My name is Prathyusha Kokkoorakunnel Ramankutty and I applied (2022 Nov) for an apartment (1 Bedroom 1 Bathroom) at Hawthorne Gates, located at 200 Peachtree Dunwoody Rd, Atlanta, GA 30328. I had a really worse experience from them.
To provide a brief overview, When I visited the complex I was approached by Mr. Mosses, one of the leasing office agents, who informed me a special offer in Nov 2022. According to him, if I apply and pay all the charges within a day, I would be eligible for a one-month rent offer. Believing it to be a good deal, I thought that it was a good deal. He told me that I just need to make the payment of $75 (application fee), $150 (administrative fee) before Sunday. I went ahead and started applying in their website and then I had to pay an additional $700 (security check). Since I did not have a credit card (Since I only spend two weeks in the US) at that time, I used a friend's card for the online transaction.
However, I subsequently changed my mind and decided to withdraw my application. At that point, the leasing office assured me that I would be eligible for a reimbursement totaling $150 (administrative fee) and $700 (security check) (Total 750 USD) after a waiting period of 60 days. Despite patiently waiting, my friend informed me that he did not receive the reimbursement until March 2023.
Seeking a resolution to this matter, I visited the leasing office several times starting in April 2023, where I was informed that the check had been sent to the initial address provided, which was a hotel address where I was temporarily staying. However, to my disappointment, I never received the check. In response to my concern, the leasing office agreed to prepare a new check for me to collect. Regrettably, upon my subsequent visit, I was informed that the new check had been misplaced. I was assured that another check would be prepared and sent promptly.
Despite these assurances, I still have not received the reimbursement owed to me. The situation has become increasingly frustrating, especially considering the previous instances of lost checks and unfulfilled promises. During my visit to the leasing office on May 10th, 2023, I was met with rudeness from the leasing office agent, whose behavior was both unprofessional and unacceptable. She asked for my new address and claimed that everything would be resolved, assuring me that the check would be delivered to my mailbox within a month.
I also visited the leasing office multiple times after that and encountered the same arrogant behavior from the leasing agent. Each time, they checked their computer and confirmed my information, then claimed to have contacted the main agency and asked me to return in a month. When I returned after a month, they either told me to come back later or said it would be resolved soon. Weeks and months have passed, and I still have not received any check or communication regarding its status. There have been no replies to my emails either. The last time I visited, they told me to visit another office. Since I was deeply disappointed by the lack of transparency and professionalism in handling this matter, I didn't feel like visiting the other office and wasting my time.
As a customer, I have the right to expect timely and accurate reimbursement as agreed upon. Having rented numerous apartments across the globe, this is by far the worst behaviour I have ever encountered from a leasing office or landlord. I don't want to give them any star, but looks like google wont accept any review without a star.

I’ve been a current resident of Hawthorne gates for 5 years pegasus bought out the original company that owned the property. I have seen five property managers go through there in the last four years. I have not been happy. But I will say this now The new management team they have in there now and Hardy, Nikita, and the head of the maintenance Amos. They are great and the property is starting to look up. I am very happy. I just want to leave this review and let everybody know the place is getting better.

Never seen such a rude person in my life.
I dont know if she is naturally hateful person or something about my skin color or the way I look triggered her. It was an instant hate towards me. I have no clue why.
She was so rude. I waited 25 mins and she didnt have 1 minute to listen to me. She asked me to book an appointment. There were barely any people there.
I needed to make some adjustments to the lease and she is reluctant to do so or even listen. Phones dont get answered. Emails wont get answered. If we go to office you ll be sent out. Office closes at 6 but it was already closed at 5:30.
Even with appointment. She blatantly said that I dont have an appointment.
She gets so angry and aggrevated and I tried calling pegasus and she started calling police.
Never seen such a sad, incapable, self-centric and pathetic person in my life.

Shady management, slow to address questions and concerns but super quick to try to collect money when they can.
This complex charged me a monthly insurance fees by mistake every month even after I provided the proper documentation and acknowledging having received it. I was charged over 350 dollars extra.
You'd think the natural thing to go is to refund that amount, but no; this shady company doesn't operate thay way. I've given up on trying to get my money back.
Stay away from this dishonest company.

Beware of this management company! They are first class PREDATORS. Unprofessional, bait and switch tactics, you name it. They entice you with their rental specials just to obtain the fees. Just run and save yourself the headache.

Whoever the new management is, they are so rude! I spoke with a “Joseph” because I was never notified prior to moving in in October about getting gas on. Fast forward, it is April, and I get a bill with a gas recovery and gas recovery fee. I explained that I wasn’t knowledgeable about the gas because I would think that they would’ve let me know while signing a lease, “hey you need to put the gas in your name” but I was not. I was only notified about the renters endurance and lights. Joseph then went on to say things like “I don’t think that they wouldn’t have told you about the gas” etc. His tone was very rude!

