Experience in Decatur Highlands has been excellent! From location to their staff which was my deciding factor of choosing this place. The location is great walking distance to VA Med, Emory, and some restaurants. The property have some great amenities. Also trails nearby so do some nature walk.I only have good things to say about Decatur Highlands team members. The leasing consultants are very friendly, courteous, and welcoming- Ms. Mikayla, Alexa, and Kayla. The maintenance team in this place is always on the go- very friendly and reliable- Mr. Coby, Mr. Mario and their team member(s). If you have a service request they will get to it but be patient because there’s only 3 of them.

The staff at Decatur Highlands, are a group of amazing women. They are very helpful , the kindness they showed me , during my time there was great, my work orders done in a timely fashion, and always very professional, if my job had been closer i would have stayed.

I’ve lived here for two years and I’ve had a great experience. The location is great and the staff is even better. I especially love Coby, he’s taken care of my maintenance issues even on holidays and his day off. Plus he’s so nice, just seeing him around the complex makes my day, and makes me feel safe too.

I love living at Decatur Highlands, the staff is absolutely amazing and professional. Emily has always provided timely service and the maintenance staff are always prompt and helpful. I have stayed here over 5 years, the most I have anywhere since my relocation ro Atlanta and would most definitely continue to refer others as I have in the past!

Run away!Leasing agents are awesome, but once you need maintenance, consider yourself on your own.!I moved in today, there is water running down my wall, and my ceiling is collapsing due to a leaking ac unit upstairs. I get that things happen, and I only expect the management company to fix the problem.I was told that there is no active leak by people who have never set foot in my apartment (if there is no active leak, why is there a puddle on my floor?!). I was offered the "generous" option if moving into another unit, so long as I would pay more rent, and take a longer lease than I wanted. What kind of predatory scheme is this?!?!I still have my upstairs neighbors' ac unit dripping water into my apartment. No one has shown up.

Decatur highlands is a nice and cozy place to live. They have fun activities each month. Free coffee and tea are in the corner of the leasing office. I really like leasing consultant Onnaeise. She is so nice!

The leasing office and maintenance staff at decatur highlands are exceptional! Mckayla and the other women at the leasing office made my move in and day-to-day life so much easier! They are always attentive to their residents. Whenever I have a question or concern I just give them a call or stop by the office and they eagerly help me! If they miss a call, they make sure to call you back. They also throw the best pool parties- they truly take care of us and want to make sure we are having a good time.Coby from the maintenance team is very friendly and kind and he has helped me and my roommates with so many different things. Whenever we put in a maintenance request, he comes the day of or within the next 2 days. We asked for all our locks to be changed and Coby changed them within the hour we entered the request. He also takes the time to help us understand issues we can fix ourselves- he showed us what to do if an outlet in our kitchen does not work and it was an easy fix! One time, I called the leasing office and they marked our request as "urgent" and made sure we were taken care of ASAP. Coby also takes very good care of public spaces for us to enjoy- such as the lower and upper pools. He keeps the place looking pristine, which is tough especially with the rain and leaves falling as Fall approaches.

I have been here over 3 years and feel very lucky I found such a great place to live. Decatur highlands is conveniently located, has great amenities, employs friendly and helpful staff, has maintenance workers who are competent and who are quick to complete requests and, most importantly, the community feels very safe. I have never experienced or heard of any issues with car/ home break ins. You aren't going to find much better for the price. thank you Decatur highlands!!

I was content with my experience living here until my rent increased by $300 in one year. I decided not to renew my lease and six days after moving out I receive a notice saying that they would also like an additional $300 to cover a cleaning fee and a move out fee. Apartments are to be cleaned when any resident moves out and another moves in. I also paid my final month of rent on time as usual with no issues and then was charged a fee for moving out of $137.

I absolutely love living at Decatur Highlands Apartment Homes! The leasing office team is amazing—they make me feel truly welcomed and at home here. Whenever I have a question or need help with anything, they are always so knowledgeable and helpful. Our maintenance team is the best—they are very efficient in their work, and Colby especially always makes sure to check in on us to make sure we don't have any concerns. The neighbors here are really nice too—I often see people out walking their pets or just chatting with each other, and the community feels very warm and welcoming. I would definitely recommend Decatur Highlands Apartment Homes to anyone looking for a great place to live!

