I've stayed here at least once a year. Nice large rooms, with kitchen and living room. Really comfortable. Bar is nice, plus a restaurant.

Please stay away from this property.
Please Marriott take this property off your portfolio.
I usually stay at a Marriott brand resort but due to an emergency (North Carolina floods) I had to scramble for a room right away via the app. Found this Twelve downtown Property. It said 4.2 ratings so I went ahead and did the booking.
I booked a corner bedroom suite. Upon arrival I was given a normal 1 bedroom suite, not corner. It was 10pm and I was so tired so I didn't argue. What's funny was in the app they said, I wa upgraded a spacious suite. How could this be an upgrade if it was not a corner anymore to begin with. Am not dumb to fall for the word "upgrade" if there was no actual upgrade given .
Valet service. These folks are so funny. They start to ask, "are these heavy". I said they're standard. Am an Asian guy and I lifted them fine. "So can I lift them ok? " I just turn my back and gave them a Twenty to end the conversation was so tired.
Next, housekeeping. Argh. They didn't clean my room despite my message to the app and a phone call as well before leaving. The reception lady said in the phone ( this will be another issue), said I was not the first call about a room not cleaned lol. I was like ok! Too much information lol. Self incrimination actually. I just asked for sheets and all towels for the night and I did the changing my self :(
And good luck calling front desk. Tip, if they don't answer call catch 21 restaurant and tell them can you tell the front desk to answer the call lol. Omg. I hope a random corporate person visits this hotel to check for standards
Room is old and sad state.
Am so ready to cross this hotel off my list.
Better starting at marquis next door or Fairfield. Or even Laquita! Better bang for your buck!
Rooms: Old. Dirty
Noteworthy details: Reception : incompetent. Does not answer calls. Even more so in the app! Call the restaurant to page the front desk lol my 2 cents

My husband and I spent 3 nights at the 12 and would go back to GA simply to stay at the Downtown location. It was simply that wonderful of an experience! It truly was a relaxing and enjoyable experience. The Valet was amazing and helped us with our bags arriving and leaving. They brought our car to us in a quick and timely manner when we needed it. I also really liked being able to request our car right from my phone. The front desk was friendly and helpful and even the security guards were friendly. The housekeeping staff did a spectacular service for us and organized our extra blankets and pillows that we brought in a very cute manner. The rooms were clean, comfortable, and great on space considering it was the city. The restaurant within the hotel had to be my favorite place to eat during our entire trip in Georgia. The food was delicious and fresh. The servers and chefs were very kind and gave great substitution options. It all felt very personable and special. We really enjoyed having such a great restaurant so close. Everything was very close by within walking distance or reasonable driving distance. Check out had to be by far the easiest. It took less than 5 minutes and everything was pleasant.

Ok guys if you are all for reviews, I’m the one to give them so here it goes ! I stayed there from the 7-9th of sept and it was amazing. The lady at the desk was very sweet with a calm nurturing voice glasses. Sweet lady. I had reservations so it didn’t take long for me to jump in my room . I had requested a month prior for the higher floor possible and out of 16 floors I was granted the 15 floor so thanks for that. The room was amazing everything was spotless from the floor to the glasses in the cabinet. Very beautiful view of my city if you’re into the city life. Very quiet outside of the sports cars and cars honking from traffic but that’s normal in the life of atl. The night lights are definitely a vibe. Now what I DID NOT LIKE was this one particular valet guy. He had an uptight demeanor. Very rude.My keys were snatched her from me , I thanked him he ignored me everytime I requested for my car. But when my fiance got to the room he was very respectful towards him. And another valet guy was very nice. He asked me upon giving me my key back had my fob key been damaged how it was . And I told him yes bc I thought he was talking about wat I had did to my key in the past . When I actually took a look at it my who fob key was dismembered but still functional. I know that man tried to destroy my key . So I hope on your way you won’t get that one particular guy , I would have gave them 5 stars if it wasn’t for him bc he is sorry of being the face of the hotel and he is terrible but outside of him I would definitely recommend twelve downtown. Oh and the best place to park your car is valet at the hotel it’s 40 dollars a night but it isn’t safer anywhere else. Great days to you guys

