Don't buy from Bill Beazley, run as fast as you can!! This company will tell you anything to get you to buy a home from them. The quality of the house is poor for the money you pay. I paid Bill Beasley plenty of money to add wires for my security camera ,,see pictures below, that's what I paid for!!! I made plenty complaints, but after the passing of my son, I had no fight left in me and a lot of things slipped through the crack.This is my second time I wrote a review, the first one I was asked to take down if they fix the problem. The problem was never fixed. I was told they was not going to be built behind my house and they added about 40 houses behind me. We have no privacy even with a privacy fence because they built the new houses on the hill. People can looks down into my backyard. Let's not talk about homeowners association, who is suing me. I complain about the grass behind my house on August 2 and on August 12th they filed a law suit on me for not paying my homeowners bill for this year. Which I can honestly say, they never sent me a letter saying I owe them anything. I honestly feel like I was being targeted , by I this company. I guess that's what happened when you complain and owe money ,,,you get sued. If you buying a house in a neighborhood with a community mailbox,,,run,,, you will never get your mail. I don't understand how the street I live on have two names!! I see how the mailman can get confused. I believe if you live in a house., should have a mailbox!!! In my career, I have taken care of many people in the CSRA . I always believe if you do good by people ,,good will always come to you!!! I will continue to pray every day that this company would do good.

I bought a home built Bill Beazley in 2022. My one year warranty was up September 2023. Its April 2024 and I still have issues that werent fixed under my warranty that they were aware of. I’ve sent emails to Elizabeth about it with no response. I wouldnt refer this company to anyone. Find someone who really cares about your home health.

We purchased our new build in August 2023 in Aiken SC. The floor plan and overall build are very good, our lot is great for our needs and the house looks lovely. They have some nice standard touches as well. Working with the Realator (Roxanne) as wonderful as was the design department. Top class professionals. Once the house is built unfortunately...... I feel compelled, at this point, to write a review due to the increasing number of issues we are having, and the initial difficulty: first 3 months not addressing concerns from the walk through or 30 day issues. Dealing with a person named Iris was very frustrating, excuses and apologies for no follow through. I sent numerous emails, lists, phone calls etc. Ranged from little to no response from her. Currently, we are with a very professional, involved woman with warranty dept (Katy) who is responsive and super to work with. Problem is, we shouldn't need to work with Katy as much as we do. Last night, no hot water, was the last straw. We have intermittent hot water, we have to hope it works for showers, sometimes turns cold during shower. So many things that are basic details missed due to sloppy work and contractors who apparently rush though work. I wonder if anyone inspected the contractors work as the home was being built? I also wonder if the builder has to compensate these companies to come back to correct their mistakes? We should be compensated by someone for sitting home all day waiting for the companies to come to make the fixes, hours of our time spent on things that should have been done right initially, and 2 times we have been no showed by Barrett Doors. The ongoing list: a standard feature was not installed on the fireplace, extreme heat blasts up and warped the mantle and caused numerous caulking cracks. An electrical out didn't work because another wall outlet was drywalled over. Electrical problem was found as well, that impacted the house (neutral wire???), Dishwasher not anchored so it would fall out when anything was on the top shelf (I had a 2 hour window to wait and the person fixed it in 30 seconds). Cabinet drawers sticking (both bathrooms) so not closing all the way (the installer would have had to shove them shut so obviously knew that wasn't correct), the pantry closet shelves did not fit because of incorrect installation of the cabinet, granite countertops in kitchen had numerous markings resulting from the plastic covering some how imprinting on the granite, front door crooked in the frame (door installation says the door frame itself is off), toilet off center, back door not sealed-light came through the bottom and around the door knob, big enough space for insects to easily come through, light bulb blew out our first night in the house and an electrical outlet had a surge when I plugged something into it and caused a lamp to go out in the adjacent room. We discovered no heat in the guest bedroom on the coldest nights ( 20's) with guests staying. I had to purchase a space heater. HVAC said that there was only 20 percent air flow from the vent, and the vent itself had been installed improperly in some away. Yet another situation in which a worker said "should have been caught" and corrected or not done in the first place. Basics. This is the list to date, more comes up as time goes on. I will end by saying that I do not expect perfection, I understand things will need to be addressed but this list is too long and are things that are due to careless work, putting a burden and stress on the home buyer. Do your research, ask home buyers, if you can, about their experiences. Read reviews cautiously but notice any themes throughout reviews and any feedback you receive from home owners. There is more than one builder in the Aiken area. Take your time and decide.

