We lived here for 2.5 years and absolutely loved it. We thought the staff, the maintenance guys and the neighbors were great. Love the landscaping and amenities too!

Very happy to have found our home at Provenza. So much so that we renewed for another 14 months. The management is great, the maintenance team is top knotch, the pricing is mostly reasonable and the amenities are certainly good enough, barely less than luxurious. My only complaint is the dog park - it's very small, there's often poop left around and there's a lot more concrete than necessary for an area that is meant for dogs to be goofing off and running around.Other than that the grounds are clean and well-kept and the location can't be beat - gated, tucked away and safe. Awesome walking trails and lakes. Amazing pool. Great neighbors. Highly recommend!

Provenza is an AMAZING place to live! Ideally located in the midst of the most desired location in the Tampa Bay area, minutes from both airports, and close to everything you need! The amenities are awesome, office staff is responsive, and the maintenance staff is always ready to fix and repair things. I highly recommend this apartment complex.

The best part about Provenza is that you don’t have to pick up your dog’s poo! Everyone leaves their dogs excrement lying on the sidewalks, in the grass, anywhere you can step on it. I love not having to clean up after my dogs! Thanks, Provenza!

Welp, it’s Christmas folks, and here I am trying to enjoy my morning when yet again, I find a pile of garbage at the compactor.During my frustration, a lovely Resident approached and I helped her with her trash to save her from stepping in the pile that was blocking the path to the compactor.I cleaned up a giant mess left by multiple residents yesterday, on Christmas Eve, just before I left for a family event. I come back later last night and all is well. This morning…… same old song and dance……I’m not writing this review to complain about the property, because it truly is lovely and has wondrous potential. The management team, Nicole and Stacey, in my eyes as well as the eyes of many other wonderful residents, are ruining the living experience of everyone living here and I want to put a stop to it. They’re unqualified, incapable, and are taking advantage of values set in place by ZRS Management.George and Gary are not a concern of mine or anyone else’s, and I’ve heard nothing but great things from residents regarding the maintenance team. I myself enjoy them very much and would love nothing more than to see them grow into the maintenance men they’re capable of being, if not for someone standing in their way.If you’re a resident here, and would like me take control of the situation, leave this review a thumbs up! If you are a potential resident and are looking to move here, I would wait. Their residency is low and they’re trying to make up the difference by increasing their rental prices which is unjust, unkind, and unforgivable.I have applied for not only the Property Manager position, but the Groundskeeper and Housekeeper positions and I will perform the essential functions of all three titles without hesitation and without prejudice.The residents of this lovely community deserve to live the closest thing to their best life as they can get for their money, because it is their money and they fought and clawed for it just like the rest of us. It was alright, my only problem was my A/C went out a total of 4 times during my stay. Maintenance was relatively quick however it was a hassle to deal with. In addition my one other complaint would be the condition of the apartment when I first moved in. Outlets not working, lights mismatched, dead roaches in the cupboards, screen from one of the windows on the ground on the patio. Other than that I had a pleasant experience. Responsive staff and pretty complex. One last downside would be the smell of pee around the entrances to building 4 from the numerous dogs. Overall I'd recommend however it may be a little overpriced for the experience you're getting.

Be careful! I rented and had a really good experience here. When I moved out I had an outstanding balance with Duke Energy which I took care of. Stacey Ramsey, the Property Manager felt it necessary not to call, email or text me there was a balance and immediately sent me to collections. When I asked her if she contacted me she said she emailed me and when I asked her to forward the email she never responded. When I asked her to get this removed since Duke is not affiliated with Provenza she never responded.As I mentioned in the beginning, be careful when leaving this property as they will have no problem sending you to collections without notice.

Walkways are disgusting. My guess is they have never been power washed. The elevator in the 8000 building is terrible. Broken constantly, disgustingly dirty, makes all kinds of noises, lights don’t work half of the time. As a previous reviewer stated, the certificate is expired and has the prior name on it even, yet the canned “reply” to his post stated they take concerns seriously… well obviously this management company doesn’t. For having several “maintenance” staff, this community sure doesn’t show well. I’ve never noticed an office worker doing any type of property inspection. This property has potential but needs lots of attention and it definitely is not worth the money. The location is great. Now I’m waiting for the review “response”.. ?

Excellent location and I love the royal floor plan (extra large 2-bed) that has the wraparound deck with pool view. It’s also very quiet here.My only concern is that maintenance is lacking. Little things go unfixed like holes in screens and not pressure washing the walkways. I have work orders from when I moved in that have yet to be resolved. Besides maintenance (and maybe my specific apartment is just in worse shape than others), I really like it here.

Gary took my boyfriend and I on a tour a couple of weeks ago and he was great. He was very genuine and not just a friendly front to sign a lease. the complex was sooo nice and a pretty good price. In a great area with lots to do as well. if we end up choosing to live in the st pete area this is definitely where we want to be!

How many times can an elevator be broken??? Clearly they don’t want to pay to actually fix it.Thank you from everyone in building 8000 who has an older dog on the second, third or fourth floor. Elevator has been broken 4-5x now in the last year. Unacceptable.Just after I get a response back, the elevator is now pitch black, creeks more than ever, and feels extremely unsafe. Oh by the way, the state permit/certificate was overdue last year for two months and it will likely be this year as well. I’ve never seen anything like it, we ask all of you to pay each month but we won’t fix a major issue for building 8000 that has been going on for about a year and a half. I would love for management to take the elevator three times per day, maybe they would think differently and make it known to the fat pockets above that this needs to be completely replaced!

Juan in Maintenance is a gem! He always responds to our requests in a timely manner. The issues I have is our A/C unit has gone out 5 times in one year. Twice was an actual fire hazard where the wires started to burn, and apartment filled with smoke. Fire Dept did have to be called out. Some of our neighbors have gone through the same issues. The Fire Dept is constantly here due to A/C's and fire alarms. How many A/C units need to catch fire for them to replace?? The front gate hasn't work in months. There are cracks in the molding which has led to a severe ant problem that has yet to be resolved. These issues should not be happening when you pay 2300 or more a month in rent.

Definitely a mixed stay so far. Staff is very unresponsive, we have had to submit multiple service requests for the same items and still have not had them resolved even though the staff marks them as resolved. There is trash left in the hallways and stairs (not in bags). We had a water outage due to someone hitting a fire hydrant and have been without water. On the other side, the apartment is very nice. The noise from the highway is pretty bad if you are on the side of the property near it. It is hard to say no dont come here, because our issues could just be happenstance but overall I cant say its been my best apartment experience. Im not a guy to leave reviews though, so for me to feel the need to write something does stand out to me.

The floors are extremely thin so you hear everything your upstairs neighbors are doing. Emailing the staff doesn’t do anything and everything is always broken. Dishwasher and ac constantly broken
