work put in too keep the area maintained and cleaned up definitely recommend this luxury lifestyle !!!!!

We moved in a few months ago and it has been wonderful. It’s peaceful here. I work night shift and I’m never woken up due to noises which I greatly appreciate. The office staff is also very friendly and helpful with anything we might need. I also enjoy the events they host during the year to keep people involved. It was an easy move and definitely would recommend family and friends here.

Love living here! Apartments are modern and have nice appliances. The pool rules have changed quite a bit since living here. There has also been a recent change in mgmt and some issues with new employees. But other than that, I recommend living here! The best complex in Flowery Branch

I’ve been here for a little over a year now and I have really enjoyed it. The apartments are really nice and so are the amenities like the pool and gym. I wish the breezeways looked better especially considering how relatively new complex is-there is a good amount of rust and staining. Otherwise I think they do a good job of maintaining the property. Staff is very friendly and responsive too!

What a wonderful place to call home! We moved here in march of 2023 and this place felt like home immediately! It has a really nice feel to it and not to mention all the amenities! The gym is awesome the pool is fun and relaxing and although I haven’t taken advantage of it much the clubhouse is awesome as well! Also a few advantages of this area is how close you are to some convenient areas. Spout Springs road is really close by with shops like target, pet smart, Home Depot, crumbl cookie and many more and on the other end you have oakwood with too many things to name! Either way you go when leaving Advenir at flowery branch you have many options to kill time or just go for a nice stroll around town! I highly recommend giving this wonderful complex and will continue to do so!

I would recommended this apartment complex. You get what you pay for and the amenities are as described. The staff cares about the safety of all tenants and they have great activities for the community to come together . Very happy to be able to call this my home! We have lived in a few different apartment complexes in Hall county and Advenir at Flowery Branch has exceeded my expectations! The difference in the management , the property , the apartment itself , clubhouse and the leasing office is beyond wow! The property is very well kept up. They also have Luxer mail and most packages are secure in an lockbox until you are able to go check your mail. I’ve never had an apartment have this. It’s wonderful! You’ll see Management/ maintenance driving around on the golf carts always greeting you with a a friendly smile or a wave. The staff is genuine and always kind. Staff member Derrick made our move in a breeze. The apartment application was quick , straight to the point and the staff was very knowledge about every question we had. Touring the property was great to see which home would fit our needs. Property is pet friendly too!! I can’t praises maintenance enough, I haven’t had to many issues but when I have an issue I put in a ticket and get an response within 24 hours and am updated on when some will be able to come out and address the issue. I would recommend this place to anyone!!

This place is not worth your hard earned money. Let’s start with the amenities. The pool’s closed half the time because people don’t know how to handle their naughty kids that throw rocks in there so the rest of us that do follow those rules get punished for it. The bbq gets restricted as well because tenants party all night long, even past the ordinance time and leave all their trash. The gates are always broken or not working properly. You’ll find half naked babies walking the parking lot unattended in the morning, partially naked men changing out of their vehicles or kids being locked out of their apartments and doing their homework in the stairway. You pay for valet trash pick up that doesn’t come so the maintenance guys pick it up the next day or you take it to the compactor. The gym is the only good part about this place and even that is questionable as to how hygienic it is because I don’t believe people clean after use or the staff sanitizer the equipment. Let’s not forget all the dog feces that people can’t seem to pick up despite the fact there’s several places for them to get a bag and do so. Before you move in they fail to mention that the walls are so thin you can hear your windows rattling when your neighbors stomping around all hours of the night. It literally sounds like they’re going to fall throw the ceiling. When you complain, Management doesn’t even bother to investigate, they careless about the fact your neighbor does it on purpose and give you excuse after excuse as to why they can’t do anything about it and suggest for you to call the non emergency police number for cops that never show up. Including their onsite community police officer. There’s no follow up or resolution. They give you every option but the option for them to do their job. Even thinking outside the box and having their maintenance guys put something on or in the ceilings is too much for them to comprehend. The two guys at the desk along with the maintenance guys are nice and try to be helpful but the lack of leadership in that office is ridiculous. They sure will send you a bunch of emails towards the last couple of months of your lease to ask you to renew. They’re more concerned about you paying them then them doing their job and managing the place. This is the last place you’d want to live.

My rating still stands the same only because you can’t give zero stars, all and all I am ready to move ! I have never lived in an apartment complex where I could never get sleep because of inconsiderate people, I’ve reached out to the office several times about noise complaints and clearly it’s fallen on death ears. Prices went up but the semi-positive experience of living here just keeps going down.

