Water is always out and they don’t give you a credit. They hold you to a lease and not providing necessities such as water and garbage disposal. You are better off renting an apartment without roommates.

I wanted to add another review to express my hatred for this building. I cannot stress this enough DO NOT MOVE IN HERE. I have not had a single good experience, and I have lived here for two years. Rent is high, but we are not guaranteed hot water or water at all, security will harass you, it’s dirty, and everything is broken. You really are better off renting a house or an apartment out of the city. TRUST ME ON THIS

Ashly Davis Has been my Angel sent from above I don’t think I would of even made it in this place after talking back and forth with the poor communication at the leasing office Management (Claudia) was being unprofessional on the phone through this process and didn’t even wanna see me when I finally arrived to fix the problem and being redirected by a agent who later never made a note and forgot any request of opening my portal to pay.
My microwave isn’t fixed in my unit & Meredith Taylor also was a big help at the end with me waiting almost 3-4 hours for answers and lack of remorse I know she was very helpful and was able to get me a key after so long fought battle. Overall I feel the management rude & Leasing agents need more experience dealing with future tenants properly with taking notes and stating names.

I signed under the previous management with a lease that promised a $999 per month rate with a $1000 gift card. The new management is now not honoring the gift card, and have given me multiple conflicting responses to avoid the topic. I haven't even moved in yet, and they have already committed major fraud to tens if not hundreds of students. I would highly recommend finding a place with a more reputable and responsible management than reflections. Wish me luck!

I lived here for two years in two different units. The package room is unorganized, some packages will randomly end up behind the desk or locked in the office without notice, there is often trash and nasty spills in the elevator (although they do clean it up within 2 days), hallways have gnats because of gathered trash by the chutes, a lot of missing things in my apartment upon move-in were never fixed (I never had a fire alarm the whole year in my second apartment), units are incredibly small with no closets, management sends out emails to randomly enter units probably on a monthly basis.
Ultimately, however, I decided not to renew my lease because of the security guards. They treat this building like they own it and love to tell people what to do. I often would get questioned on whether I lived in the building or not despite the same security guards working here for months. When they speak to you they are so rude as if YOU are not the one who pays to live here.
The guest policy to get a guest in is inconvenient and stupid and you will be harassed about your guest from security. I think I had more freedom in a dorm than I had here. For me to be paying 2k a month in rent I should not be harassed and hovered over from security guards who sit at the front desk and eat DoorDash their whole shift. I had so many rude encounters with the guards here I cannot event recount them all, something needs to be done about them.

As a resident for almost two years the building has only gotten worse and not better. We have all these amities that the residents don’t have access to but expect pay for . The management keeps getting changed cause they don’t know how the mange the building.

Management always changes and as a resident of 2 years that is incredibly frustrating. There are constant issues and nothing is ever addressed. My air conditioning has been broken for a month and no one has come to fix it. There are always issues with everything. I would not recommend this apartment to anyone. The location is the only thing that makes this apartment relatively worth it. It says something about an apartment complex when it’s had 3 different managements in 3 years. There are always shootings, residents are dirty and leave their garbage everywhere. My apartment had mold and they didn’t tell us until after it started to grow. I have been living here since this place opened and I’m so happy to be moving out. I hope anyone moving in has a better experience than I did.

This trash has been here for over 24 hours and it was mentioned to the staff. It’s still not cleaned up. The floor smells disgusting.- update it is now 06/30 and it’s still there!

As a resident of two years, I am finally glad to be moving out. If you’re considering this place, here’s some pros and cons:
Pros: Great location to GSU campus and dining hall, all of the amenities are really good especially the pool and gym.
Cons: This place is a money loser in terms of management because it’s changed 3 times since i moved in, and probably about 40% of the place is unoccupied. If you want a decent place with desperately cheap rates, this is the place.
The building was built really fast, so in return the apartments and place itself is built cheaply. Things break all the time, the water pressure is still high in the shower.
Finally, I will say the security and management has improved a lot, just don’t be surprised if there’s a massive water leak or shooting with a bullet hole outside a window.

Their staff is terrible, half the time there is supposed to be a security guard at the front desk there is no one. I've had people coming in for a tour and no staff was seen so they had to ask me. They have a rule against off leash dogs, but the majority of big dogs including bully breeds are off leash wondering the halls and the apartment lobby. They also had a recent incident involving an off leash pitbull attack and did absolutely nothing. Their staff is rude and not including their response times do maintenance requests, if you want something done you have to submit several request, and that's not even a guarentee youll get a response back. They also have residents in the lobby hitting and abusing their dogs, which is highly inappropriate and cruel, if your residents are doing these things in your lobby, it's a representation of how careless and disgusting your team is.

I lived here for a year and it was the worst living experience I’ve ever had. I would leave 0 stars if I could. The building always had problems, the WiFi barely worked, the amenities were locked and closed more than open, management was terrible, maintenance requests were never addressed or came weeks/months after the issue and that’s just to name a few things. On top of all of this, I left my apartment and personal room as if it was nearly brand new. I was told in person, over the phone, and through email MULTIPLE times each that I would be getting my security deposit back, they even faked making sure my address was correct multiple times to “send it”. It never came no matter how many times they would say they “would send it out soon”. I would not recommend this place to my worst enemy and based off new reviews it looks like it’s become even worse. Do NOT waste your money here.

If I could give it 0 stars I would. I’ve heard and watched multiple shooting on the same street at this “student apartment”, the trash shoots ok almost every floor look a mess (like the pictures shown or worse), the staff is very nice but not helpful at all, and the management changes every year so nothing ever gets fixed. This place has roaches, rats, and ants crawling everywhere and would rather drop the price of rent than fix these problems. Don’t believe what the owner says when replying to everyone’s reviews this apartment is simply a cash grab and doesn’t care for the students wellbeing at all. Only thing good about this place is how friendly the staff and security team is. only 20% of these units resigned their lease … coming from being completely sold out that should say enough.

There’s mold, bugs, low water pressure, and wood deteriorating already all over our unit. We’ve contacted maintenance multiple times since last August (2023) and our water pressure still looks like that in the photo a whole year later. Contacted leasing office multiple times since January about the leak causing mold and bugs and there is still a leak causing water on the floors and mold growth. In fact, they made us pay higher utility bills for the water leak —Water we did not use, and a leak they have not fixed. We asked to be at least moved to a different unit, and they did not respond. DO NOT LIVE HERE!!! They actually do not care about you and will NOT help you if you have problems.

Shoddy construction and plumbing, and the amenities are not maintained at all. As others have mentioned, the showers make a loud knocking noise.
The filters in all of the water fountains in common areas have been red / needing replacement for several months, and in my year here I've never been able to use the Bark Park as it's consistently filthy.
The package room is also very disorganized and dysfunctional. Most couriers don't scan in packages to the Luxer locker, and even if they do, the signs for where packages go for each floor are frequently knocked over, so packages are in random locations. Sometimes, parcels are also left in an unsecured cabinet in the lobby, or kept behind the front desk with no notification.