TODAY I went to tour these apartments the girl in the leasing office literally let me tour the apartment alone she buzzed me in and let me fend for my self ! She wasn’t very helpful and seemed like she just wanted me out of there quick ! She was even on the phone with her boyfriend and when I came back from my tour she told him to hold on instead of hanging up the phone and attending to me ! He literally could overhear our whole conversation VERY UNPROFESSIONAL, When I asked does she have any paper work with leasing info such as floor plans , move in fees ect she told me everything is electronic and online so I should just go on the website ! I literally left with no knowledge but the price a 2bedroom is starting at she didn’t even tell me a unit number to apply for ! She didn’t even show me any amenities ! The apartment was spacious and exactly what I’m looking for but unfortunately with the treatment I received from her does coincide with a lot of these bad reviews I’m seeing I’m scared I wish I could speak to some residents before I made my decision!

The lights at the Tennis courts don’t work. Have complained this to the Leasing office since past 1 month but no action has been taken yet. Very disappointed by this. Also the heater in the house doesn’t work. Not worthy staying here as the amenities are useless

Complex is fullOf tenant informants via the army smoking weed and trying to be your friend. Apt 523! They’llProbably move but you willNotice his funny looking face & For example, femaleArmy informant as herMan was sent toSpit on me this dude in the picsToEntrap meIntoAn assault charge-I showed the police the video they confirmed simple battery and still no arrest. Because he is protected as his girlIs the direct army informant. He the one whoBuys from the dealer and reports it thru his girl. I live a legalLifestyle & So I caught on quick.the tenant informants live here and some come and go. I lived in the building 100And 7 out of 8 apts were all informants.Long story short the police know who they are as I been making complaints via tentant informants -I get no call or justice because of who they are and now I have contact internal affairs and lawyer and thousands of peopleKnowAnd watch what happens next!

Hawthorne Gates, where I have resided for 5 years is a horrendous community to live in. Before the Pegasus management company took over from Lincoln, I was largely satisfied. Since the changeover, everything has deteriorated. Examples of such unacceptable issues include: automobiles abandoned in resident parking spots for several months or longer, extended delays and access interruptions to pool access, lengthy construction activity which resulted in massive garbage bins left in parking lot directly in front of my ground floor unit, broken access gates and excessive noise, both on premises and within resident units. Both Pegasus and Hawthorne Gates management and staff have refused to address numerous complaints about noise. I was recently advised by the Sandy Springs police department to continue to pursue a resolution to the invasive noise coming from the resident located directly above my unit. To date, such requests have not been addressed. Please save yourself and your family from the anguish that I have had to endure, and find an alternative property. I deeply regret renewing my most recent lease, having to pay nearly $2000 per month for a poorly managed, unpleasant community.

Nice apartments. I’ve lived here a while and always felt at home. But yesterday I came home and there were kidnapped signs for a child everywhere. I was shocked because I recognized the man on the flyer and I’ve seen him in the community lots of times im sure he lives here. He is wanted for kidnapping a 4 year old and as a mom it was chilling. Im thinking about moving once my lease is up

This review is NOT about the quality of apartments but about the process of going to tour them.I had scheduled to tour this complex, CALLED the day before my tour to just make sure things were okay and possibly tour a day ahead if possible. I was told I couldn’t tour on that day but my scheduled day was fine still.So I came in on my SCHEDULED time to see a one bedroom and was told that there weren’t any available to view.While I am an understanding person, the communication here dropped the ball for me. Not only was I never told that there wasn’t any available beforehand, I did my due diligence by calling a day ahead to ensure my process would be smooth.My time was wasted and I don’t think I can even trust the front office moving forward.Everyone won’t have this experience but just giving people a heads up to apparently do even more due diligence upon viewing these apartments.

My wife and I have only lived in this community for about a month and a half.. with that being said we know without a doubt we made the right choice by moving into Hawthorne Gates. From the beginning the leasing agent Brittany was extremely professional and all of our requests for maintenance have been fulfilled in a timely and professional manner! I've had the pleasure of meeting the new property manager and I'm sorry her name slips my mind but she appears to be dedicated and focused on keeping this a healthy and thriving community.

This place is a horrible place to live now. I've stsyed at this complex for 6 years, thankfully this will be the last year. Since Pegasus management took over last year in 2022 this place has been ran into the ground. They don’t even upkeep the grounds and parking lot anymore. Do not move here. They have turned it into a dump. Trash everywhere. Gym closed since they took over. Grill doesn’t work. Rude staff.