In the last several years that I’ve been a resident here and the numerous amount of management changes. In the last two years that now makes the place a comfortable place to live with community events that welcome all residents. Definitely recommend! I like to acknowledge Emily and Mikala for their patience and continual professionalism!

I have been at Highland Lakes for 15 months, so have been through two management companies. Cortland is doing a superb job so far and here is why: The office staff is friendly, courteous and helpful. Tarnisha responds quickly to emails and looks for solutions as quickly as she can. This staff, including maintenance, inherited A LOT of problems when they took over management, some known, and many others not. This is a multi-owner property, not owned by Cortland, so it is more challenging to complete difficult tasks. In the middle of the pandemic they have prioritized emergencies, so smaller tasks take longer in order to reduce exposure of their staff unnecessarily - I get that. I appreciate their continued dedication to bringing this property up to speed under the circumstances. Thank you, Cortland, for making my experience here superior.Update: I’ve been here for 3 years now and just signed my lease for another 16 months. I still love it and the staff!! Summer at the pool is the best!!Also, this team plans monthly community gatherings like Taco Tuesday complete with a margarita!! Thanks team Decatur Highlands!

BEWARE!! MOLD!! (long post!)The first few months of living at Decatur Highlands were great, but, in November of 2022 I began having extreme unexplainable respiratory issues, and in January of 2023, my boyfriend and I noticed large amounts of mold growing on the walls of our apartment. We immediately emailed the leasing office for help, because I am immunocompromised and was worried about my health. Days later, they responded and maintenance came to wipe it away, but soon after the mold had returned and spread. We emailed again, and it was wiped again, but I was growing concerned about the issue being deeper than surface level. When I expressed this to leasing office employees, I was told to “buy mothballs” and was sent a “mold tips and tricks” addendum full of methods that we had been already practicing. At this point the mold had been growing at an alarming rate, so we sent another email asking what else they could do, and if it was possible to transfer apartments for the sake of my health, but we NEVER received a reply. By this point my health had declined so greatly that I was only able to stay in the apartment for a day or two at a time. This forced us to move two hours away to stay with my boyfriend’s parents, all while STILL paying the rent. After three months of being ignored by staff, I reached out AGAIN about the issue, because at that point most of our belongings had been ruined by the mold. During this call they scheduled to meet with us in our apartment the next day, but after driving two hours for this meeting, no one showed up. Infuriated, I went to the office to remind THEM of the meeting, and was met with confused stares. Instead of meeting with us they sent the maintenance manager, who came in and confirmed what we had been telling them for months: THERE WAS HAZARDOUS MOLD ALL THROUGHOUT THE WALLS OF OUR APARTMENT. The maintenance manager told us they would have to tear down the walls, so the leasing office finally allowed us to transfer apartments, and though they offered a concession, it was an extremely small amount. We asked if we could receive more than they offered, and they told us they would ask the “higher-ups,” but it has been nearly 4 months, and we still haven’t gotten an answer. To make matters worse, in the months following the transfer, we noticed a buildup of small unexplainable charges, and when we asked about them, they either wiped them away and denied it, or agreed to waive the charges but never did. This forced us to pay for charges we did not incur to avoid being late on rent. I have shared a few from the hundreds of photos of everything that was destroyed by the mold below. If you value your health and personal belongings, I would urge you to stay FAR AWAY from Decatur Highlands, because it is obvious that they do NOT.

I have been living at Decatur Highlands since December 2022 and I have not had any issues with this complex or my apartment so far. The move in process was smooth and easy; the staff were more than helpful and attentative when moving in. And since move in, there have been minor maintanence issues in which maintanence came out the same day or next day and resolved the issue. I also love that the complex has events every month such as Taco Tuesday and Margiratas and Paint and Sips right in the resident lounge! The amenities are also great ! Even when the gym was closed down to renovations the complex provided everyone with gym memberships to the local LA fitness right up the street! The complex is perfectly located near Toco Hills! So far 10/10 for living here! Also, parking is free and not assigned which is amazing!!
