Management and leasing team are not very helpful. They do not put there residents first. During the mail refusing to be delivered to our places and having to go to post office we were not notified immediately of this. Most residents had to find out themselves. We should have been notified immediately as for any apartment notices in generalAs for phone calls nobody answers. If you don’t have the staff hire a receptionist. Also when someone does answer and you ask for a phone call back you don’t get a phone call back. You think management would tend more to this. It’s just basic hospitality.Overall stay has been okay with small issues with neighbors.Instead of replying thanks for the feedback you should contact those with problems and offer to resolve issues or hear more of the issue.

If there was 0 for the leasing office staff, Ms Brown and the assistant property manager, would've given them 0.They are super rude, not helpful at all and always leave before the office is supposed to close.We lost atleast 6 packages that were supposed to be delivered to us. We have proof that it was delivered to the leasing office, also have proof that it was received by Ms. Brown as per the delivery receipts. However they say that it was never received or given to them. They make minimal to no effort in helping the residents.They literally walked away from a conversation when we were asking for help. We have tried multiple times to call the office , no one answers the call. Although I went to their office continuously for a week to 10 days to find out about my package, never got it back. It's not fair for a resident to lose out on so much due to a lack of responsibility from them. Seriously hope the management looks into these least helpful employees.

One individual in particular is allowed to feed stray cats (yes there are other people as well which is further worsening the issue) She has an unofficial agreement with the office/management for cat adoption….when reported to management I was advised that all they can do is ask her to stop feeding them by the building or I CAN CATCH THEM MYSELF AND REHOME THEM…. These five cats in particular will sleep at your door and run across your feet when you step out of the apartment you pay for and will scratch up your car-this apartment complex is apart of a catch, neuter and release back to the apartment complex cat program which is not mentioned on their website or in the lease agreements-Bicycles are placed in parking spots as a way to assign parking when we do not have assigned parking and are not even allowed to have any furniture whatsoever on our front porch area ….some how this was overlooked in broad daylight for months- Food and water and shelter for the cats are provided on the upstairs ledge and because of this they are constantly in front or near my apartment door—I did not sign up to live like this-Food is also put on the sidewalk that we access to go in and out of our apartment- Apparently a person is allowed to install a ring camera on the building that shows when myself and other tenants come in and out of our apartments all because the individual is “monitoring the parking area to keep everyone safe”…I don’t know about you but I don’t like being recorded by someone I didn’t authorize ….the complex does not even have cameras around the apartment buildings which is unfortunate- appliances are old and faulty-grounds and maintenance staff are very fickle and not held accountable- water is cut off for several hours at least once a month for maintenance- this is supposed to be gated right? well most days and nights the gates are broken

I’m just moving in and this experience was EXCEPTIONAL!!! I have moved to different complexes and found that Midland Falls delivered a higher level of customer service! The unit was cleaned and that’s coming from someone who cleans EVERYTHING! Carpets were professionally deep cleaned and made moving in a BREEZE! I don’t see myself moving anytime soon!!!I can’t end this review without giving a special shout out to two members of the Midland Falls team!The first goes to our leasing agent Kayla Brown! She was always very detailed and followed up with any questions we had. Not once did I feel lost in the process. She is EXCEPTIONAL at her job!!!Lastly shout out goes to Ms. Ramona. Not only did she look to provide a solution to my concern, she also went out of her way to personally see that my mattress was properly delivered to my apartment! She went the extra mile, putting it inside and we couldn’t thank her enough for her EXCELLENT customer service!ALL AROUND GREAT JOB!

(READ THIS FIRST)For the price you pay, it is very much not worth it.Let me go over a few things, they make you pay $20 a month for garbage service which doesn’t pick up half the time. Especially during busy holiday times neighbors will have three and four garbage bags sitting outside their door for days. And the only way to get rid of trash is put it into your car and drive it to the front entrance (which is obviously stupid). It’s supposed to make it feel premium, but the service is sh!t.Next up, they charge a fee for Cable/Internet, mine was $40/month. But if you want to have Internet, that is NOT excessively slow, you have to pay for it yourself (another $60/month). But they continue to take the original amount out of your monthly bill.Also, there are a lot of families that live here and the school bus drop off is at the entrance. So during certain times of the day, there are literally children running across the road and around cars which is hazardous when leaving/coming back home.Next up, they advertise “pools, hot tub, tennis courts, etc”, but the pools are usually closed (they claim they don’t have a life guard and since kids live here they stay closed). So majority are closed all summer long. Ask around and the current residents will frustratedly attest to this.The tennis courts are basically unusable and look horrible. Looks like they haven’t been fixed in years.Also, the people at the front office are hit or miss, some are very friendly, while others are rude and disregard any concerns you bring to their attention.Overall, this isn’t a “bad” place at all. Just isn’t what is advertised and not worth the hassle and money.

There are a lot of forms that you must review and sign off on before completing the application, if you are not approved for the apartment you do not receive the $100 admin fee or $50 application fee. So, read, read, read.

DON’T LIVE HERE. It’s been nothing but a big headache. Claim to have amenities for residents to use and in the year I’ve been here the pool/hot tub has been open for 3 months. When they were open, nobody ever cleaned them. Every time that I’ve had a problem, I cannot access the main office because nobody answers the phone. You’re supposed to pay electric and water on your own and this complex has charged me EVERY month for both of those things, even after I showed them that I pay it on time every month through the state.This is the most unorganized and terrible place I’ve ever lived in. There is supposed to be gates, but they’re broken 95% of the time and the one time it did “work” it damaged my car, And when I went in and said something to the office, they told me they would follow up, and never did. There are bugs in every apartment. Yet again, when I try and call maintenance to get something fixed nobody ever answers. When they sold the complex, my rent was messed up, and I had to pay two late fees They told me they would return to my account Because their system didn’t transfer my automatic payments. Do not live here, ESPECIALLY if you are in the army and need a place that should be smooth sailing.

DO. NOT. MOVE. HERE.This is absolute TERRIBLE place to live. I’ve been here a little over a year unfortunately, since then my car has been broken into multiple times, we’re constantly getting emails about our water being shut off due to maintenance, my husband truck has a bullet hole in the side of it from a drive by, the gates are constantly broken & it doesn’t matter anyways because people will drive in through the exit gate to get into the neighborhood because those gates are always open. There’s a bug problem & trying to get in touch with the front office is like having teeth pulled. When you do get ahold of them they never actually listen to your concerns & brush you off. They say a manager will call you back but never do. They would rather spend money upgrading the clubhouse which was being upgraded when I first moved in rather than trying to fix bug problems or safety concerns. No matter how many aesthetic upgrades they make, this place is not worth your money or your safety.

The hot tub has been broken for months. It doesn’t get hot. Called maintenance and they said they don’t know when it will be fixed. Called the front office and they said that they don’t know either. So this is day 1 of calling everyday until it’s fixed. We spend over a thousand in rent for most of the amenities to not work properly. It’s ridiculous.

This might seem like a beautiful place to live, and don’t get me wrong it is. However they have the worst communication. You can call and leave voicemails all day and no one will ever get back to you. God forbid you have anything personal going on and have to communicate that to your leasing office.

I do enjoy the view entering the property and driving around, wish the pool next to our building was open. I wish there was some type of noise control not really a big deal though, its quiet majority of the time. It is a nice place to live,
