UPDATE. A good way to communicate about concerns would be answering the phones We've tried. so much red tape.WTH has happened. I have kept quiet in hope that things would turn around. They have not. Talking to more and more resident's about their frustrations with the new company Bexley only makes myself and my husband more upset. We had applied last year and the only reason we chose this property was because of Vinny and Terry. From the day we met them in the Festival Center, we knew we wanted this kind of community vibe. We have been to 7-8 events the team put together and they did... they did build a community and in some ways a family. Kudos to Vinny, Maria, Terry and Clement. The are irreplaceable. Now, trash is not picked up, smoking has gotten out of hand, and the noise complaints are not being addressed. How can you charge for a water filter for a fridge that you do not own? This is your fridge, you need to make sure it is operational. Are you now going to charge for ac filters? You cannot get anyone on the phone. How much for lightbulbs, how much are batteries for a smoke detector?I doubt you are going to get many people attending your event on a Friday evening. Meet the team should have happened during your email announcement, not a month after. Why did Terry and Maria move? Is it true they lost their discount? Didn't they sign a lease.Do Better Bexley!!!! Good luck on renewals.

Update: SODO Duluth is now The Bexley Duluth. The management changed without any notice to the residents. I know that happens a lot with apartments, but these apartments are brand new, and we've built great relationships with our previous leasing agents and management. Some residents even had to pay for certain maintenance services, like $50 for a refrigerator filter. We even heard we would be paying for AC filters. I've never had to pay for anything from maintenance, so I am not happy that. I met some of the new leasing staff and asked if there would be any changes, and the reply was "not as of yet." This is before there was a mention of a new handbook with new rules. I'm really hoping Bexley can iron out these kinks because we really enjoy living here. The atmosphere is not the same anymore, and I am hoping to get it back!Review for SODO***Nice, new apartments! The office staff is unmatched; very helpful, friendly, and will greet you with a warm smile while calling you by name. We love it here. We've been here for about a month and have been apart of 3 events already. Construction still going on, and that's to be expected, so there are no major issues. I'm glad to be a resident so early in the building phase to see how it all comes together. We're excited:)

In Sodo, after Vexrir was taken over by a company, the entire community was in shambles. It's really dirty, smelly and they charge ridiculous fees. I really don't recommend this apartment. If you want to throw your money on the ground, I recommend this apartment

The moment we moved in and meeting the entire SODO Duluth team was incredible! I know I speak on behalf of all the tenants when I say that Vince, Maria, Terry and Clement are the best! Always worrying about the well-being of the residents, but now that it is no longer SODO Duluth and that the new owners BEXLEY Duluth were in charge of leaving them out and bringing in their own employees, the deterioration of the facilities has been notable and impressive in such a only two weeks, as well as non-existent charges as well as changes in the already signed contract without prior notice, why is the contract signed if they can change it whenever they want?As you can see in the photos, the garbage is everywhere since they have not come to look for it in days, details such as the coffee machine now only serves hot water, the elevators (elevators) do not work, lack of communication on the part of the staff Bexley Duluth who do not return calls, much less attend to them, and lack of consideration and professionalism on the part of the maintenance staff who do not respect privacy and enter without knocking or asking for permission or giving prior notice.I fall short in saying all this, since I am completely disappointed in this treatment from Bexley Duluth, they are supposed to be luxury apartments since the prices are not economical, to conclude and summarize all this I recommend NOT MOVING TO BEXLEY DULUTH, it is DISAPPOINTING.

DO NOT MOVE TO BEXLEY DULUTH!Disappointing in every way, the elevators don't work, the coffee machine only serves boiling water, garbage is piling up everywhere since they don't look for it, they have a hard time maintaining the magic and luxury like when they were under the name SODO Duluth ? It is disappointing and impressive that all this is happening, even cockroaches are starting to appear everywhere, they charge a trash fee and a pest fee but none of them comply!!! All this change is scary since it was something drastic and unexpected, Vince, Terry, Maria and Clement were part of the family, BEXLEY DULUTH in just two weeks has destroyed the little that SODO Duluth was able to build.

As a couple, we were looking to rent our first apartment together, and we review a lot of the luxury apartment on the area, honestly, the only reason why we moved here was because of how kind and nice was Vince and Maria from the leasing office, and the experience they provided us was definitely a 10/10. Now, these people (Bexely, the new management) changed everything without even giving us a warning including the personal that was actually on top of everything, let’s start for something as simple as cleaning, I invited my parents to visit my apartment and the third floor was smelling like a dumpster because they didn’t get the trash for 4 days, this is a service we pay for every month. Trash cans in the entrance are always full and there is trash in the floor, took my dad and mom to give them some coffee on the leasing area and this place was so dirty, that I actually feel embarrassed and apologize to them. Previously this would’ve never happened. I believe if you guys are charging us for luxury, that’s exactly what we should get. I shouldn’t be worried to invite family or friends because I’m afraid I will find a very disappointing scenario for them who actually pay way less than us, since they’re not paying for luxury, so they don’t get luxury, they can save money. If you guys are not going to provide luxury, then at least we all should get a lower monthly payment. The only reason I was waiting to write a review was because I was given this place a few months to write a very honest review. And I would say I give SODO DULUTH , Vince and Maria a 5 star and more if I could. But now ,,this new management needs to step up and improve the residents satisfaction. And I will definitely change this review.

