WE OUTSIDE...The new A-Team crushed the "Parking War" that was about to happen! Due to previous management our "A-Team" stepped into a real mess! They quickly assessed the situation and developed and implemented a strategic action plan!
And yes, those who were parking "dirty" quickly got the message!
As our new "A-Team" is revamping policies and procedures that were or should have been in place, they are managing and taking swift actions as needed.
100% "Kudos" to "LOVE under NEW Management!!!

I’ve been living at Venue Brookwood for about two months, and while things started off well, I’m increasingly disappointed with my experience here. This complex is marketed as a luxury living community, but the reality falls short of that promise.
Firstly, the gate to the property has been broken for about 10 days now. It remains wide open, allowing anyone to enter without any security. This is especially concerning given the number of expensive cars in the parking lot, including Lamborghinis, Maseratis, and various high-end Mercedes and Audis. Despite paying a premium of $100 for a parking spot, I don’t feel that my vehicle is secure. Anyone could easily break in, and it’s baffling that management hasn’t addressed this issue promptly.
The pool, which is supposed to be a highlight of the property, has also been neglected. It’s becoming increasingly dirty and, quite frankly, disgusting. It’s far from the relaxing, luxurious environment that was advertised.
The gym, another key amenity, has been unbearable to use for the past two weeks due to a broken AC. Working out in a hot, stuffy gym is far from the luxury experience we were promised.
To top it all off, I sent an email to management about these issues, and I’ve received no response. At $2,700 per month, I expect a living experience that matches the luxury label Venue Brookwood is sold under, including responsive management. Unfortunately, that’s not what I’m getting. If you’re going to charge luxury prices, you need to deliver luxury quality.
I’ll update my review once I see a change for the better, but right now, I am VERY DISAPPOINTED.

Filter to the negative reviews and BELIEVE THEM. Please don’t be fooled by the newbies and people who are simply exploring the community. You will run into reviews from a year and some change ago, but keep scrolling. The recent ones are mixed in there as well. In sales, it is our jobs to increase positive reviews to dilute negative reviews. It is easy to post a positive review when you’re pumped on dopamine and have not experienced this place firsthand. It takes time and energy to write a negative review and express your experience when it’s not a great one. I have resided at Venue Brookwood since early 2022. This community is incredibly disorganized and the turnover rate is absolutely appalling. There have been numerous issues with pests, cleanliness on the property, break-ins, and now parking problems. The current Property Manager, Dominic, is extremely rude, dismissive, and unprofessional. I was allocated a parking spot (I have an email confirming it from the Assistant Property Manager) and recently they assigned a spot to someone who just signed a lease with the community. When I informed the Assistant Property Manager, Kemo, that someone was parked in my spot, he assured me he had addressed the issue with the tenant. However, to my dismay, the same person was parked in my spot again a day or two later. When I raised this issue with Dominic, he simply told me my parking spot had been changed and threatened to tow my car without any prior notice, email, or phone call. This lack of communication puts my car at risk of being towed as I am forced to park in random spots. Additionally, guests are required to pay $12 for parking for 24 hours, while I pay $100 a month for parking. Being asked to pay extra for any reason is completely unacceptable. During community tours, they present Venue Brookwood as much better than it truly is. They are pushing for 5-star reviews, but please be aware that these positive reviews are from people who have only toured or recently signed their lease. Speak to long-term tenants for a realistic view of the community. After reading through the reviews, it is clear that most of the negative feedback is accurate. Save yourself the time, money, and energy by avoiding Venue Brookwood. It is definitely not the place to be.

I have been living at Venue since 2022 I haven’t had any issues. However, we just got new management “ Dominic” and he is so nice and welcoming! Any issues I have he helps solves them right away. I can tell he is definitely on top of resolving previous issues at the property and he’s doing a good job with it!

As a resident of Venue Brookwood, I can attest that this is a great place to live. The support provided by Chemo and Dominic at the leasing office ensures residents feel comfortable and well taken care of.

I applied to Venue Brookwood on 7/27/24. I was not sent an income verification link immediately. I uploaded my paystubs and bank statements manually to my application.
What is happening is sly/microagressive discrimination with applicants. Discrimination is not just race, but income and age as well. They give the run around to applicants the leasing office considers as questionable. The hope is for the applicant to give up out of frustration so they do not have to formally deny with no true basing. It was mentioned the property had previous trouble and has new management. The Buckhead area in general is aiming to “reframe” their residents. If you aren’t a SURE (overly exceeding all requirements) for the company to feel secure, you will be given the run around. It is intentional. The minimum requirements are just to show face. It aligns with redlining an area.
They denied the application because the income was not verified through the verification. A link I did not receive. The reviews for Venue Brookwood show several people having “technical issues” during their application process.
I finally received the income verification link on 08/09/24. It was income verified within an hour. I was told by the assistant and property manager that I would be able to move in ok 08/12/24. The only thing was an approval was needed from the regional manager, Mersiha Zeric. Both property managers have reached out to her, I called her directly, emailed her directly and there is no response.
I have now missed work for several days and have now vacated my previous apartment. I now have nowhere to go or put my stuff because Mersiha Zeric has not taken 5-10 mins of her time to review an application. It is unprofessional and selfish. I have a job as well. I have responsibilities as well. The application process was not done right and now I am suffering.