As we walked in for our tour. We were immediately greeted by Pablo who happened to be our tour guide. He was soo friendly and such a amazing person to give us a tour! He gave us soo many details about the apartment complex and even helped us with our application process! We are soo excited to move in next month! My fiancé and I will finally have our first home together all thanks to Pablo! Definitely owe him soo food!?

I really want to leave a five star review, but I'll get into why I left just four. First, let me start by saying this is an APARTMENT complex. Of course you will hear noise. There are families living all around you. That goes without saying. Come on now, that's common sense. I've lived here going on two years. It was Atwater when I moved in, and now it is Advenir. In my personal experience, both management and office staffs are extremely helpful and professional. I've had to put several maintenance requests in, and they are PROMPT in answering, and fixing any problems, even after hours. The only two complaints I have, and they are minor, are 1)The amenities: I feel like the pool area could be bigger, and I wish the leasing office would still stay open 24/7. But you have to understand that things change. Rules have to be put into place when certain residents do things to disrupt the calm flow of things. The gym is STILL open 24/7 so I'm not sure what that other person was saying about the gym closing when the leasing office closes... Total lie. And yes, they close the pool once a week for cleaning. Why is that a bad thing though? You should want a clean pool! 2) Valet trash: It is a common issue with missed pickups. But I feel like Valet Living should be blamed, not the office staff. Still, it's a trivial thing. Just leave your trash out, and it will be picked up the next day. Problem solved! There has never been an instance where trash wasn't picked up for weeks. Total lie. I originally had a two bedroom apartment, but when my lease was up, I transferred to a 3 bedroom unit within the complex for more space. The problems you encounter here are those you would most likely encounter at any other apartment complex. The difference is the staff does their BEST to accommodate you. Derek is a great person to communicate with. Nicole was great too, but she is no longer here. There's another new guy in the office, I wish I new his name, and he tries to learn all of the tenant's names. That says a lot. They want to be involved and make you comfortable. That's more than I can say about a lot more apartment complexes around here. So give them a break, and let them do their job. I recommend this place to anybody. And no, I wasn't paid to leave this review. That's crazy!

I moved in here to be away from smokers. This is a NON SMOKING APARTMENT. There are buildings that reek of marijuana and new management won’t do anything about it because they don’t care, it’s not like there office has people smoking in there balcony. Also the construction site in the back that they have nothing to do with (as we were told by new management) is the worse. 6am sharp they are going at it with heavy machinery and equipment also blasting there music and screaming at the top of there lungs with no regard to nearby buildings. Hopefully they can fix the gate that lead into the apartments before a head on collision happens.

I would give them zero stars if it was an option. When we saw the apartments, it was under Atwater. Between then and when we had agreed to move in, they switched to Advenir and magically lost the communications that stated when we would move in. Fast forward to the move in walkthrough... there was blood on a lightswitch, a window was busted (not fixed for MONTHS), no screens on any windows, light in the kitchen fell and broke, sliding door wouldnt lock, stains in the master bedroom carpet, and both tubs coated in construction dust. Plus when we turned on water, it was muddy. We were given the choice of "wooded or parking lot view", and of course picked wooded. Come to find out, they knew it was about to be a construction site and didnt tell us anything. So 90% of our time living there, we couldnt use our patio due to dirt and construction dust. We never got to open our windows up for fresh air thanks to the dirt and smell of smoke. During our lease, the valet trash (which you are forced to pay for) would go weeks without picking up, packages would get stolen, gates pretty much stayed broken and left open, fire alarms would get pulled in the middle of the night, you constantly smelled cigarette and weed smoke (it's supposed to be a NON SMOKING complex). You are now required to have a wrist band to go to the pool but they dont enforce it. Instead you are told to call the cops if there are groups of people there without wristbands...because that is clearly a resident's job. They also encourage residents to spy on each other when walking their dogs and send photos to the office if they see someone not cleaning up the waste, for a cash reward. A friend of mine has been trying to get her dishwasher fixed for MONTHS and they still havent done anything. Now that we moved out, they are trying to claim we owe them over $1,000 for "move out charges" and "water income". We had professional cleaners deep clean our place when we moved out, and we have pictures to prove the place was clean. DO NOT MOVE IN HERE!!! They only care about money, they do not care about the residents. Worst management company I have ever had the displeasure to deal with. RENTERS BEWARE!!! LOOK ELSEWHERE!!!!

Excellent customer service!!! I came to tour a couple of months ago and Derek Was so informative!! I was fortunate to meet all of the staff that day. They made me feel at home and answered every question I had. The property Manager and Assistant manager made sure to introduce theirselves which I thought was super charming. As I’ve struggled with my previous community’s lack of communication. I can tell that this place has great communication with their residents. I can’t wait to start a lease once my current contract is up!
