I recently moved into Decatur Flats, and my experience from the initial visit to settling in has been absolutely delightful. A few months ago, we first visited the property and were genuinely impressed by the attentiveness of the staff. We arrived about 20 minutes early for our appointment but were greeted warmly as soon as we parked. A gentleman from the property approached us to offer assistance - a small yet significant gesture that set the tone for our experience.Phillip, who guided us through the property, was exceptional in his approach. He was thorough, clear, and helpful, walking us through the property and explaining the process in detail. His professionalism stood out, especially when compared to other properties we visited later. While those properties were perhaps more aggressive in their sales tactics and felt too transactional, Decatur Flats offered a more genuine, welcoming experience.Despite encountering better deals elsewhere, we chose Decatur Flats. This decision was largely influenced by the initial impression the staff left on us. Now, having lived here for about two weeks, I can confidently say that the quality extends beyond just the customer service. The property is impeccably clean, peaceful, and well-lit at night, providing a sense of security and comfort.Living here has been a testament to the fact that you indeed get what you pay for. Decatur Flats is not just an apartment complex; it's a community where you feel valued and at home. I would highly recommend it to anyone looking for a new place to call home.

We have had a truly delightful experience living in Decatur Flats.?The property is charming and is kept up very well. There have been a lot of positive updates in this community ? : new drainage system outside, beautiful stone walls, nest thermostats, updated lighting fixtures, sleek fire pit and more!!We love the smaller size of this community and we enjoy the serene nature that surrounds the property.??? We also appreciate the location of this property. The property is situated perfectly to meet all of your local needs. There is easy access to grocery stores?, shopping centers, major highways?, and local & commercial coffee shops.☕Did we mention that the staff is AMAZING!!!The maintenance staff is very prompt and professional. Phillip, the property manager, is absolutely SUPERB! Phillip is kind, patient, and truly cares about the residents. He listens to every residents needs and quickly acts on them. Phillip is courteous, very skilled, excellent in customer service and is the BEST property manager ever!!We definitely feel like this is a supportive community and have greatly enjoyed our experience.?

I've been living here for the past year and I just renewed for another year. The apartment complex is perfect for someone who wants a simple, quiet and cute place to live. The units are very spacious and clean. Maintenance and management are helpful and nice. If you work in the Decatur or Tucker area, this is the perfect spot. Traffic isn't bad and there are plenty of stores nearby. Overall, I recommend!

Just moved here several months ago and absolutely love my apartment. My move process was super smooth especially since I was moving from out of state. The site manager, Phillip was very helpful with helping me coordinate my move and sign my lease contract. So glad I chose this place.

I am in love with this apartment!! It was clean, quiet, and had everything I was looking for. I love how involved the community was. They do movie nights and talk and engage with their tenants. I can’t wait to move in here. Geigo was very helpful and helped me throughout the whole process.

I attempted to rent an apartment from this complex due to an emergency move situation (trust otherwise I wouldn’t have). I was charged $200 for app/admin fee. The Property Manager never ran my app and I had to file a dispute with my credit card company to get my refund almost two months later. For the price you can find something better and deal with better management.

My partner and I recently toured this property with Geigo. He is friendly, knowledgeable, and will bend over backwards to help you find what you need. The apartments were neat, tidy, and the complex well kept. Pending our application we are extremely excited to live on this property. You rock Geigo!

Just took a tour of a 2 bed 2 bath and it looked really great. The neighborhood looks nice and quiet. Geigo seems to be really involved in his community even though he’s understaffed in the office.

DO NOT MOVE HERE IF YOU VALUE YOUR MENTAL HEALTH AND BELONGINGS Decatur Flats also offers residents $25-$50 Visa gift cards to post good reviews about the company, which started during the pandemic. They are offered through email from management directly. SHORT VERSION- Geigo the Apt Manager failed to give us notice of a major pluming job happening in our entire unit, we came home to our apartment filled with men ripping apart our place. This went on for over 10 days and even though we had no running water, and debris all over our house Geigo deemed it "livable" Pictures below are what we were suppose to live in for 2 weeks. We lived in Apt 3171 for a little under 2 years. In August after leaving my apartment my home was entered and personal property was tossed around without my knowledge or consent to prepare for " plumbing work " that was not communicated from the leasing office. The pluming company came into the apartment and had no regard for our items. Everything had been piled up in the tub, thrown about in our bedroom piled up the bed, and in the kitchen sink. There was no running water from 8 am-6 pm daily, when they did this pluming work. There were multiple holes in the ceiling that I could see my upstairs neighbor's house through, limiting our privacy. The contracted workers left trash in our home that I had to clean daily so neither myself, fiancé or my pets become harmed by what's left behind. The noise levels were loud. My fiancé works from home and it caused issues with his job and work ethic, because he is not physically able to leave during the. Our day-to-day lives were affected by this unannounced work. No other viable options were given to us. There was talk of placing us in a hotel but once I asked the leasing manager for this in writing, the story changed quickly to either we could vacate the apartment in 10 days or take 200 dollars off the rent. To hear that during middle of an ongoing pandemic shows me that Decatur Flats and Lincoln Properties doesn't care about their tenant's wellbeing. Everything that we have experienced is inexcusable, disgusting and stressful. We literally lived in a trashed apartment for a week while scrambling to find a new place. In the other months of us being there we had two major pluming floods, lots of weeks with no trash pick up, weeks with no communication for minor apartment repairs, and major safety issues with lights constantly being out in the breezeway hallways, by trash and mail center.

I’ve been here for a year and just renewed for another year; in that time the complex has had 3 new property managers and Geigo is by far the best one of the bunch so far. He’s prompt and attentive. The office can be difficult to get a hold of during the day. But if I have a maintenance request I post it through the rental portal and it’s addressed pretty quickly. The maintenance guy could use some courses in politeness but other than him. It’s a nice, quiet and small neighborhood to call home.
