Our A/C went out 4 days ago and when we filed to get it fixed through the renters portal and we called the number and we heard nothing back. When we called the contact number the next day they said it would be forwarded and someone should get back to us during normal business hours (Monday). Noone has bothered to contact us. We have been experiencing outside temperatures over 110 degrees for 2 months. The indoor temperature of the house since the A/C has been out is above 90 degrees. We have 2 kids and my wife ended up going to stay at a hotel with them so they can cool off and not sweat profusely during the night. I call about every hour now to try and get some results. Nothing is happening. I will be seeking reimbursement for all of the nights we have had to spend in a hotel because all they had to do was call an A/C repair person to come fix it. This is our second issue with them (first was clogged pipes that left us living in sewage water for 3 days before any one contacted us) and we filed a BBB complaint then also.

Believe every bad review here. I have had one bad issue after another. I call and email and no reaches out ever. Got the keys on the 19th with no AC due to maintenance taping up AC wires they shouldn't have instead of hiring a professional. When the professional comes out, he says my house was a massive fire hazard because it wasn't up to code. The house supposedly went through inspection and pasted days before. Since that inspection, the inspector and/or maintenance left every light on in the house and all the basement doors open, so all the air was going outside, wasting my electricity that has been in my name two days prior. It took over a week to get the AC fixed and the house was over 80 degrees the entire time. I was told by 2 different people that I will have a credit towards August rent, and now 2 different people are saying they have no idea what I'm talking about. All this company does is lie and take your money. They do not care about you as a tenant. I would have never signed the lease if I realized I would have been treated this way. I should have listened to the reviews.

Sylvan Homes is a scam company and should be criminally investigated. They do not return messages, provide no phone numbers for their property managers or supervisors, do not respond to emails or urgent maintenance requests.I tried to move into a rental in Decatur, Ga. Trash all around the house, AC unit is not working, and there is black mold and water damage in the wall under the sink in the kitchen. Heavy mildew smell from the hot air and mold. Calling into Customer service will have you speaking with a third party rep who you will barely understand and has no real power to help fix any issues. In fact, calling into customer service will have your ticket closed without any work ever being done. They will not provide you the name of their supervisor and when the line they transfer you to has a voicemail box that is full and can not receive messages.They call black mold "organic growth" in an attempt to make it seem less dangerous than a health hazard and provide no urgency for fixing what is definitely a leak in the walls of the kitchen. My senior property manager, Simone Walker-Clark, will not answer emails or call you, let alone provide a number for you to reach her. I am unable to move into our home b/c of the hazardous conditions and there is no urgency on the part of Sylvan Homes to remedy the issue. Do not even consider this company as an option.

DON'T MOVE WITH THEM! So many problems with my fiancé place. Water leaks, pest infestation, and flooding. The house smells like mildew and mold. People who have had mold problems know the smell. She has been sick and followed all of the proper steps to get things fixed and they ignore your requests. I'm not a tenant, but we have been looking at rentals for our upcoming move. I had an issue touring the property listed on rently (wrong serial number on the lockbox) and I called customer service and I had such a positive experience! The team was SO helpful! I got disconnected a few times(service issues on my end)- and spoke with multiple helpful people, but Dawn was incredibly helpful and she was very quick to get my problem solved! I've dealt with many rental properties and customer service associates over the years and I'm so pleased and grateful for the help and quick problem resolution. I see a lot of bad reviews and people often forget that people mostly leave reviews when they are angry, so it's always good to leave a positive one if you have a good experience! I look forward to the possibility of renting with Sylvan if we can find a match.

This company is an absolute joke! From A to Z. Everything broken in the house, water leaking out of the ceiling and cabinets within two-weeks of living at the house. Toilets won't flush. Door handles falling off. Living in hazardous conditions while calling and never getting responses. I feel so stupid for seeing the reviews and still doing business with this company. THEY HAVE TERRIBLE REVIEWS FOR A REASON. DO NOT TO BUSINESS WITH THIS COMPANY. Have been trying to get in touch with the "Senior Property Manager" named Simone for two and half weeks now, because apparently that's who I "have" to talk to and nobody else can do anything. At this point i'm questioning if this Simone even exists bc everytime I call her phone it goes straight to voicemail. Left voicemail no response. This is insane. Such a scam.

Was inquiring about a property so tried contacting them just to get more information. No matter what my question was, all I received back was an automated system message, over and over again, as the response. Finally got ahold of someone on the phone after a long process thru their system and she basically told me that they pick first come first serve on applications but then said they picked the best fit.... so pretty much contradicting herself. Then I asked if she could just tell me if there's any applications submitted yet for the property and she said she could not give me that information. So I said "I'd like to know if there are any yet and how many so I don't waste my money on an application if there's no point" and she still insisted on telling me she wasn't going to give me the information. Just another company trying to rip ppl off. And the property is listed much lower than the average market rate right now so I'm sure they'll raise the price like the other complaint said, once they see how much you make. Sad these companies are only out to steal ppls money.