Update: Bexley Team has reached out to me and clarified a lot the issues that we have been seeing. It sounds like they’re working on the issues that many have voiced. All I ask for is communication. I’m hoping the issues I’ve mentioned are fixed.I’m one of the original tenants of what was formally “SODO Duluth.” These apartments are brand new and it’s been fun to see all the amenities open up. There were lots of delays and hiccups, but nothing I held to the SODO team, which was excellent all around. They were so friendly, communicative, and responsive. And I always saw them walking around the property. I could also tell though that the previous owners were overworking and understaffing them.That being said, as the apartments were coming together finally, they were suddenly bought by another company, and tenants were not informed until it had already happened. I do not hold the SODO or Bexley team accountable for this, but the previous owners of SODO.So far, there have been some slightly sketchy things that have happened. Changes in the original contract without informing the tenant, our trash valet has not come on some nights, causing the hallways to smell horrid, trash in the hallways, etc. This is odd and frustrating considering we are paying for “luxury” apartments. They aren’t cheap. But the management and care of the property feels cheap.I’m only deducting a few stars from my OG review as a message to Bexley. The team of SODO had the place feeling like home, and I’m not sure of that now. My lease ends next year, but in the meantime, I’m really hoping this new team can improve and fix the things we’ve all been seeing as a community. Bexley team, please address the issues that have been in the recent reviews.

A little concerned there was NO mention prior of management change and that the property was being sold! The old staff was wonderful and everyone built such an amazing bond.The 41 page handbook for the new company is ridiculous! Like seriously? They changed things like the pet policy which was a selling point for many tenants, they dictate that you can’t have magnets on your refrigerator and what cleaners you shouldn’t use!There’s some good stuff in there but really some of it is laughable. We pay extremely too much money and some of the reasons this place has tenants now was because of the amenities and the old staff!I hope the new staff lives up to the shoes of those they have to fill and that it does not go downhill! Because I’ve enjoyed being here thus far.I do have issues with the fact there’s no call box for guest and deliveries. The fact that the package room is in one building and tenant have to travel just to get packages is insane. That’s always been an issue however.Love my unit, just anxious to see what changes we will see moving forward.

UPDATE:They also made their own rules in a "handbook" that was never formally distributed to the residents. To which we all now have to abide by. They changed things that were on the original lease to fit their companies policies without notifying residents. They now charge for basic maintenance tasks and it takes them four days just to update the process despite it being a quick fix. BTW getting a filter replaced is $50 and it's added onto your rent. The residents pay too much to be dealing with maintenance fees we never originally agreed to.Also, check out some of their reviews for their other properties like Bexley Sugarloaf. They also mention how bad the management company is.The management company was changed without letting any residents know beforehand. Super frustrating with the lack of communication from the new management company and no notice until the change was already made. So, any lease changes leaves residents with no choice but to agree or to move. It is super unorganized and unexpected on Bexleys end. They removed all the wonderful SODO staff so the new management company could bring their own employees in..... I think I can speak for most of the residents with wanting the old staff back. Vince, Clement, Terry, Maria, and Louis we all love, appreciate and miss u guys :(