I don’t normally write reviews but if I can save someone money time and effort I will write a review. So with that being said the apartment itself is beautiful, clean and great sized space but the apartment is ran terribly.
First on move in day yes the day I was moving in there was 0 communication. No call email nothing. I get there with the people delivering my furniture and I couldn’t get in touch with no one mind you I’m physically at the property no agent to be found I waited for over an hour for the guy to come a 10 minute process as I was told turned into over an hour so yes I was extremely irritated. Then an agent comes back from “lunch” knows nothing about my move in and plus he was new so absolutely nothing was done right now don’t get me wrong I would never blame a new person for their mistakes my problem comes in with the fact that no one knew I was coming to move in which is unacceptable. The move in fees is ridiculous like genuinely ridiculous and I wouldn’t mind if my move in process was smooth and everything after but it wasn’t. Then they had the nerve to call me a day after move in after I gave them folks an ungodly amount to say I owe money I almost flipped. Just unorganized even down to the money and that’s actually scary because how are you running a complex with poor money management but that’s neither here or there. Also I’ve been here for three weeks and I still don’t have parking. There is assigned parking for $100 a month which is outrageous and 3/4 weeks I haven’t had parking they can run me my $100 back right mf now. Got people leaving notes on my car when I just got it detailed just unorganized! The only thing that saves this apartment is the male and female concierge they have been nothing short of helpful I genuinely appreciate them! Also the maintenance guys handles things in timely requests and really nice men. Honestly on my move in day when I was sitting in the office looking crazy they actually was the first to acknowledge me! Anyways don’t move here until they work out some kinks because the leasing agent is a nice guy but he needs some training or help seriously. I hate disorganized because I am a very organized person like I don’t play that.

I lived at Venue Brookwood for 4 over years.
I have had a rather unpleasant experience with the apartment leasing management in handling my lease contract and renewal. From the very beginning of the new management, they have been unprofessional and disorganized in their approach, which has caused me a great deal of frustration and inconvenience.
When the new management came on board, I was pleasant and very kind to discuss keeping my rate because another resident of white decent was able to keep the same rate when I was declined the same offer. When I brought this to the attention of the leasing office, they were dismissive and did not take any action to rectify the situation. This lack of follow-through and accountability on their part left me feeling neglected and unsupported as a tenant.
Furthermore, when it came time to renew my lease, the leasing management was extremely unresponsive and uncommunicative. I reached out multiple times to inquire about the renewal process and was met with delayed responses and vague answers. This lack of transparency and clarity only added to my stress and uncertainty about my living situation.
When I showed up in person, the new manager advised me that he would speak to his higher ups and get back with me.
In addition, the leasing management failed to provide me with a clear and accurate lease renewal agreement, which caused confusion and frustration on my end. It seemed as though they were not taking my concerns and needs as a tenant seriously, and were instead just going through the motions without any regard for my satisfaction or well-being.
This evening of 08/06/2024 as I was walking in the building after a long day at work, I was verbally advised by the assistant manager that the new manager Dominic is going to give me a 60 days notice to vacate the unit.
The constant stress and uncertainty caused by the leasing management's actions have taken a significant toll on my mental health, leading to feelings of depression, anxiety, and emotional exhaustion. The lack of professionalism and consideration shown by the leasing office has left me feeling overwhelmed and helpless, with no clear path to resolution or relief.
As a tenant who has always strived to be respectful and cooperative, I never imagined that my living situation would have such a detrimental impact on my mental well-being. I now find myself struggling to cope with the daily challenges of living in a space that is no longer conducive to my mental health and well-being.
I have not informed them that I wanted to move out so I would like to understand why I have been picked on, harrased and now being threatened to move out of the apartment.
I have been deeply affected by the actions of the leasing management at my apartment complex, which have caused me significant mental distress and a breakdown. Their handling of my lease agreement and their lack of professionalism and compassion have taken a toll on my emotional well-being and overall mental health.
With Previous management, I have faced numerous challenges with the leasing management, including issues with maintenance requests being ignored, lack of communication, and unexpected fees being added to my rent. These ongoing frustrations and disappointments have created a stressful and hostile living environment that has negatively impacted my mental health.
I would appreciate if somebody reaches out to me immediately as this is causing me unnecessary stress.

Honest review..I’ve been living here for two years and this is my personal experience! Let’s start with the most important $$$! RAM is a money grabber! They increase guest parking and resident parking to $12 for your guest to come visit you (paying lease holder) the resident parking is $100 and $150 per car! If it’s two lease holders…so that’s already $300 on top of your base rent NOT including utilities !! Crazy right! I renewed my parking was $75 & my new lease was $100 for what? Idk same spot nothing fancy! They don’t have security surveillance around the community! nor do they up keep the garage so sometimes it’s trash and I’ve seen tv’s & trash for ppl moving!!!
Oh yeah and they increase all of this in the mist of EXTREME INFLATION ! so on top of rent with
Absurd parking rules and fees…you increase! Sound considerate! Definitely care about your residences and they allow boot companies to come in to boot your car!
The property manager is rude not only on one occasion but several very difficult to deal with and talks to you crazy !!! If it wasn’t for Char being nothing but amazing I would be gone! Overall experience is a 3 out of 5. Renewed due to convenience and nothing else! My personal opinion don’t move here b/c your rent will be $1700 but with fees included you’ll be paying $2000! HOW?!

I found this place and never looked back! Chat Gilbert is easily the best leasing agent I have ever had. She explains everything in depth, answers any questions you have and has no problems helping you understand the answer. She is professional and well mannered and has bright up my day! I definitely recommend asking for her to show this wonderful place with amazing features!
