We needed to close on our home in less than 30 days and CenterState did so in 3 weeks. They also matched a mortgage rate a large bank offered us but whom could not close in our needed time line.

Jam up job. I've used State Bank (formerly First Bank) on my last 3 mortgages and about to use them for another. I used James Gay and he was awesome.

The loan officer didn't bother to tell us that a conventional loan would only allow up to 3% closing cost from the seller and our seller had agreed in the contract for an amount that ended up being 3.5%. Never were told this would be an issue. We walked into closing with the check for our portion as we were told by the loan officer which agreed with the home contract and sat down to proceed with closing. Then the lawyers office received a fax with "corrected" numbers that left us responsible for an additional $1300 needed to close. You'd think someone who writes mortgages everyday would know the rules required by the underwriter but if you did make an mistake a phone call to your client apologizing and explaining the situation would have gone a long way. Never got one, never heard anything back from them- they got their payday and it's obviously all they care about.
