Will charge you for EVERYTHING! If you are a long time resident ( 3+ years) you will pay $150+ more for rent than a new renter for the SAME apartment. They will not take cash or a check so if you pay with a CC or debit card, you guessed it! There's a charge for that! Have a pet? Charges per month and a charge for an approval company to approve your goldfish, cat or dog (serious about the goldfish). Want your rent reported to the credit agencies? There's a charge for that even though you did not sign up for it AND the outside rent portal company also does the same reporting. Trash? There's a charge for that even though THAT company doesn't even do the job half the time. Renters insurance? Charge. AND if you get your own insurance, you have to name ANOTHER company on your policy. You have to pay water and sewer with your rent and for a 2 bdrm apt it is 3 times more than a 2500 sq foot house with a family of 5. Constant interruptions, poor noise control, will notify you at 6pm that they are doing an apartment inspection the next day and if you have minors or pets you have to make arrangements or take the day off so they can literally come in and change the HVAC filter. Then a week or two later you'll have a fire inspection with the same kind of notice. And, they allow halfway houses to be run out of multiple apartments on the property. After residents found that out they stopped letting their kids outside to play. So, charging you to DEATH all while letting criminals roam around the property.(some with violence and/or child molestation charges or convictions and some that are wanted by the police on drug/violence/molestation charges). Oh, and the pool is now apparently closed every Monday for a day or so and the access gates are constantly broken. All this run by Asset Living Southeast, LLC.
***UPDATE*** In response, we HAVE reached out to you regarding ALL of these issues. You either play ignorant or say that it is a decision made at corporate and you have no control over it. So, it is apparent that you do NOT take them seriously, for if you did, you would have corrected these issues a long time ago. Also, learn some project management. Your pressure wash contractor should have come in BEFORE landscaping and pine straw. They left a giant mess and damaged cars when pressure washing the un-swept, rock and debris filled curbs. That's right, the CURBS... Can't make this stuff up, folks!

I had such great experience from the time I first came to view the beautiful property, up until my date of move in (yesterday). Vernne and Tiffany were so pleasant and welcoming. They both helped with any questions that I had and stayed in contact to keep me posted of next steps. I am so grateful to have such wonderful leasing agents and am so happy to be apart of Dakota Mill. I would recommend moving here to anyone!

Roach infestation. Deceitful management. Dishonest and sneaky maintenance men. Black mold. The apartment management creates fake accounts and posts 5 star reviews to hide truthful reviews. Don’t be deceived by their sneaky, criminal ways. Notice how they suddenly get an influx of five star ratings directly challenging the truthful one star ones right after. Management is covering their own selves. Absolutely shameful and disgusting. Horrible business.

The girls in the office - Celenia, Vernne, and Tiffany are very helpful! They made me feel welcomed and greeted me in the office. Maintenance team is always fast and efficient. Great amenities and gym is 24/7. Apartments are spacious and well maintained.

First time I walked in there I was very impressed the apt was very clean had a lot of space.My kids absolutely love the playground! The staff is very professional with great smiles...I specifically want to say thank you to Tiffany Cochrane!!!! She is the best ,very professional she answered all my questions that I had! I had an appointment with Tiffany today and from the moment she offered me a tour, I was sold. From leasing, to ASM, to the manager everyone is very helpful and kind. Will definitely be applying

What to expect if you move here:
•German roach infestation across entire complex- not one building spared. It’s nightmare fuel & even though it’s mandatory we pay for pest control, they never come or even spray outdoors. Not a thing has been done about this for over two years now.
•Mold & Black Mold- nothing will ever be done about it. Almost all of the units have mold problems, even in walls and ceilings. You will get mold sickness and have respiratory issues.
•Valet Trash- It’s mandatory I pay a hefty fee each month for this service, but so many times a month (excluding holidays) the men don’t pick up the trash. It’s like they don’t like going around to all the doors and up the floors.
•Maintence Requests are always done half-a$$ed, IF even at all. You have a roof leak? Pipe burst? Broken AC in middle of summer or winter? They might come within a week or two, but that does not guarantee your problem will be fixed.
•Front Gate is always broken. Why do I pay a gate fee for a gate that doesn’t even serve a purpose? What a joke.
•Amenities are always closed.
•Front Office closes early so often because I assume they just don’t want to work.
•PRICING: THESE ARE OLD APARTMENTS. There are brand new apartments literally all over within walking distance, and further out as well. This old, janky complex needs to realize they have competition and shouldn’t increase prices each year by HUNDREDS AND HUNDREDS without any improvements being done, and considering how trashy this place is, what the heck.
•DOG POOP EVERYWHERE. EVERYWHERE. EVERYWHERE.
•PEOPLE ARE NOT TREATED EQUALLY BY THE FRONT OFFICE LADIES.They are so cold, mean, and rude. At first? They’re nice and bubbly. Live there awhile? They show their disdain for you.
•Rules are enforced and fines are given for some, but not others.
•TRASHY PATIOS. Eyesores. Just so awful to look at, and never enforce the rule in the lease that people must keep them tidy.
•PEOPLE LITTER EVERYWHERE AND NOBODY NOT EVEN WORKERS PICK UP AROUND THE COMPLEX.
I could go on and on and on but this should suffice.

“THE BEST MOVE-IN EXPERIENCE!”My Adult Son and I needed a spacious Apartment where we both can work from home. And Pet-Friendly.Dakota Mill Creek was perfect!The first thing we liked was the Gates to the Property were Closed and Functioning Properly! Which is important. Sounds silly… But if you pay to live in a Gated-Community, The Gates need to be closed and doing their job of keeping the property safe and private. It’s a peaceful and quiet Property that’s nestled away off the main Roads. Noise is not an issue here!I’ve got a Full Suite if King Size Furniture and it fit in the Master Bedroom with plenty of space to move around in the Bedroom.The Kitchen and Dining Room are Large enough for comfortably.And there’s plenty of storage space! Even a storage closet on the Patio!I could go on-&-on about the space!Next, Vernne made the whole experience from viewing the property, to having the unit ready on the date promised a pleasant surprise. Vernne never missed a step in making sure every detail of our needs were met…and exceeded!Vernne is awesome! She always answers the phone, greets you with a smile and Best of all, she made certain things were in “pristine condition” when we moved in!We love our new home!On move-in day, other staff members (Jennifer) were so accommodating and welcoming. I’m happy to pay rent where the Property Staff takes care of it’s Tenants.
