Do not stay here. The main lobby and employees are nice but your room is sticky, wet, gross and might be the worst place I’ve stayed in the last 20 years.

I would have given 2-3 stars if it were not for the hotel’s response to my feedback. The room was dirty, the fridge leaked and walls were very thin so it’s noisy. I tried to sit in the central gazebo but there are only tables- no chairs. The same man at the desk was very curt to me- both checking in and asking a question on check out day. After I checked out I received a text to rate and provide feedback. I wrote exactly what I did above to them. Then I received a text back that it was the man at the front desk and he didn’t appreciate my comments. You would think it would be professional if he had asked me why I thought he was curt. But I guess he proved my point!

Very quaint and located conveniently on edge of Athens. That being said, our room had filthy floors. (like, had probably been swept but not washed in months) and also another room in our party had significant issues accessing their room through their door. (The room's key sensor malfunctioned, requiring an engineer to be called and reconstruct). We were very disappointed the pool was in disrepair also, especially for the top dollar price we paid. However, the front desk team was very kind and offered us $30 per day in complimentary food and beverage credit to offset, so that worked out okay. The people were lovely, the place was just "ok."

Just changed branding from The Graduate to Hotel Abacus. Great spot for a wedding party to all stay together. We had a welcome party in the center event space.

Hotel was decent. Clean room and safe surroundings.
I give it two stars mainly due to an unpleasant encounter at the front desk coffee shop during my last stay in June, 2023. I ordered a large latte but received a small one. So I politely asked the barista that and was told “What would you want me to do? Do you want me to pour that into a large cup instead with more ice?” Hence the two stars.

Second time I’ve stayed here in three years. Stayed when it was Graduate branded and had a sub par experience, stayed again and it was actually worse. The room smelt moldy / musty, the pool wasn’t open, and it seemed like a couple of the electrical outlets were painted over. The only positive I can see is the location, but at the price, it’s not worth it just for that. Defiantly won’t be staying a third time.

Upon entering my room I was hit with the overwhelming scent of black mold. I discovered the mold all along the bottom of the shower.

Nice decoration. Not clean, floor super dirty, mold on the bathroom walls, shower, and rusted fixtures. Good attitude from the check in person. For more than $200 a night is not at that price level. Feels like. Motel with a nice decor.

I just came back from the Graduate Athens last week my wife and I. We were on our honeymoon. The experience were horrible. The housekeeping were sloppy. We had ants in the bathroom are of our room. We had to leave a day early, because someone booked our room on Friday, and we were there until Saturday. I was so disappointed of the service there, Don't think I will ever go back again.
Rooms: We're not cleaned properly. Had ants in the bathroom area.

Location, decor, activities - this hotel has everything. The staff is amazing, the grounds are immaculately maintained, the rooms are very cool.

The previous reviews are spot on but perhaps a bit too gratuitous.
Simply stated: Motel Six experience at a Marriott price.
1. Old and dated motel disguised as a chic boutique type hotel.
2. Room was dirty. Mildew in shower, door to bathroom would not close, warped and dinged. Door jamb cracked and dirty. Sink stopper jammed.
3. Buildings need paint.
4. $15 amenity fee! For what amenities?
5. Rooms not ready at 4 pm check- in, there were many people waiting in lobby after 4pm.
6. Wi-Fi Internet speed was ridiculously slow.
This and many other issues have been noted by previous guests in the reviews but still have not been resolved.
I'm sure management will give a disingenuous response but I think they just should save their time and start investing some money in this hotel.
