Would not recommend this apartment complex. They were shady from the start. Before moving in they lied about the location of our unit. When we arrived we discovered that we were on the first floor with the Dunkin Doughnuts and Smoothie King drive thru lights shining in the windows at all hours of the night. These establishments have 3am deliveries and their truck lights shine right in the first floor windows. The cable for the TV never worked. Floors were disgusting. Washer and Dryer were terrible. Took hours to dry clothes. They put in a new washer and didn't hook the drain line up, so when we did wash for the first time, the apartment was flooded.
The worst experience was when a homeless man decided it would be good to eat his pizza right outside my window one morning at 6am. He began to cough which woke me up. I called the emergency number for the complex and they told me to contact the police. The 911 operator sent out an ambulance but they never saw him or called me back. The man was at my window for two hours!! We discovered through this process that there isn’t 24 hour security on site and the cameras are not monitored. Homeless population is a real problem in this area.

Been living here for a few weeks now and have had nothing but positive experience! The people in the office are super friendly, everything has been easy to navigate, the amenities are great, and most importantly the apartment has been super clean. Planning on renewing!

This is my third year living at the Luxe. The apartment isn't spacious and rent has gone up tremendously since I first signed, but my overall experience has been good.

If you sign here make sure to take pictures and make note of everything in your bedroom and the shared spaces as well. I never had an issue living here until I received my move-out statement and conveniently no longer had access to the apartment. My original move-out balance was $405!! I was charged for furniture removal and a cleaning fee when one of my roommates had not even moved out yet.
The most expensive charge was $224 dollars for a damaged mattress. Thank god I took my own pictures of the furniture in my bedroom before I turned in my keys. The crazy part is that my roommate received the same charge with the SAME exact picture of the mattress in the ledger. How did two of the same tenants have the same damaged mattress?? I disputed these charges with pictures of my mattress left in perfect condition and thankfully this was removed from my final statement, but it was crazy to have been on there in the first place with no way to access the apartment and say otherwise.
As for my other large charge- all of my roommates were charged $150 dollars for a "damaged" couch. I will attach a picture of the "damage" the Luxe claimed was enough to replace a couch that somehow costs $600 collectively. None of my roommates had taken pictures of our couch upon move-in (because it literally isn't damaged) so in the end we were still responsible for paying $150 each.
After my dispute I was told that I would only need to pay the couch fee. However, in my final move-out statement the charge was labeled as "mattress damaged" with pictures of the mattress from the original statement but the amount is the same as the couch charge. So conveniently my final statement had no pictures of the couch "damage" and was incorrectly labeled. I no longer wanted to email back and forth so I just paid the $150, but they couldn't even charge me correctly!
Obviously a $150 end charge is way better than a $405 charge but still pretty ridiculous and disappointing. They really should check your apartment with you when you turn in your keys if they hand out expensive but stupid charges like couch cushion wrinkles. Make sure you take pictures of EVERYTHING!

I signed my lease for this last year about 6 to 8 months in advance before move in date due to apartments so close to schools in tallahassee being in such high demand, life happened and i ended up making the decision i was not going to move into the 4x4 with my friend and i was stuck with this lease and no way to get out besides subleasing, all they tell me is i’m out of luck and i need to post on facebook groups and of course no luck there. i’ve told them countless times how horrible of an experience this was as a 19 year old to pay well over 10k over the course of the last year for an apartment i have never stepped foot in. Then after the lease is up they have the nerve to send me a damage charge for 200 dollars for something i never even touched or have seen in person. They need to implement some way to break your lease wether it’s two months worth of rent, or even if you need to wait and sublease they should be able to aid and assist with this process in some way.

I don’t recommend living here, had the worst experience. Appliances were always needing to be fixed. There was a mold issue and my clothes always smelled musty and had to throw away multiple things of mine due to mold growing on my items. Not to mention, I was sick ALL THE TIME. It is not residents parking only like they say, they share parking with anyone who is willing to pay for a parking ticket. Their gates also were always broken or up, so anyone could have access to park on any level. Elevators were down multiple times as well. Tanning bed always had issues. Homeless were always sleeping in the garage. Moving out was a hassle and charged me for damages that my roommates and I never caused. They want money and will charge you for anything. Would not recommend at all, employees were always rude and never seemed to really care about anything. I’ve included only a few of the many photos I have from this place.