I am a retired industrial specialist who owned a restaurant commercial maintenance business after retirement. My Bill Beazley home is my 4th new construction home I have owned. I tell you this, because I have years of experience in the construction business and new home construction. Bill Beazley Homes is the worst company I have dealt with both personal and professionally.Bill Beazley Homes states that “the house is a turn key job on or before closing.” That is so far from the truth. Our home wasn’t even finished when they had us do a walk thru. There were over 105 work orders by the builder for repairs, replacement of damaged or broken items and install items missing per the contract. I have all supporting documentation. All items discussed in this review occurred during the warranty period. Some items were; broken doors, missing trim, missing window, broken light fixtures, damaged to hardwood flooring, concrete patio poured in wrong location, roof not completed, no gutters, missing smoke alarm and standing water in the back yard, missing attic insulation. The builder, in writing, stated that repairs are to be completed in one week. After 18 months, there are items that were never repaired and items the builder refuses to repair – despite agreeing to do so. Many items took several visits to complete.Despite the assignment of a construction foreman, construction supervisor and customer representative to each house, not one time did anyone ever visit the house to insure repairs were completed. Several repair orders were even checked off as completed and deleted when nothing had been done. The lack of attention to detail, customer focus and communication is ridiculous.The following is a sample of the typical engagement with Bill Beazley Homes in dealing with what they categorize as “warranty” work. 7/19/2022 walk thru. Evaluate grading of back yard (standing water.) 10/4/2022, work order submitted to laser shoot the grade of the back yard. 11/8/2022, two foremen with Beazley Homes and two employees from the landscaping that did the yard grading evaluate the grading of the back yard. All agree that there were high and low elevations resulting in improper drainage. It was agreed by all that the landscaping company would re-grade and re-sod the back yard. An appointment was made with the landscaping company to do the repairs. No one showed. Repairs were never done. Months later, the landscaping company no longer works for Bill Beazley Homes and Bill Beazley Homes refuses to correct the problem. Estimates for repairs $9,000.00 to $10,000.00. I could go on and on with all the problems we have had with this “turnkey” home.Bill Beazley Homes offered for sale to us a home that was not ready for closing. When shortcomings were identified, Bill Beazley Homes said the inadequate/unacceptable items would be covered under warranty work. Then after closing, we had to argue with Bill Beazley Homes to have the issues addressed. Promises are made and not kept. If you are considering a home by Beazley Homes, I would recommend you have a reserve for repairs and a lawyer. I also recommend not closing if you have identified any issue, no matter how minor. My old house was sold, my belongings on a moving truck and I am disabled with no family in the area. I am in my golden years of life with health problems, this house was to be our retirement dream home and because of Bill Beazley Homes unfair business practices, it didn’t turn out that way. I am sure Beazley Homes will try to point the finger at someone else or me in responding to this negative feedback, but I can back each and every instance of poor workmanship, poor customer service a

Been in the house a little over 2 years and absolutely love the neighborhood but the house is still having humidity issues that we worked with Beazley homes over the first year+. I question the quality of service for the employees and their contractors.

It’s common to see potential buyers driving through my neighborhood looking at the new houses after hours and on the weekends. I ENCOURAGE you to get out of your car and knock on a few doors! Ask a current resident about their experience building a home with Bill Beazley Homes, and the service after closing. Read the reviews, from BBB, Google etc.Our walk-thru was originally scheduled a week before closing and it got pushed to the day before closing. The house was not ready; the duct for the range vent was not installed, there were open electrical outlets, the gas line was not installed on one of the HVAC units and more.During the walk-thru we found DIRT, under the carpet in a plumbing void of the concrete foundation. DIRT, not construction debris; dirt. About 3 to 5 gallons of dirt from the yard. When we pulled the carpet back to look at it, insects scattered everywhere. Our trust in Beazley was gone at that point. We requested to see the actual repair work being conducted to verify it was done, and pushed closing for the next day, Beazley representatives agreed. We arrived the next morning, earlier than scheduled, to witness the repair only to find out the repair was already complete. We were reasonably suspicious.Since closing,16 months ago, we have religiously had stacked stones falling off our house, HVAC issues, roof leaks and more.In short our experience was not positive. We will never trust Bill Beazley Homes, or its affiliated companies again. I never thought it would be this difficult to build a house. I also echo the sentiment in other reviews…Wish I would have chosen a different builder.

Wish I would have chosen a different builder. We like our neighborhood and we like the house, but the customer service you get after closing is a joke. We've had multiple issues that we've addressed properly with Beazley within the warranty period. They screw around with you until you are outside of the 12 month period and then tell you they won't do anything to help you.The garages don’t fit a full-size suv or a full-size truck inside of it.There are literally several items that were on a "11 month checklist," and others that were brought to their attention before then, that have still been ignored. I am now almost 3 years into living here and have to fix these things out of my own pocket or they will never get done. If you're thinking of living in Haynes Station, for location go to Sims Landing. My recent experiences with Beazley makes me feel like I should warn any potential residents that I see in the neighborhood. Beazley has nice floor plans and builds decent homes for the price, just be prepared to spend more money fixing their mistakes - because they won't.I had bad installation problems with my HVAC system and since then 3 service calls for different problems with the system. Won’t help her issue resolved.Also HOA is a joke. Was told by the realtors that they grandfather in your dues. They won’t increase. That was a lie. It has increased every year.Also be prepared to fork out thousands to finish your landscaping. They will do the literal minimum amount of work to save a few dollars. Water drainage issues that they won’t address.If you're considering using them, feel free to send me a message so I can help you prepare for the frustration that is sure to come, and hopefully help you avoid the experiences I've had.Services: Exterior finishing
