Signed a 13 month lease with Enclave at Wesley Chapel and it was an overall poor experience as a first time renter. Florida rentals are prone to roaches but for the price you pay here, there shouldn’t be weekly visits from pests. Complex was reasonably safe despite many people complaining of car break-ins. The maintenance team are good hard working people who are restricted by poor management. The leasing office has some kind employees and some that are poor at their job. The gate at the front works about half the time. When you have an emergency I would not count on anyone answering unless the office is open and you go in person. The parking itself was good but there were sewage overflow issues and holes in the parking lot that went unresolved for months at a time. This location is cheaper and more livable than others, but compared to any decent apartment complex it is a rip off. The cherry on top is that they charge you as much as possible after you leave. Instead of properly informing you so you can verify the charges are accurate they just send it to collections. Expect some generic response from the owner under this review, but do not expect them to actually fix these problems.

Very nice representative who explained everything really well and showed us a 2B-2B apartment on the second floor. Beautiful and big, with high ceilings. We loved it and are thinking seriously of renting next year.

Just not a welcoming or friendly environment. The staff doesn’t treat the place like home and then that gets reflected by the residents.

Please don’t let the 5 star reviews with no context fool you! The Enclave at Wesley Chapel does not even deserve 1 star. We lived here for 13 months (June 2023-July 2024) and had a terrible experience. If you like roaches and mold, you’ll love the Enclave. No matter how many pest control requests you put in, your roach problem will NOT get better. In fact, only worse with time! There was also a frequent sewage leak of some kind in our buildings parking lot, and it would flood with sewage water and toilet paper debris! Only good thing about the Enclave was that we felt fairly safe. Thankfully we never experienced any car break ins or theft like many others did. Also, when you move out, no matter how spotless you leave your apartment, they will do all they can to nickel and dime you, not notify you of what they’re trying to charge you, and send you right to collections! Terrible way to operate and treat good tenants of 13 months. Anyways, don’t move here!

I lived in this place from 2018 to 2021 and this community was great until the management changed. After my husband and I got divorced in 2022, I decided to move to this community again, I thought that maybe everything had changed there and it was like 2018 again ? But on the very first day, I regretted my decision. I moved in on a Friday in June and it turned out that the ac was not working. On Saturday at 11:40 at night, maintenance guy came, he looked, tried to do something there, said that he fixed everything and left. But the ac still did not work, I asked them for a month to come again (June! do not forget about this) he came again and said that he should call the company that repairs air conditioners, I waited 3! months (July-September) a repair company came and what a surprise, they didn’t fix it either… I continued to pay rent 2300 + huge electricity bills because I was trying to survive in this apartment and the ac kept the temperature at 77-78 and worked almost non-stop, the electricity bill was not lower than 400 not higher than 600! for an apartment of 1100 square feet, where two people live who leave at 8 in the morning and return at 7-9 in the evening, we very rarely cooked and we didn’t have much laundry, but we couldn’t do laundry anyway, because in the apartment that cost me 2600 ATTENTION! the washing machine didn’t work, it leaked, as did the refrigerator. There also was mold in the area where the washing machine and dryer are, it was washed once but it appeared again very soon.
Water was constantly leaking under three of the four sinks, for the last 3 months there has been no water at all in the sinks in the master bathroom and I have washed my face/brushed my teeth in the shower.
Now let's talk about the cockroaches, I have never seen so many of these insects despite the fact that I am a very clean person and kept the apartment perfectly clean. There are cockroaches of different types, different sizes, I am sure you have never seen such a variety.
Next is security, cars were constantly robbed in this community and even stolen but the security prefers to kick residents out of the pool at 9 pm instead of monitoring the safety of the community. I would like this place to be like it once was but unfortunately the management that is now in the office is only destroying this place ... by the way, they not only do nothing to solve the problems, they are also very rude and aggressive and treat residents like trash, showing their attitude towards them by talking arrogantly . All that was fixed in the apartment in a year was the light bulb in my closet and it took them 2! months to do it.
Also, the jacuzzi never works and the water in the pool is constantly dirty.

I have been living in this community since 2021 for the last 3 years and everything went downhill when the management changed. If something was broken, the manager would have helped and it would get fixed as soon as possible up until 2023. My dishwasher has been broken for the last 6 months and lots of workers came to check what was wrong and still could not fix it. 6 whole months. Every time I ask about it for the last 6 months, they are saying they are waiting for a part and refuse to give me any information. I've been diagnosed with carpal tunnel syndrome and my doctor told me several times to not wash dishes. I've tried to explain this to the management but they don't seem to care about their residents. I am still waiting after 6 months and there are no updates. I am really sick of asking them to fix or replace the dishwasher every single time when they do nothing to fix it.

I’ve been living here for about a month. The few staff members are extremely pleasant, but unfortunately, the management leaves much to be desired. Therefore, I can’t give it a higher rating at the moment because the kitchen appliances are old, and there isn’t enough staff to come and repair our broken washing machine and a water leak in a bathroom. (And from what I believe, we will have to wait more than a month for them to fix it.) This is because there aren’t enough maintenance people (we also had a leak in the air conditioning, which I appreciate was fixed quickly), so it’s a matter of understaffing. I hope the management can resolve these issues since it is in a very good location and is a nice condominium.

Employees are all very nice. The community itself seems nice. I’m just not used to living in such a small space on a not-so-sunny and bright side of things. The kitchen design is for the birds, but then again this was probably built for young renters who weren’t coming in with an established household. The desk area in the kitchen is nice, but additional cabinets and proper sized drawers would be better. All in all I am happy I chose to live here. Oh, I don’t understand why there is a hi-hat in the dining area. It is useless! There should be a proper hanging fixture there. It would look so much better.
UPDATE: Moving here was mostly for convenience, but after 4-1/2 years I cannot wait to move out. The pool, though the water is clean and blue, the surfaces of the pool are not. The patio equipment, i.e the chairs and umbrellas are not well maintained. The Community Room is ONLY open M-F when the Office is open. So there is no access to it on the weekends. The playground area is not conducive for small kids. The ground cover is wood chips; there’s only 1 bench, and absolutely no shade. There is no place for teens to even play. The security gates break down more often than not. It’s ridiculous. Additionally, and finally, management’s idea of an equitable distribution for charging water and sewer is abominable all because their water meters broke down. It is supposedly based on apt size and number of occupants and find myself (a single person in a 1 bdrm apt) paying as much as 2 people in a 1 bdrm apt. If you want convenience, and a place with older appliances (though some are being replaced), you’ll be happy here.

Living in the Enclave at Wesley Chapel was the worst experience in my 26 years of renting. The problems I experienced included: roach infestations; a major problem with the sewer system that forced cutting the water in different occasions; excessive trash and dirty conditions in common areas because of poor maintenance and lack of enforcement of trash pickup up rules. All of this led me to break my lease 8 months earlier, even though it meant paying a high cancellation fee. But perhaps the worst thing about living there was dealing with the staff: Dakkotta, Lis and Jessica. They are all extremely rude and lack basic customer service and communication skills, which made getting an answer to simple inquiries a nightmare. The moment you walk into their office they make you feel like you are the enemy. This forced me to avoid any in-person interactions and limited my communications with them to email. It’s quite astonishing that they’ve been able to keep their jobs despite the numerous bad reviews (3.9 score is proof enough of this).