I moved in my house August 2021 and it was actually great! Until it came time for them to start fixing things. We got a letter October 31st stating that our house was bought by a new company called Home River Group. I cannot tell you how happy that made me. And they are located in Florida where I live. We have no issues at all! Sylvan sucks! I don't know how they stay in business. But God is good! We don't have to deal with anymore!!!!

Feedback on the Onboarding process at Sylvan Homes.Let's talk about this... The onboarding team had my information and all documentation from 2/23/23 to review and let me know if there were any problems. I was traveling from Colorado to North Carolina to take possession of the house on 3/16/23. On Tuesday, March 14th at 3:04 PM Kimberly Robinson from the Onboarding team sent me an email stating; " Renters Insurance/Declaration Page Needed ASAP Please for Move in and there is an a) in bold letters ADDITIONAL INTERESTED PART NAME & ADDRESS: Sylvan Homes P.O. Box 464 Elmsford, NY 10523-9906. I had already sent this form to the email address provided by Christie and uploaded it to my onboarding portal. I didn't understand the insurance company missed the additional interested party part. So, I called, and I was put on hold for an hour. I called again and got two separate people and could not get a hold of Kimberly via phone or email. She finally contacted me to let me know my insurance company had to add the information to the form, I could not. By now it was 5PM ET and no one was available. Kimberly then said if we don't have this by tomorrow you will not be able to move into your house. This is when something inside me snapped. You mean, after I jumped through all of Sylvan's hoops to provide my W2's, paystubs, paid for a credit history and background check, paid for my deposit and first month's rent and did all of this before the deadlines so that Sylvan had everything they needed...because someone on the onboarding team didn't check the paperwork until two days before I am supposed to take the house, tells me on the phone after I have driven 1500 miles and am on my last driving day to arrive at my house, that I am not going to get the keys due to a minor miss that wasn't my fault at all???? Are you kidding me? What kind of unprofessional, inhumane and horrible customer service is that? I'll tell you, its unforgivable. You don't pass that kind of issue on to our customer. You call the insurance company and have them update the form! or if you can't legally do that, you let the customer know you missed something you need on the form and say; " We missed this, but if you could call your insurance and get them to fill this out and resend the form to rentersinsurance@sylvanh… asap, that would be appreciated. What you don't do is tell a person who has moved their whole life 1500 miles and scheduled movers, utilities, and other home set up services from 1500 miles away that he or she will not have access to the house they paid for because of some stupid "additional interested party" miss on a declaration form. You just get it done. DO NOT THREATEN YOUR PAYING CUSTOMERS!!!! And furthermore, when they get upset and ask to speak to a supervisor, you do not ignore their request or calls or emails Kimberly Robinson 3495 Piedmont Road NE Building 11 Suite 300 Atlanta, Georgia 30305 404-937-3664. Shame on you, shame on your boss for making you communicate with customers this way and shame on Sylvan for allowing you to ignore me and making me more upset than I needed to be. I will never recommend Sylvan and if I could get my money back and work with another company I would. However, now, its too late. What other horrible experiences am I going to expect my way now.... All that good work Christie did in the beginning ruined by the Onboarding team. Sylvan homes, your opportunity to improve is to realize that when you have a conscientious customer who gets you everything you need to process a transaction, including paying in advance, you don't threaten that customer with something as important as keys to the house they paid for on a simple administrative miss that wasn't their fault. You contact the insurance and get it fixed or ask the customer kindly to take care of it as soon as they can. You don't hold up someone's life especially when you had plenty of time to find this prior to two days before the customer is supposed to move in.

Horrible company. After they get your money don't ever plan on being able to talk to a person again. Maintenance is nonexistent. And don't ever plan on seeing your deposit again. Run! Don't walk! Run!

This place is either racist or a scam organization. My wife and I applied for a home in Greenville, SC. We provided months of bank records showing that we made 4-5x rent (they only required 3x rent). We both have good credit scores, and 5+ years of rental history with various apartments and homes. Never been late on rent, never had a lease violation. The only thing I can think of is that they don't rent to people of Latin origin (my wife is an immigrant from Mexico, and has all of her papers), or that this place is a scam. After waiting 8 DAYS to hear back about my application, it was denied. I requested a refund on our application fee due to the complete lack of respect and dishonesty of Sylvan Homes, and it was denied by management. ALSO- Sylvan Homes HEAVILY PHOTOSHOPS its properties. Do not trust the pictures you see online. They edit images to make spaces seem larger and to hide the not-so-nice parts of the property. In the time it took Sylvan HS to scam us and take our money, we got approved for 3 other homes and apartments at the same price.

We put in an application at the cost of $200. Not only did they stop responding after collecting their money, but in my attempt to reach someone higher than the leasing agent assigned to us. I was told to "just wait for her call". The whole company is a fraud and will scam you out of your money with no resolution. Absolute awful customer service and if I could give negative stars, I would. The house we applied for now says off the market yet is still empty. It's all a joke and a way to get money from people. Avoid at all costs.

If I could give zero stars I would. Run the other way. Houses are dressed up to cover issues. Maintenance is subcontracted so no accountability. It's horrible trying to get in touch with someone if you have a real issue.
