I recently moved to the community, and I see that the leasing staff and maintenance staff are good at the work and house is pretty spacious.But what’s disturbing in my situation is, the tenant above my unit walks in such a way like kicking the floor and also drop heavy objets on the floor 24*7 that cause a sound impact which is very disturbing and I have to face this situation whole day, nite, mid nite which give me feel of staying in a construction zone.I complained in the leasing office and they reacted quickly but this issue is unresolved and I don’t know how this will be solved.I don’t know if the floor quality is bad (which I believe is not the case) or if the tenant above my unit has to have some sense.This is very disappointing that you pay rent, follow community guideline and still have to face issue causing by other tenants and clueless on how to get this resolved.Overall my satisfaction level in this community is very poor.

This is one of the best places to rent. I had a lot of problems with another apartment complex and later decided to apply at The Henley. Sabrina, the manager helped me in ways that was beyond what most people would do. She was patient, kind and helpful in every way in order to get me settled into my new place. Edward, the leasing agent along with the entire team are very kind and helpful in any way they can! They tackle your concerns and get the job done. The maintenance team is one of the best I have ever seen in my life of renting. They are on every problem right away to have everything fixed in a timely manner. This place is clean and being fixed up very nicely. Any issues you may have, they are caring and concerned. They call you back and they get things done! I love the lay out of my place and what they are doing to the entire complex! It’s family friendly and my family and I love it here so far. THIS IS ABSOLUTELY A BEAUTIFUL PLACE TO RENT! A1 on my list! ❤️❤️❤️

I’ve lived here for 3 years and this is my absolute favorite place I’ve ever lived! It’s beautiful and spacious inside. I have a 3/2/2.The maintenance is stellar, it’s like they are my own personal team, I don’t have major issues but when I do they are right on time. They keep the landscaping up to par it’s a beautiful community. The only issues I’ve had is sometimes people park in my driveway and the rent has increased by $500/month since I moved in but I understand that was a nationwide situation.

Save your money. There are so many nicer apartments for cheaper in the area. There is a raccoon problem that will never be solved because the trash is always overflowing and the community never handles it. You pay for pest control yet you have a roach problem. The hot tub was out of commission the entire year I lived there. The complex itself looks nice but in reality it’s very outdated. When we moved in there were many issues including mold and paint splatters everywhere. Our shower was literally peeling because of the poor paint job…in a shower. Also, they don’t tell you this but even if you conserve water it doesn’t matter because the entire complex splits the water bill..when they empty and refill the pool, you pay for it. It’s absurd. Again, don’t waste your money.

I moved here on April, and it’s been the WORSE.on August 31st 2023 there was a flood at my apartment (NOT OUR FAULT AT ALL), water came down from the walls, the lights, the smoke detectors and all. the reason is because our neighbors apartment got flooded (NOT HER FAULT EITHER) and water came down to our apartment, today is September 19 2023 (3 weeks later) and they still have not yet fix our apartment, only thing they did was fix the roof. No light in the laundry room, our master bedroom can’t be used, our master bathroom lights are removed and our closet not light either, no smoke detectors either because water was coming out from the lights and smoke detector.this is the most ridiculous situation we’ve ever been on, and it seems like no one in the office is taking a good care of it, because today someone was supposed to come and paint the master bedroom & NO ONE HAS COME!BY THE WAY LET ME ADD THAT AN 8 MONTH OLD BABY LIVES IN THE APARTMENT AND ALL OF THIS IS HAPPENING.honestly… management needs to be more RESPONSIBLE because RENT IS VERY EXPENSIVE FOR THIS KIND OF TREATMENT!

Luxury living in the heart of Tampa Palms. Maintenance staff is professional, fast and resolves any issues in hours not days. Front office staff are true ambassadors. Couldn't be happier. Pool is huge and workout facilities are immaculate. Just had the AC go out. Within an hour it was back up. Thx guys!!!!!

I moved in 3 weeks ago today! I absolutely love it here! The maintenance and office staff are incredible, helpful and kind. They have been very welcoming. Even the neighbors are friendly. My new home is beautiful and maintenance is always willing to help resolve any issue no matter how simple it is. I absolutely recommend The Henley Tampa Palms to everyone, you will love it!

PROS:love the square footage and floor plans and that fact that all have garages, location, quiet communityCONS: appliances are very outdated and should be upgraded without you having to pay extra, they are over 20 years old, paying for valet trash when you can’t even put your trash out because by the time the valet comes to pick it up the raccoons (that they refuse to get removed from the property) gets in your garbage so we’re paying for valet to still have to take the trash to the compactor ourselves. The pool area has worn and molded umbrellas and cushions that need to be replaced. The entire pool area needs to be updated and cleaned more often. It needs to be pressure washed and the bathroom needs to be cleaned and a lock on the door would be nice. The jacuzzi hasn’t worked since I moved here in 2020 but they haven’t done anything with it. The buildings need to be pressure washed more often as well.

More attention to the pool area, i.e. cleaning the pool, more comfortable/newer furniture, more umbrellas, that actually open. Hot tub would be fabulous.Otherwise, great staff/maintenance are very attentive and helpful ?

This place was completely filthy and unsanitary. The pictures speak for themselves, yet management did nothing to resolve the issue. Insane. Maintenance also took forever to fix problems and every day something would be falling apart. I cannot overstate how much I hated living here.

The rent was raised almost $300/month after just one year. They embellished the amenities- the pool needs resurfaced, the hot tub hasn’t worked in over a year, there is no dog park, car wash or tennis courts. Cockroaches and ants are a nuisance.