12 was one of the more disappointing experiences I've had in an Atlanta property. Despite having stayed at many Marriott properties (and others within the Atlanta area), this one was subpar in comparison.
The room was very spacious and tastefully decorated, which was a plus. However, we had the corner room with a balcony, we thought it would be a nice touch..but, it turned out to be a double-edged sword. While the picturesque windows were lovely, the noise level was absolutely deafening. There was no sleep, even with a white noise machine. Every single car, emergency vehicle, Marta bus etc sounded as if you were standing right beside it. On top of that, the structural integrity of the bed frame was incredibly concerning. I’m not sure I’ve heard wood make that sort of noise before. Even with the smallest of movement, the cracking / squeaking sound was mind blowing …we were waiting to fall to the floor at any point in time.
Next, the TV in the living room had a persistent blue hue, suggesting it was on its last leg. There were no settings available to adjust the picture- although I’m confident it would not have helped. There was also an unfinished patching / paint job on the ceiling, which still showed the large square outline of the hole that was once there. It’s the little things that are such a disappointment for a hotel of this caliber.
We also ordered breakfast through room service (Catch 12), which was another letdown. For $56- I expected something a bit more elevated. But, as soon as we placed the order we got a call that they were out of bacon, sausage was our only option. To make matters worse, we didn’t receive any of the drinks we paid for and had to follow up with the restaurant. When speaking with the lady- I was told “drinks aren’t included on the receipts we get”. What!?! So anytime someone orders a drink, they just don’t bring them? She then asked me what drinks I ordered, I told her orange juice. She then informed me they were out of orange juice. Instead of offering me alternative drink options, she just stayed silent. As seen in other reviews of this restaurant- its service is lacking.
Overall, this hotel leaves a lot to be desired. I expected more, especially with the price point & from a Marriott, and unfortunately, this stay did not reflect the quality and service I’ve experienced at other locations. I hope they can address these issues for future guests.

This rating is primarily because there is a big and well equipped gym. All kinds of machines, full rack of dumbbells, smith machine, and more. I am sick and tired of hotel with an after thought of gym that is tiny and with barely any free weights or machines other than treadmills.

We just stayed at this hotel for our first visit in Atlanta and I couldn't have been more satisfied. The entire staff was extremely friendly and helpful. The rooms were spacious and clean!
Walkability: Several attractions within a 10 minute walk!

I liked this place. I’d stay here again. Close to everything, but there is a serious homelessness issue downtown, it’s sad to see. The service at the restaurant downstairs was not be best. All in all, 8 out of 10

This is probably my go-to hotel for Atlanta now. Liz at the front desk helped me a lot when I arrived late after having previous issues at another hotel that needed a refund. She spoke to the booking company, and she was super patient with making sure I was checked properly.
The location is fantastic. We were within walking distance of near everything we wanted to do. Everything else was only a 15-minute drive. There was lots of space in the room for my whole family. We kept talking about eating in the room, but there were too many good food options in Atlanta. The pool was a god send, after running around all day and just floating around to chill out was the biggest blessing.
Rooms: The rooms were spacious with plenty of room for each of us to break off and our own activities for a while. There was a chalkboard that was fun to draw silly things on late at night to surprise the early risers.
Nearby activities: There are plenty of restaurants to eat at.
Atlanta Breakfasf club is a must see.
World of Coke, The GA Aquarium, Football Hall of Fame, Mercedes-Benz Stadium. So much to do all within walking distance.

I’ve honestly never had a worse experience at a Marriott Location. In a city we’re Black People of all ages are setting new limit. You’d expect a norm for African American people to come that are able to stay in establishments as such. From the moment I walked in I felt so much prejudice towards my guests and I.
I confirmed with over 3 individuals that I had a late check out for 4pm, the day of our departure. Due to the late check out I had to get several new keys, and shortly after lost one of them, the front desk staff was very short, rude, and not the embodiment of a Marriott Employee. She told me that she could make keys due to us having to be checked out, I then told her I confirmed with both housekeeping and front desk about my 4pm check out, which was guaranteed due to my status. Upon check out we received an unexpected $500 charge. The price was no object, I say this because she kept emphasizing the price as if it was something that would cost me. All I asked was, where’s the proof? , they told me they had footage of my guest smoking on the balcony and nothing more was needed. When I asked to see this footage they told me no. Because they didn’t have direct access to it, but would send it & never asked where to send the footage. I then offered my email which truly leads me to believe they won’t be sending anything, so I plan to reach out everyday until I receive what I was promised. The front desk staff tried to coerce me into admitting we smoked without seeing footage. I got caught up in my words and she then insinuated that I stated I smoked and no footage was necessary because I admitted to smoking, which I didn’t.
The entire morning I had an issue with that specific front desk agent, she was an older African American lady in her mid-late 50’s with braids. Without getting loud ounce, but simply asking repeatedly for proof that justified the charge, she asked that I leave the premise. Which I did, this is something I will be taking up with corporate.
Just be mindful. There’s so many better hotels to stay at in the area that are ALSO Marriotts ! Stay there , NOT here.
