RUN, RUN, RUN!
I have never been treated so disrespectfully and unprofessionally in my entire life. I submitted a contract for a "quick close" within 10 days on the 5th of January. I provided them everything they asked for on day one within an hour. A week went by and I was told that I was approved and the appraisal had been ordered and we would be closing on time. The closing date was the 22nd (the Tuesday after MLK).
Elaine Nestor, at first was very receptive to my calls, but as time went by and the closing date got closer began to avoid my calls. So I called the home office where I was told, among other things, that I was not their only client and that they would get to things when they could. Not only are they NOT the lender, but they are waiting on the lender to give them feedback (which was apparently once every three days).
Finally, on the date the deal was supposed to close and after asking several times, I spoke with Derek who said he was looking into things and would call me back by the end of the day. I received a call around 5:30 p.m.; however, it wasn't Derek. It was their lender tell me that I was approved (no the appraisal hadn't even been ordered at this point), but they would only extend me credit if they worked directly with me as they no longer wanted to work with 770-HARD CASH. This affirmed my point, and confirmed that these people have no idea what they are doing.
To be clear, I used them because I met Elaine through another source in Atlanta. I should have done more diligence like this. I have learned that there are a number of other hard money lenders in Atlanta who want your business and will treat you like a person without attitude and with great customer service.
Because of the way I was treated yesterday, I made other calls and am scheduled to close next Wednesday. The new company's appraiser is going out today (the day after I first contacted them). If I were you (and I'll take my own advice), I'd save yourself the headache and hassle and go with a company who knows what they are doing so you don't waste time, money, or energy on issues with a lender who should be working for you.

As an update, I just closed that loan with REAL hard money lender in Atlanta yesterday- who closed the loan in 6 business days and were also a point and 2 percent cheaper. 770 Hard Cash had the contract from January 5- January 22 and couldn't even get me an approval for myself-let alone the deal- in that time. What a joke!
