I had the privilege of meeting Shawn Bort the property manager on a visit to the apartments. She was incredibly kind and professional. The office staff were incredibly kind and hospital. One of the young ladies who works there greeted me with a smile and offered me coffee. I felt at home and comfortable. This is a great representation of there professionalism and care of the residents and customers. They took their time to answer any question I had and Ieft feeling thankful for the wonderful customer service experience.

application process is trash! they gave us the run around purposely. First they tell us that they were cleaning the apartments out for us, then next thing you know they are saying we got FIVE PEOPLE in front of us. They basically lied and took our money. The only reason im saying this is bc my partner and i moved in elsewhere and had a quick and easy process, it should have been the same for these apartments since they are based in the USF area. PLEASE save ur money. i DO NOT recommend!

Website is inaccurate and the person answering the phone talks to you with condescending tone. If i wanted to live here, i just found too many reasons not to.

The application process was quick and easy and the front desk staff/management are super nice and accommodating. Any small issue I had was fixed right away with a smile on their face. Any community will have their difficulties but it’s nice to know you live in a community that cares about their tenants. I highly recommend this apartment complex!

I advise not to apply unless you would like to waste your application fee, I applied here and was rejected due to a "criminal background" for driving from 15 years ago. I advise unless you have great credit and no convictions ever in your life do not apply here, I've emailed and called for appeal with no answer to my VM or emails.

They very nasty always going up on rent never fix anything roach infestation and come up with ways to evected you because you file reports with code enforcement black mold everywhere ac was out 3months

This by far is the most dirty most messy and unsustained property I've ever seen the laundry room was disgustingly dirty it's so sad the cabinets inside the apartment need to be repaired they're literally falling off the hinges I honestly hope and pray that they get this property fixed

Most neighbors (adults and youth) are friendly. Current office and maintenance staff are respectful, act concerned, and are professional. I've received timely reminders to renew my lease and warnings about parking policy (including whom to contact if a guest's car gets towed). Low rent makes it one of the cheapest places in the area. If you are only looking for a temporary place to establish residency and or store your things, then this is for you. I have reached out to the leasing office on all of the below issues. I am not wanting this to be the place for a dialogue with office staff. There is no reason for the office to place a template response here (saying how they take things seriously), as it insinuates that I have not gone to them several times prior. If the office staff was taking things seriously, they would follow-up on ALL issues to see if they have been resolved, instead of me having to re-reach out to them with the unresolved issues. It is also very obvious when walking through the area to see many old/unresolved issues.

This complex is the worse on the entire block, grounds are unkept, front office knows nothing about leasing, professionalism, staffing or management. They dont care what happens to you....JUST PAY YOUR RENTI brought a new car and it was towed the lease says i have 48 hrs to notify and receive a parking decal i parked for 2 hrs and they took my car and the front office wouldn't help at all but i was handed a decal without proof of a car registration ?♀️ but the lease states i needed proof i own a car...btw the leasing ofc was closed when i got my car ?

I have lived here less than two weeks and the amount of roaches I’ve seen in my apartment is atrocious. I was a little confused as pest control is included in rent, when speaking to the front office for information on the date pest control sprayed my apartment before moved in I was advised that they haven’t come out in awhile (no date provided) and they would start again sometime in January. When I asked for the amount paid for pest control to be credited towards my rent, they stated they will only credit my account if I bought what pest control uses, and I do the job myself. I will do it myself since I’m not comfortable living with roaches, I do believe the charges paid for pest control should be covered that were included I with my move in fees as they did not advise me my apartment was not sprayed before move in. Wish me luck as I’ve never lived with roaches before.

I want to start off by saying that the ladies that work in the leasing office are nice and this review is not a reflection of them, but of the company that owns them. I have lived in this community for two years. During that time, the pool has been out of commission for most of it. The gym looks nothing like the photos on their website (it’s dirty and lacking) and is occasionally put out of commission. The laundry mat is always dirty and usually stinks. On top of that, you’re only allowed to put $10 on the laundry card and because of the prices, $10 does not cover the W/D evenly. They have gates at both entrances that have NEVER worked while I’ve lived here. One of my kitchen drawers falls off the hinges a lot and almost fell on my feet one day, but maintenance said “that’s normal”. My carpet has been unraveling for months and my niece even cut her foot on the sharp pieces protruding from it, but they refuse to fix it. We had them remove our closet doors, but they took them away completely and I’ve been asking for them for over a year now and they “don’t have enough doors for everyone”?? There was water damage under the kitchen sink and a hole in the vinyl flooring when I first moved in. All the windows are gross. Whoever they hired to paint the apartment did a horrendous job (mirror has paint, the paint is peeling off the doors, etc…) The people that live here leave trash everywhere all the time which just is disgusting. Just a few days ago, I woke up late at night and killed a minimum of 40 roaches (I counted them) and those are the ones I caught! I have pets and I asked for a pet friendly (or even kid-friendly) pest control, but the company they use offers neither of those? Only move here if you’re willing to put in elbow grease into your apartment and don’t expect to get much help for it. If the Tampa rent didn’t keep skyrocketing, I would’ve left a lot sooner!

It was cool in 2019.... its been down hill since 2020. The gym, pool and laundry are ALWAYS closed. To the point that you should be able to get a portion of your money back. I've never seen the pool open fir more than 3 weeks. It's been closed and drained for over a year. The gym has 3 weights and 2 broken treadmills. The other "all puropse" cable machine is broken too.They don't keep the grounds clean. They don't power wash the buildings. And now we have had a ring of killings, shootouts and its getting more ghetto by the week. When I moved in you had to have 3x the rent to get approved now its like section8 city. Smh
