Terrible HOA, troubles with all silly things ad the office is closed most if the week! And who pays like extra charges/fines on top of paying about $300 HOA fee every month!

Harass everyone about simple things instead of fixing sidewalks...oh your grass is brown so what fix the side walks oh its one tire on the grass let me call a tow truck to put a sticker on your window

The rivercrest neighborhoods and neighbors are great. Now the community management is terrible. This community revolves around a few decision makers and tests the main issue. The clubhouse is not welcoming due to the managers. There are other similar and even nicer communities with better management and available to all the family members without all the hassle. My suggestion would be to built other recreation areas instead of this one little place for hundred or thousands of residents!

Definitely not a single star. We already paid in person the 2022 HOA assessment at the OZK bank at US 301 on the 12/20/2022, guest what: We received a letter on the mail today stating otherwise. Letter reads that we need to pay upon receiving it. My yard is one of the best kept in my block but that fact does not stop the violation letter coming from Wise properties managment every so often.

I moved here a little over a6 yrs ago. I love it here! We have gotten a few letters from the HOA, but they have always been respectful and given us time to correct any issues. The pools are amazing, only issue is the attempts to have someone running the cabana have not been successful! I am sure that no matter what community you live in there will be some who have issues! I can assure you this is one of the best!

We love the people, the aminities, plenty of activities for kids. Pools are clean, safe, beautiful. Staff is so nice. We feel safe here. Great place to be!

Great community - By the way, 99% of the negative reviews here refer to the HOA or HOSA related issues. This is the Rivercrest CDD (Community Development District) so those reviews should be left elsewhere.

DO NOT!!! I REPEAT DO NOT MOVE HERE!!!!! The HOA is definitely terrible I haven’t been here a full year just about 8 months and have received hoa letters since I moved in. The owners had a letter previously before I moved in that was never taken care of and I have been getting harassed since then. They don’t tell you exactly where the problem is reoccurring they just add 45$ HOA fee to your rent anytime there is a violation letter sent out. They do not give you time to fix the problem they just add it on. It’s a nice neighborhood but not worth the harassment. I will be moving immediately! I really wish I could break the lease!

My guests have experienced extreme racism from the Rivercrest CDD staff while using the facilities. The first time I was willing to brush past it, yet it's happened twice since with the last being the most unbearable treatment.

I think it’s great to be able to live in a place that cares about the value of our investments. The cdd tries very hard to maintain this community and people who don’t want to work hard to care for their own properties, well perhaps this is not the community for you. The community pool is great and beautiful it feels like a resort. The reason I didn’t give a 5 star is because I feel actual homeowners should not have to pay so much to use a grill or rent the space facility for a special event, more Summer entertainment for residents would be nice considering. Other cdd communities do more.

The HOA is constantly looking for things to complain about and trying to fine you . I guess they don’t have anything better to do then walk on your property to look for weed and small things to complain about . It’s takes away a from the enjoyment of owning a home . I feel as if I was renting , you can’t even add mulch to your lawn with out completing 100 steps and approval . Since I have move in it has been a night mare . Today I received a notice about a violation of mold in the drive way when there is none . I had to pay to remove my fence as it was in violation however it was approved and installed by the last owner . Why not resolve it then. It’s a never ending battle here . I will most likely sell and move this year .

I just want everyone be aware how this Association works. They are taking half of my deposit from a rent that I did a month ago. They said the place it wasn't clean, but they don't have evidence. So, when I ask for pictures or any evidence regarding that since is my money. The manager of operations said that he doesn't need to prove that, and they will take the money. That day before I leave I ask the 2 employees if everything was ok and they said yes. But now they are taking my money without any evidence.

I am new to the community. I signed my closing on 7/31/19 on August 1st I was already receiving emails about the weed in the drive way I didn’t even get a chance to move in .
