Graig Roos is an excellent property manager for Marsh Landing. That is why people rent here. Customer Service with premier apartment dwellings is expected. The upgrades /repairs in some apartments not always optimal.

I have lived here for 2 1/2 years and until Craig took over, my experience has been less than ideal for the amount of rent I pay. In less than a year, Craig has done what a good and caring property manager should do. He has trimmed up the landscaping, tightened up the maintenance response time, fixed our dock, and takes security very serious. Craig truly cares about or community and I am happy he is here.

I was a resident at Marsh Landing for 2 years. I recall how excited I was to move there. Such a beautiful property on lake Chehaw. However, Jeanette made living there absolutely awful. She was incredibly manipulative and would lie right to your face and fake smile without taking any responsibility for anything. Zero customer service. Several of us residents and their kids played volleyball at the pool twice on a couple of weekends and she said we were “too loud” and couldn’t play anymore. The residents used to refer to Marsh Landing and the pool area as the “no fun” zone because of how strict she was. She discriminated against anyone she didn’t like. She even made up her own parking rules and would even deny maintenance against those that she didn’t like. The owners of Marsh are super nice but maybe they just weren’t aware of how rude she was and how badly she treated the residents. A lot of my neighbors actually moved because of her as well. I got on the waitlist for Graystone because I was absolutely miserable there. They didn’t do anything for the residents like other apartments do and were hiking the rent up every year with exactly a 30 day notice, although Jeanette gave me my notice in less than 30 days and backdated the letter. They have another property manager there now and he is amazing. I was only there for a short time when he took over. But he is really taking care of the property where Jeanette failed to. I hope they keep Craig on because it is such a better place to call home now.

Moved in Summer 2021 into a 2 bedroom 2 bath. Love the view from the balcony. Maintenance is quick and friendly. The pool, clubhouse and gym are great additions and make the rent worth it. There's also a Aveda Hair Salon amongst the apartments. Definitely recommend this apartment complex above all the rest in Albany.

I came to get information on a one bedroom or two bedroom availability because I'm looking to relocate from Atlanta to Albany for work. There's a lady who works in the front office, blonde hair, bad tan, with glasses, who was EXTREMELY RUDE. She was very unhelpful and was in a rush to get me out. I didn't even get the opportunity to ATLEAST get a tour of the property. She's very dismissive and lacks customer service. If your looking to move here, don't think about only the scenery and how the apartments are beautiful.. think about when something goes wrong who you have to approach, and how you will be treated while your leasing your apartment.. just a food for thought. Will never lease here, and will never recommend unless something about management can be improved.

Lived here from 4/2017 to 4/2018. I fell in love with the beautiful scenery but was really disappointed in my time here and moved out as soon as I could. The leasing manager that helped me sign my lease was replaced by another woman who is terribly unfriendly and horrible to work with. I’m aware of many people who left the complex because of her. My air conditioning broke every two weeks and instead of replacing it they just kept rigging it. So it was 89 degrees in my apartment during the hot summer months in Albany. I also lived alone, so when I raised concerns about sketchy activity around the complex, I basically got eye rolls. Like I said, beautiful place and one of the nicer apartments in the area, but I would not recommend.

Nice complex on the river. Well maintained. Friendly staff. Recent gym.(Reason for 4 stars instead of 5)*Parking is tight.*Rent increased $100 in spring of 2018 (A bit pricey)*No garages (I would pay extra).* No fencing or gated entrance. (Several vehicles windows broken out and property stolen. A collectable 1997 Chevy SS truck stolen and hasn't ever been found.*Owner has installed security cameras since the rash of Auto break-in's. Fencing and gated entrance would add to the security and safety to the tenant's and thier vehicle's.*** But you have to understand...this is "ALBANY, GA"....so, no matter what security levels you take won't be 100% full proof.

Terrible experience while here, they did not replace the carpet before moving in, smelled like old dogs, security guard has constantly harassed me since (i dont have people over or have parties) very little parking, almost as if there are more people than spots, last but not least they go up on rent every year without actually upgrading or updating anything.. i also was not eligible for my deposit back even though im on a month to month plan after my year lease ended in February because its the 7th of the month that I notified them

I lived here for a year and loved it. The grounds are beautiful and the apartments are well maintained. The only reason I am taking a star away was that there was going to be a rent bump, I found out from neighbors and not the leasing office. I found a more affordable rental and luckily gave notice long before the end of my lease. I moved out early December and my lease ended late January. Rent was paid all the way through but I still have yet to get my security deposit back over 2 months after I turned in keys.

I lived in the apartments for almost a year and loved them. They are well maintained and the view is amazing. The only reason I'm taking a star off is the price they wanted for a 2/1 apartment was high for the area, you could rent a house for what they want. Also I moved out almost two months earlier than my lease end, paid through the end of the lease in January but turned keys in early December. I still have not received my security deposit back.

We moved to Marsh Landing (Albany, GA.) In April 2017. We love it so far....until now! They went up on the rent by $100.00. Ouch!!! Now we are looking to buy a house.

I have just moved in to the area and Marsh Landing is the best part of my day. The view here is phenomenal and the residence is very spacious and clean. They have a great pool to relax by and the staff really looks out for their residents. They have gone out of their way to help me get settled in here and the maintenance team is quick to fix any discrepancies that you may find. If you enjoy the outdoors there are so many opportunities to get outside here – and it’s really nice to be able to take a kayak out or fish in the backyard. There is a corner store across the street and a shopping plaza only 9 minutes away. There is also a park right next door with camping, biking trails, frisbee golf, and a zoo!

This is the best apartment living area in Albany, GA. Located on the Flint River, it is safe and beautiful. The management is incredible.
