If I could give this place 0 Stars I definitely would! This has been an overall terrible living experience for me. I wasn’t even able to complete my full 12 month lease because of how bad it is.
1. Let’s start off with the community. this is the HOOD! Car break ins/ House break ins & shootings everyday. The gate is always broken. anyone can enter because the exit gate is ALWAYS open. People always hanging around smoking weed or drinking around the complex. The other day while walking my dog I literally seen a young man carrying a gun walking around the complex. The leasing office doesn’t even care about these things going on in the complex let alone you!
2. When I first moved into my apartment it looked the same as how it did on the tour! Spiderwebs everywhere and bugs everywhere. They didn’t even take the time to make the unit look presentable before I moved in. Why wasn’t the unit cleaned properly if you knew someone was moving in to it?
3. My apartment was broken into the second week of me living here. The leasing office took this situation very lightly and was asking for my rent money (which was stolen from the break in) BEFORE the sunroom screen was even fixed. Meaning the intruder could have came back anytime. They didn’t fix my sunroom screen until a week later. I had to keep reminding them to. The maintenance men are lazy they were checking off that it was fixed in the system when it wasn’t. My sunroom screen was open before when i moved in. I let them know and they never fixed it until a week after the break in. THEY HAVE DID THIS MULTIPLE TIMES!
4. It is a huge communication problem in the leasing office. A random man was at my door 9 minutes before coming home from school & at this point I wanted to leave the unit because too much was going on. I asked to speak to the property manager SUE and every time they say she is busy. I was given an email to come to find out it was the wrong email. Mind you I had went up to the office to speak with someone at this point. They gave me an email to someone who isn’t in the office anymore.
5. Very rude staff. I went on a vacation for a weekend and my outside ring camera was moved leading me to think my apartment was broken into again ONCE AGAIN. I had already emailed them about a unit change a few days before & nobody got back to me because I was given the wrong email. LaShonda left a voicemail saying she would be able to change my unit but it would be smaller. In the voicemail she never mentioned when nor what credit I would be getting since I already paid my rent for october. I called Wednesday morning trying to speak with her but she wasn’t in the office and I spoke with SUE. She was very rude and argumentative. She argued with me the whole time and hung up in my face twice. I remember her saying “If the apartment is having too much problems this might not be the place for you” AS IF THESE WERENT SAFETY ISSUES THAT I HAD BEEN FACING. I went up there and tried to speak with her again and she was “busy” as always. my account manager said cooperate would be in contact with me. Cooperate sent me an email and left a letter on my door saying I had 7 days to leave my apartment. This was so shocking to me because I already paid my rent for this month & they said i violated a rule because i allegedly threatened her. Which I never did. I will be taking them to court and getting justice for everything I was put through living here! they don’t care about you just your money. Save your time energy and keep yourself safe and just don’t move here. I am a 19 year old college student who would pay my 1363 rent on time every month and they gave me nothing but HELL my whole time living here. This was my first time living alone and my experience was terrible and I feel as though EAST POINTE PERIMETER played a huge part in this.
6. The person who toured me lied and said not to worry about me not having a washer or dryer because the laundry center works which was a LIE. I had to find

Please clean the leaves and garbage up. I came to look at the complex to see if I wanted to move there......I wouldn't if someone paid me and it was free rent. Could be beautiful if it was kept up.

Leasing agent Tina made the process very smooth! She has great customer service as well & she is too funny. I move in next month & I’m really excited. Everything looks just like the pictures & I am a real person y’all, lol. It is also a securely gated community so I highly recommend!

Plenty of employees driving around on golf carts to help me when I was lost.

They are refusing to give me my deposit back after moving out when I have paperwork stating how much I am entitled to receive. Every conversation that they want to have with me, they want to take me outside of the office to have.

I have been a resident for almost 5 yrs. Consider myself an excellent tenant (no complaints frm neighbors, rent paid on time, keep place neat & decent, etc) I realize I've been sent to make things better, so that's what I aim to do. Been met with (in the past) incompetent, unskilled & disrespectful maintenance & some office staff. BUT GOD...Now E.P.P. has hired some competent, compassionate, professional & skilled workers &:staff (namely, San Antonio-Retention Mngr, Kim-Office Staff & a few others that make it a more desirable place to live & less stressful to get things accomplished. I just want U (especially U San Antonio) to know how grateful & appreciative I am that U have shown me Ur willingness to recognize & work with valued tenants! Thank U & PLEASE keep up the good work-Ur needed here at E.P.P.!!

I was driving by while in my search for a place to live and stopped in. Shierra was EXTREMELY helpful, professional, courteous and genuinely nice. She gave me an actual tour of the complex, not just the apartment! And while the apartment was nice, and move-in ready that day, I had to go with another apartment closer to where I'm currently staying. But a big shoutout to Shierra - and Patricia - who are the leasing agents there. Beyond helpful.

??Tina gave the best service she could, we toured 2bed/2.5 bath apartment few days ago-she patiently listened to me and very well understood what I wanted . By this pleasant gesture, clean surroundings etc I think I will apply for this Apartment Complex within few weeks apart from other apartments I have visited??

I live on property and it is very very difficult getting in touch with the leasing office . I’ve sent emails and called on multiple occasions and find it very hard to get in touch with the office!

Don’t move here they bugs are big barely fixed anything and they will take your money and still will evict you I’m currently in the process of sueing they caused me to have a miscarriage stress me out so much and the main property manager shaft will mix your paper work and lie on you

I am giving two stars solely because of the pool, the kind and helpful office staff, and the speed of simple maintenance requests. My experience living at EPP has been extremely disappointing. I am eagerly awaiting the end of my lease. The neighborhood feels unsafe, and both the staff and residents exhibit poor behavior. The property is poorly maintained, with trash and roaches being common issues.
There have been multiple car break-ins, including mine, resulting in many residents using steering wheel locks due to inadequate security. Additionally, my apartment building flooded, and when I requested repairs for my warped counter, the response was subpar. The paint and drywall repairs were poorly done, appearing as though they were completed by an untrained individual.
Furthermore, I was charged for a new mailbox key after losing mine, and in the same week, the entire mailbox was replaced without a refund being issued, which felt dishonest.
After enduring these issues for the past 11 months, I sincerely hope to receive my full deposit back. This property desperately needs new management and an owner who genuinely cares about the residents and the living conditions.
