Horrible place to stay racist apartment complex and neighbor.who constantly calls the office and makes false reports.Complex doesn’t investigate they just believe whatever is said.I have a two year old and stay on the 2nd floor she makes minimum noise but apartments are extremely thin can literally hear your whole conversation standing outside.false reports about noise during quiet hours when we are sleep.granted she does make noise during the day time but we are rarely here due to me working but at the end of the day this is our home.our neighbor also puts notes on her door during the daytime telling people how to conduct themselves.while also falsely reporting any movement my daughter makes as after hour noise when she is only up during the day.they called on us reporting hearing yelling when literally nothing was goin on.We dont play music or anything just get reported for living in our home. Save yourself the trouble

I cannot say enough good things about this apartment complex. The location is great, easy access to I-10. It is quiet, the staff is fantastic. (Especially Vanessa who goes out of her way to answer any question you have). There is constant communication sent out keeping residents up to date. For the few maintenance request I have put in, they have been addressed next day. I highly recommend Lory of Tallahassee to anyone moving to Tallahassee.

GREAT PLACE TO LIVE! Vanessa is one of my FAVORITE people on this earth. She is always so willing to go above and beyond whatever it takes to ensure the residents are happy and taken care of. Diane is a great Manager too! The office staff all aim to please, beautiful property, place to be in Tallahassee!

Expect the run around from this management team. Our apartment had mold May of 2023 due to a claim made by the apartment management that there was a bath tub leak from upstairs, yet we saw no sign of water damage. They never sent anyone licensed or qualified to detect or treat mold, but the apartment did send the maintenance team to spray bleach on our ceiling. After calling and begging everyday for them to come treat it weeks after first reporting it. Then sadly the mold came back again and it spread on to all of personal belongings couches and it spread into all of our rooms. We reported it November and got our treatment in December after continuously calling every day and rarely getting a truthful or consistent answer. It seemed that no one seemed to know anything of our issue or have an update for us every time we call. They refused to bring in a mold professional once again. However they self diagnosed it with a leak and called in a plumber. The plumber made recommendations for cleaning the A/c system because it appeared rusted and dirty, because there was no leak, nor did I report one. We had to clean up all the mold expect for what was on our walls , and now they are claiming it is just "mildew".After seeing another post about mold and the negligence experienced by others I felt empowered to share my story in case it comes back for a third time. As a collective if we are noticing that this is truly a community issue, we should consider reporting this the health department so they can investigate this heath concern further. Long story short after speaking with Ms Diane and her team there was no treatment done for mold by someone educated in the matter and apartment management suggested the mold was caused by not running the a/c.But I have a hard time believing that is the true cause of the mold because we know as Floridians in summer, we always have our a/c on or else it gets hot. They offer a lot of kind words and sometimes empty promises, based on my past experiences I cannot expect excellence but the minimum to be done in regards to the maintenance team and property issues.Aside from the apartment concern, my community concerns are you are paying for a gated community that rarely has working gate meaning, there is free access into the property. During the summer time prepare to see kids (not from the community) jumping the fence to get into the pool and questionable pool water after a few days of pool cleaning. I also had an issue with my mail box key either not working or not locking after opening it but they addressed that fairly quickly. I just wish they were just as passionate tackling the minor issues in the same essence they tackle the devastating ones like mold.During this time period it was obviously a very dark time in my life because I was living in one of my biggest problems at that time, everyday without the certainty of when the troubles would be over.This is our 17 month living here and in the beginning it was great and even now despite our troubles the staff were super friendly! As of now everything is fine and we are content with our space but I wanted to write this for transparency and to share my testimony in case this resonated with anyone. Because I too was inspired by the past reviews to share and I believe everyone deserves a safe and healthy home.

Staff are super friendly, Apartments are super spacious and can tell they have been renovated. Pool is huge. Gym is nice . Everything has been perfect from the move in to now. Love it here. 10/10 highly recommend. Oh and the STAFF are amazing! Very quiet neighborhood.

