I currently live in The Rialto! The property is always clean. Luis Mercado always reacts quickly when I have any maintenance issues is always professional and makes sure we are satisfied before completing repairs.

Overall, we really enjoy living here. The apartment building is well maintained and the staff are always helpful. I also really love the dog park and all the friends I've made through our dog. The downsides to living here are out of the staff's control and I recognize that but it's a big factor in our consideration to move when our lease ends. First of all, the traffic is horrendous. It can take 20 minutes to get a mile down the road. We are also in the city and so there is a lot of loud cars or sirens heard at night. Lastly, there is construction that starts around 5am right outside our window which is very frustrating. A couple things in the building that are worth mentioning as downsides are that the elevator breaks often, there's a constant beeping sound on the first floor that is only sometimes attended to, and the parking garage pressure washing keeps getting delayed. All in all, those aren't huge problems, just small annoying things. The traffic is the worst part.

I love living at The Rialto. This has been my favorite place to live because of the space in the apartments as well as the close proximity to everything. Christian, the Assistant Manager, is professional and helpful when addressing any issues. I saw them fix the gym equipment quickly when some of the cables wore out. The maintenance team here is also the best. They address requests quickly. Luis, the maintenance supervisor, works hard and tirelessly to make sure the property is in great shape. I see him working around the clock. Just noticed the new dog stations today!

Christian is so professional and caring. He helped us through every single one of our concerns throughout our application process and move in. I cannot express my gratitude enough. We are so happy to be calling The Rialto our new home. This location is centralized to all of Orlando's prominent offerings and everything in between. I am very grateful to be here. Location is beautiful but property management was awful. Maintenance entered my apartment several times without prior notice, even allowed a third party in without my knowledge. I couldn’t get out of there fast enough. Would not recommend, especially for the price point.

I have been living here for about 3 years now. I used to love it here. Staff was great and property was good. Recently, i got new neighbors next to my apartment and they smoke inside the apartment. Somehow, someway, the smell is coming into my closet into my bathroom and my bedroom I don't smoke weed and i don't mind people that do. But i personally don't like it. I have a 4 year old and he has been smelling that as well. I have contacted the office and call and send messages and they don’t do anything about it. They have zero response to my issue and they don’t care to do anything to resolve it. I contacted the office when my closet, bathroom and bedroom was smelling like weed and Olivia, did not want to come up and be the witness Christian, the main contact in the office, said they needed.it is very concerning that the office would not do or attempt to do anything about it. Office has been unresponsive and simply don't care about their tenants issues. They care to just rent their units. Before i would recommend this place but now, honestly, i don't. Office staff seriously don't care about you. They imply the do but they really don't. In these almost 3 years, i have not put a complaint or anything but this is really bothering me as a tenant. Very disappointed

I’ve lived at the Rialto for 3.5 years. Great location with close approximately to the best of the best of Dr. Phillips. Everyone in the leasing office is super helpful! Luis and Mike (the maintenance men) are always super quick to help and provide excellent service!

Luis and Mikey are the best maintenance people. Whole reason I’m staying is they are very responsive (even in emergencies) especially when the water heater was breaking or AC went out! 10/10 great maintenance experience.
