Do not live here. They have a horrible roach problem. I’m killing 15-20 roaches a day. My hot water & AC didn’t work for a few months and they did not care. It is a cheap apartment built in a great area of Sandy Springs.

Terrible management and maintenance services. They either don’t answer the phone or hang up on you. If you have an issue, you will never get it resolved. Been waiting 2 weeks to get carpet put back after the washer leak

RATS !🐀 nasty filthy rats everywhere ! Because trash is everywhere. This place is a dump. No matter how much i keep my home clean a gross rat will find its way inside because valet trash men never come. So people have trash piled by their doors causing rodents.. i regret moving here. Also the maintenance crew sucks. They never fix anything… don’t even bother putting in a work order. Burn this complex down to the ground.

Roach infestation in my apartment and it’s an emergency. Just got back home from out of town and there was like 30 dead roaches in my dishwasher and they’re all in my counters and all in the ground running around. Big ones, small ones, medium sized, huge ones. I’ve left two requests and they still haven’t came through. I’ve been here for 6 years and do not plan on being here 7.

Horrible!!! This place is the worst apartment complex I ever been in Sandy Springs. I just moved in 2 weeks ago and encounter a running leak in the bathtub, drying machine not working and no mail keys. I've been patiented with them always giving excuses that they are short staff and maintenance goes to other complexes. So believe every bad review because it's a nightmare. I go to the office almost everyday for them to tell the same thing. I email the manager just for her to say to give the complex the review. Which in the beginning she gave me a hard time when applying for the apartment because appatly they don't accepted scan stubs online. So my manager had to talked to her to get approved on the apartment, which is crazy I don't remember being this difficult to apply for an apartment. Also I never experience moving in to a new apartment with no mail keys and for them to take so long. I purchased things online and they were deliver to the mail box and now I cant even access them.

Came in for a 1 bd 1br, and of course, they're out. I wanted to leave, but the agent insisted I looked at a 2 br apartment when it was clear I wasn't interested. She took my ID and forgot to give it back, so I had to waste more gas and time getting it back.

If I could give this place a zero I would. I filled out an application April ! Okay got denied I took that . My problem is this why is it taking over 3 months to send my refund for my admin fee ? I waited the whole May giving them more than 30 days LIKE THE AGREEMENT SAYS (Within 30 days). Then they are so hard to reach . You literally have to go into the office if you want things done. I’ve been more than patient and have spoke to a woman last month (June). She said they will resend it because it wasn’t sent .She also said it will take 7-14 days for it to get here IN JUNE. It’s JULY 10th. Still nothing .. Please look over this place. Not worth your time or hard earned money. >>After they replied ( It’s Ironic that they said contact them as if I didn’t email them JULY 10th same email! You all didn’t reach back out to me and I talked to Keoisha and Ron on the phone. Asking them for corporates number but both said they didn’t know it. How you don’t have corporates number ? I wanted to talk to Sharonda THE MANAGER for corporate number but she was in a MEETING with corporate they said. Well give me the number ? Keoisha then gave me the sorry excuse that she was new. How are you new when I talked to you over a month ago? Then she said Sharonda will call me later that day ! July 11th ! SHE NEVER CALLED NOR EMAILED BACK! Yall have the correct address because I gave it to you all last month and again yesterday! Keoisha said LAST MONTH that it will take 2 weeks ! WELL ITS BEEN OVER A MONTH ! Then July 11th said it takes 2 week processing and another 2 weeks to get to me! THAT TIME HAS PASSED! But now saying it will take 2 MORE WEEKS! Just know if you apply here you WILL NOT get your money back if denied or want to not go with the apartment! It’s been 3 months are you kidding me? Then told me to look up corporates number ! THEY NUMBER DOESN’T WORK? I no longer want to talk to you all ! I want corporates number and I will be taking legal action! Thank you

Since the new property manager cane on board "Sharonda Goodrum" I see a big difference on the property. Things are actually getting done. So "shout out to Sharonda"😊
Rescinding this review, because they have reverted back to not addressing issues. I still have maintenance issues from last fall and a bigger issue now.
July 4, 2024 have to retract everything I said; nothing has changed. The worst apartment living experience I ever had.

I’ve been here for a month and the A/C isn’t working. It’s going on a week and still no A/C. I’ve called and put in multiple requests and all I get is that they will send someone over to look at it. I also asked the guy that was on site Saturday to assist. He told to me call and put a request in as an“emergency maintenance”. As of today, no one has showed up. I’ve been very patience, but I need answers. Please assist and thank you.

The manager Sharonda was very exceptional and helpful when it came to moving in on the property and even more so when I had a unit issue when I first moved in. Sharonda went above and beyond with getting my issue addressed and taken care of. Sharonda is also very professional and has a warm disposition. I'm enjoying my stay at the property...so far so good‼️

This place is horrible, this is one of the places that just wants to take your application fee and deny you. I applied with my dad and we was approved and then they said oh for your dad we need a copy of his social security card so i said okay how do you want us to provide it being that we live out of state (we were moving to GA) Clara said oh tell him to send it to this email which he did... so then i called and asked what was the next steps the officer manager said oh we cant accept it through email so i asked again what do you want me to do since we were coming from out of state she said oh let me ask my manager cause he is in right now so I said okay yes cause my dad can go get a notarized document stating that it is him and he did provide proof of identity this lady then said yeah tell him to go to the social security office and apply for a social security card.... like what that makes absolutely no sense . so i said why would he go to the social security office and apply for a social security card when he already has a physical copy, she states "so they can write a letter stating that he applied for one" now yall please tell me where that makes ANY sense. IT was Friday around 5:45pm when i talk to her so i hung up called my dad and he said that makes no sense when he already has a physical social security card... me an my dad called them allllllllll day the next day (Saturday) and left several messages for the off site leasing office as well and no one never called back. My dad went down to the social security office and they basically laughed in his face because he already had a physical copy. So we called all day Monday they still never answered the phone or called back.... so i called off a different number on Tuesday and Clara answered and said "oh nobody told you your application was denied" I said no why would my application be denied when yall already said it was approved. she stated "because you said you couldn't provide the social" so I said "I neve said that" she puts me on hold and comes back to the phone and said oh we want a letter from the social security office saying that your dad applied for a social security card AGAIN I said that makes no sense (and this also tells me at that time my application wasnt denied if you can put me on hid and come up with that excuse again. I drove up GA because I was already moving in at another apt so I went up to the the Atlantic north springs office now they saying they keeping the app fee and admin fee. the the office manager said "you hung up on me so I denied the application" like girl what super unprofessional so in other words yall must of have a quota to meet with app fees so you denied application after approval for your own personal feelings.. the manager continuously lied the whole time I was there, I still never knew her name but she is SUPER unprofessional thankfully I was approved at a much better place, bigger community, more amenities, a lot nicer with no security deposit. I am so happy where I live so everything works out she actually did me a favor but please make sure you know your laws guys cause you can have a lawsuit. This place is super unprofessional and needs a new management

Feel like they just wanted my application fee money. I told them everything I was curious on before I applied and they got their $200 and they approved us and 2 days later declined us based off late payments from another apartment complex from 2 years ago that I shared with another lease holder. Didn’t owe the apartments money or anything but just based off late rent payments and nothing else I was declined.… Why does that matter who knows. Credit check good, made 3 times the rent, admin fee paid… everything should have fallen in line. I feel finessed so yall watch out. Would have thought they apply the $400 risk fee but to decline all the way around is ridiculous for some late payments. Pregnant and all. Luckily god delivered and put me into another apartment 3 days after that horrible news.
Edit : A month later still haven’t received my admin fee they said would be refunded….