Charge luxury price your tenants are going to expect a luxury experience…I really enjoyed SODO… until recently. No communication from new or old management that the company was bought out and entire staff was being replaced. This is something that you make your tenants aware of formally and timely, not by putting up plastic posters on the gates telling you to check your email after the thing has been said and done. This is all our homes, we have made friendships here with Clement, Vince, Terry, Maria, etc and it was very upsetting to not be able to know what was going on until it was too late. The new leasing office staff has not answered my phone calls for the past 3 days. It should not be this difficult to get in contact with them, I am not the only other who has had difficulties getting in contact with them since the switch over.The property is not very well maintained there is lingering construction work scraps around the parking lots… the communal trash inside and outside the property is not taken out on a MUCH NEEDED BASIS… the doggy stations are always overfilled and the dog bags will be empty for days on end. I have had to notify the leasing office on multiple occasions of this, when I should not have to.I also want to make a note that per the lease management and maintenance is ALLOWED in your apartment without requiring any type of notice. I, as well as multiple other tenants have experienced maintenance coming into their apartment “fixing” whatever it is and leaving WITHOUT LEAVING A WORK ORDER. They don’t even give you courtesy call! Maintenance has walked in to apartments without knocking or notifying the tenants which can be very upsetting especially when they’re home and not expecting any guests. Why does maintenance feel so comfortable doing this???? I have never lived in any complex where they just walk in like they own the place.I personally have had a terrible humidity/AC issue in my apartment causing the humidity to literally leak water from my vents onto the floor. Mold in my sinks/tubs/vents/dog bowls/walls and everything in my apartment was moist to the touch and smelled like mildew for weeks on end until it was “fixed”. But now I’m stuck with a power bill that has been over $420 for the last TWO MONTHS due to this AC problem. I have asked for this to be reimbursed with no luck.We have all complained about not having call boxes on each building in order to let guests or food delivery workers in. Only to get a response of “it’s too expensive to install on each building” ok so why are we paying these luxury prices then!?!?!?There is a creepy security guard who has been caught taking pictures into women’s apartments(including mine) and after complaining to management multiple times they told us all the could do is tell the guy’s supervisor. He was never replaced and still roams around on the weekends. However I am not sure if he is still employed since the switching of companies.The dog park is very sad, compared to District which is self cleaning Astro turf and has 2 sections. For an apartment complex that is so “dog friendly” the dog park definitely felt like an afterthought. As we don’t have any breed or weight restrictions you would think there would be a nice area for the big dogs and small dogs to run around.The garbage compactor is right in the middle of the property and REEKS all the time since the garage is getting squished together. On the bad days I can smell it when I walk out of my building. We have all obviously complained about this but there is nothing they can do about it at this point.I have not had a noise issues with my neighbors they have all been amazing. Hopefully this new management will be able to step up and get all of this taken care of.Don’t get me wrong, the apartments and amenities are decent but they do not live up to the price for the amount of inconvenience it has caused everyone…. Like any other apartment there is going to be issues and things out of your control but most of the things we have been dealing with are completely avoidable.

What was formerly known as SODO Duluth, is now The Bexley Duluth. What a welcome change!. I am one of the original tenants, leasing before the apartments were even built. While it was a surprise that ownership changed so quickly, it has really helped in creating this place actual Luxury Living! All tenants received friendly emails from the Bexley staff. We were able to read their bios and see their photos. I was able to meet the first face you see when entering this "new" and much better managed property. Maitlynn is one of a kind! She is knowledgeable, honest, and has a wonderful demeanor. I am HIGHLY impressed with her sincere professionalism. The Bexley is what SODO should have been from the beginning. If you are seriously looking for the best place to live, in the best area of downtown Duluth, please look no further. The Bexley is it! You will not be disappointed. A+ management. It finally feels like home!!! Weinstein Properties has outdone themselves. Come home to the best Duluth has to offer! Thank you to all the employees of Weinstein Properties. You have made a difference that make us feel happy to come home...everyday!

I moved in this month! I love it here! I wish I could buy lol. Anyways, the residents are friendly and the decor and quality is top notch. This is actual luxury! Lots of rental properties state that but this is actually luxurious. Such a beautiful property. The staff, Terry, Clement, and Maria are phenomenal! Clement is the property Manager and so inviting and caring! Even though construction is still going on the staff has over exceeded customer service and care. The notifications, updates and expectations have been communicated beautifully. I love to see the residents remote work in the beautiful clubhouse during the week. That’s a sense of community that a lot of other rental properties is missing. And of course, the short walk to restaurants, bars, coffee, shops, outdoor activities is the icing on the cake! I highly recommend renting here and be sure to ask for Terry or Maria!Update: Transfer to new ownership already! Why?

My fiance and I just moved into SODO DULUTH few weeks ago and this place is perfect! We've been in contact with the management team since October and immediately put a deposit down for our spot before it was even built. Great customer service. Amazing prices for the area and great amenities. Everything in the community is starting to come together as well. You will not regret living here.

A lovely home with lovely people.I've had a great stay here. The management team goes out of their way to make it feel like home and create a sense of community. The apartments are well-lit with nice kitchens. There are common areas like the sky lounge and pool. They host fun events regularly. If I ever return to Duluth, I'd choose to stay here again. Place is brand new but cheaply made. Can hear a lot of road noise and also your neighbors through the walls. The amenities in the clubhouse are nice but use different ones in the units. The elevators are constantly broken which makes no sense since this is a new building complex... They also only have 1 elevator per building so it can be awhile before the elevator comes down. All packages are only delivered to the main building which means you have to haul them to your own building including bigger items. There is no call box to use a code to allow guests/ grocery delivery into the building. You pay luxury rent fee for a not so luxury experience sadly :/