I lived at The Luxe for about a year and a half and it was BLEH. It really just depends on what you prefer and what you are able to tolerate there has been multiple times where I’ve been walking through the building and there’s been homeless people sleeping on the floor. the apartment complex gives off the illusion that it’s a secured and gated community but it’s not they have a terrible gate system where anybody can park in the parking garage all you have to do is pull a ticket. They share parking with the downstairs restaurants and stores so there is really no gated community as long as you pull a ticket and you’re willing to pay you can park clearly the doors in the buildings that you require a key for don’t really work because they’ve been homeless people sleeping in the building. Also you can hear everything. The walls are super thin. You can hear every door closing and slamming in the hallway. You can hear people talking if they’re walking by your door. Also, I had this experience where in my apartment when it rained, it flooded my room one time I was sleeping and it was literally dripping down on me , as I was sleeping in my bed, they did come and clean my carpet. The carpet company was very rude very unprofessional and they also offered to clean it again because it happened a second time after they were already aware of the situation and they never sent that company out to clean it. I do find it crazy that us as residence have to pay to park there and it’s very clear that they are trying to make money anyway they can because literally anybody can park there as long as they’re willing to pay Lastly, when moving out it was a terrible experience because they weren’t making sense. Their logic was the most absolute stupidest logic I’ve ever heard of. I had moved out early because I had an internship to complete and the day that I moved out, they were closed due to holiday. I locked everything inside of my room my Room key my car gate pass my mailbox key everything I left it on the desk and when they opened the day day after I immediately called them and told them hey I had to leave but I left everything in the room and then their logic was just mind blowing. They said that I needed to go drive seven hours back to Tallahassee to give them the keys which I didn’t understand because I no longer had the keys so I would’ve had to go to them and ask them to open my door so that I can hand them the keys and it was some BS, I told them that I wanted to speak with a manager or corporate and then that’s when they were willing to comply because it was the most stupidest logic ever especially if the owner of the apartment is verbally telling you that I’m giving you permission to go inside and get the stuff. A month later to tell them like hey did you guys get it just in case so they don’t charge me and they said oh yeah the only thing that was missing is the car decal the freaking stupid sticker that gives you permission to park in the resident parking area which anyone could’ve parked there if they didnt search the parking garage , anybody could’ve parked there there is supposed to be a gate that prevents visitors or people who are just you know paying to park in the parking garage from going beyond a certain point where the resident should park that gate never worked there was never even arms that were on and I saw a car parked there for like three days straight. They didn’t have a decal and then she had the nerve to tell me that it was a charge of $50 just for a stupid sticker. that stickers is not even worth $50 one and two what does it mean to you to have it because it’s invalid after a certain point they’re just trying to make money that’s clear from this place nothing else

It’s not giving luxury currently reside here cant wait to move! Homeless people problem building not secure. Roommate matching horrible! Many things in my apartment was not fixed upon moving in- had to ( still have to ) be repaired after moving in. My room door was splitting apart for almost $1,000 a month they thought it would be “ OKAY “ to glue my door instead of replacing it! My tub was totally unacceptable for move in! Do not recommend especially if you are a smoker! ( side note: everything i took a picture of is in my room that had to be repaired after i moved into this expensive apartment! / FORGOT TO UPDATE TO SAY THEY ILLEGALLY EVICTED ME FOR A RECORDING MY ROOMMATE RECORDED OF ME ON THE PHONE WITH MY FAMILY! In the privacy of my own home! THEY ARE RACIST AND ILLEGAL! i have rights and they had the audacity to think i was gonna continue paying rent after being ILLEGALLY EVICTED over a recording in the privacy of my home! I was also in my OWN room when my phone call was recorded! I DO NOT RECOMMEND! (Since they responded to my review) 04/28 : I had a problem with the property itself! Yall discriminated me and illegally evicted me nothing to do with the people living there on yall behalf/ HORRIBLE management. IF YOUR BLACK SPEND YOUR BLACK DOLLARS ELSE WHERE!

Firstly I have never wrote a review before for anything but I had to because of how disgusting this establishment is. I lived here for one year and it was horrible. I’m going to name some things I experienced while I was there: there was vomit that was in the hallway for 2 months and it never got cleaned up to the point where bugs were eating it. The mangers and workers did nothing when I called. Maintenance requests will never get fixed. The water is cloudy the place comes dirty. There were bugs in the walls and they would not get an exterminator. The workers and staff are the useless workers I have ever encountered. The one piece of advice would be to never sign here. I am surprised this place hasn’t been taken down yet.