MOLD MOLD MOLD MOLD MOLD !!!!!!If I could put a negative star I would.This place is a joke. The management team all are negligent and unpredictable. They say one thing and do the other! They will back door you and make it seem as if you're incompetent. I've been having mold growth for 2 months !!!! I paid rent those months and requested reimbursement for having to live in inhabitable conditions for 2 MONTHS! WHILE PREGNANT ! "Chrissy Hale" is supposedly the NEW regional manager. Called from a No caller ID... weird, if it's corporate wouldn't you think they'd have a customer service line in which you could reach back out to them ? I guess not.But anyway ... she was HORRIBLE with her communication approach, Definitely knows nothing about customer satisfaction or safety. She tried to tell me that they only could give a cap of 100$ then called back saying 200$ and when I called her out for basically lying to me she stated I was the one who made the comment of the 100$ being the cap, as if I know what THE COMPANIES RULES AND REGULATIONS are. Proceeded to tell me "well it clearly was habitable if you were living in it" EXCUSE ME? Who hired her to be in such position. They should be ashamed. I requested a transfer the first time I noticed it and was denied the transfer. Now that they see it's a reoccurring problem as I stated in the beginning when they just brushed it off like no big deal now they are offering a transfer ... but what about the two months I had to endure this mold which is on the other side of my BEDROOM! Which breaches our contract on their end and it breaches the Florida statute 83.56 ! Landlord has 7 days to correct mold issue .. it's been that x 8I should be compensated for the months I DID PAY during these conditions or at least a waiver for a month.I've been home for two weeks and was told roofers came to check and seen there was a leak "right above my apartment " how coincidental. So I asked permission to receive the company in which came to check so I could confirm and was denied the information so I asked her for the number or contact information of her boss and she stated "there's no one above me I'm the highest it goes" just to call Diane and she tells me that there IS IN FACT someone higher in rank than her.Hopefully MS. Debra can reach out to me regarding this issue since I'm being lead through an on going rabbit hole with the staffing here. Called her with the specific extension given to me by Diane and have yet gotten an answer.Here are some pictures so you guys can see for yourself . Absolutely terrible.Wanted to edit since the response to my comment below stated they offered a concession which is correct, I declined the offer as 200$ doesn’t equate to the two months rent of a 2/2 apt. And the headaches dizziness and fatigue I’ve had to endure . Let alone WHILE PREGNANT.Also Stated there’s a strict chain of command and procedures that they follow yet the regional manager knows nothing about the management above her? … can’t believe this company tries beating me upset when I’m the one having to deal with such catastrophe. Needs better management

Wouldn’t Recommend Living Here If It Was The Last Apartment Place Left, During My 1 Year Stay Here There We’re Terrible Huge Roaches Everywhere, The Gnat Infestation Is Awful (no fruits, vegetables, or plants were in the apartment), When You Call And Ask For The Property Manager They Tell You That You Will Receive A Call/ Email Back And That Never Happens, Molding Consisted In Multiple Areas Of The Apartment During My Stay. When I First Got Ready To Move In I Was Told I Was Allowed To See The Apartment BEFORE Moving In Only To Be Headed There & They Called To Say Policies Changed So I Couldn’t & When Move In Day Came The Floors Reeked Of Smoke & Dogs, The Walls Had Paint Splotches On Them That You Could See, So I Had To Delay Unpacking Until They Decided To Come Redo The Flooring Days Later!Not To Mention When Your A/C Goes Out Be Prepared To Have Hotel Funds My A/C Went Out While It Was 100 degrees (during the summer) Outside I Called The Emergency Line & I Was Told To Take A Hair Dryer And Blow Dry My A/C System Until It Came Back On Once Again That Was A Waist And I Ended Up Having To Purchase A Hotel Room Until They Actually Decided To Come Fix The A/C Unit. Make Sure To Throughly Go Through Your Lease, When It Comes To Florida Statues In Which The Environment Your Staying In…Staff Are VERY Rude, and I’ll Mannered!

The worst place I have ever rented from. Not one of the staff in the office is honest, especially the property manager Diane being the main issue. If I had a dollar for every time I was supposed to get a call back and didn’t, I could probably quit my job. From the roach infestation that we moved into, down to the AC being promised to be fixed every day for 6 days, having a giant hole in our bathroom ceiling from a leak they can’t fix and still nothing happening, this place is awful. They tell us no AC in the middle of summer is an emergency, yet do absolutely nothing to get it fixed. The only decent thing about it here is that it’s pet friendly.

Poorly maintained- I am disgusted by the overflowing dumpsters and pure filthy conditions of this property. I have delivered to every apartment complex in this city and I am shocked by how absolutely filthy this place is I was not going to write this until I just drove by their “maintenance” area and it looks like a dumpster exploded there too. Truly management here should be ashamed and lucky no one has called the board of health. There are complexes in town twice this size full of drunk college kids that are much cleaner by far.

Im coming to the end of my lease and I just want to say people in the reviews have said the office staff are rude but I haven’t witnessed this but once or twice and those ppl are no longer working in the office. The office staff and manager are kind in my opinion and have dealt with me and my situations fairly. I had pest issues and they had sent out pest control and I did a little work of my own and I hadn’t had a roach since.The neighborhood is safe and I’m loving how they are finally locking the gate and implementing key fobs and specified parking it helps with safety issues in the community.The two years I’ve been here I really do wish they had a park though. Tallahassee is already pretty boring the kids need something to do. The rent isn't bad in comparison to the current economy tbh.I wouldn’t suggest moving to Tallahassee if you dnt have a reason to but if you do this place should be on the top of your list of places for sure.

Im feeling terrible about this place , firts time in almost 5 years living here.Terrible administration!!! We are having a cockroach infestation on kithcken 2 months ago. Pest control have been at my apartment 2 times, and the problem is getting worst!!! We have been wattiing for them to come back since 2 weeks ago, after my husband went to the office and ask for the service!! TERRIBLE!!

TERRIBLE TERRIBLE TERRIBLE! Worst place i have ever lived in my life. Management is a joke. They are no help to their tenants and half the time don’t even know what they are talking about. The front desk girl is very rude in person and even more so on the phone. I would never recommend this place to anymore.
