Great location! Units and bedrooms are big. Not perfect but the overall quality is fantastic. Everyone is nice and respectful thus far. The office personnel are lovely especially Rebecca and the Manager. Nice, professional and accommodating (very grateful!!). Big and active maintenance team.

?? Hello w?rld I would like to take time out and recognize a wonderful and very professional staff member, when it comes down to getting the job down. Her name is (Ima.) Ima has always made sure my work orders are complete and have been done to my satisfaction. Ima also has a listening ear at all times. She has a very humble & patient spirit. I could go on & on about how all apartments should have someone like Ima working by their side. ? telegram to the best!!! Ima girl keep up the good work with changing lives and doing the Lord's will. Only been in the apartment for four days and NOTHING bout roaches EVERYWHERE this is so disgusting I would never recommend anyone to live here . It has been roaches everywhere and no one does anything about it so far it’s ridiculous the lady Rebecca said this apartment was ready for move in so we could move in early day TWO we had live roaches running around everywhere!! Again no help and we haven’t been here for a week and see more than 10 roaches a night I’m scared to move my furniture in here
UPDATEEEEE**** it’s been two complete weeks since we moved in. WE have not got groceries due to the infestation of roaches we bought traps to see how many there is in this apartment! We have no food here and over tons of roaches on the trap within 2 weeks this is insane they would rent a roach infested apartment out to anyone!

I Love the Grand Reserve at Maitland Park apartments and the area they are located. The staff was pleasant and really nice. I would definitely recommend these apartments if you are looking for a new home. My experience was awesome! Thank you to the staff at The Grand Reserve at Maitland Park!

If I could give less than a half star I would.I have lived here for three years since 2021 so you can take my opinions as FACTS at this point. Sam and Ima in the front office are some of the worst in customer service. The grand reserve is a SLUM full of trash - from the actual trash that never gets picked up to the front office clerks and MORE ! If you like roaches and rude property managers please, by all means, rent from here. However if you enjoy being treated with respect and common decency RUN FAR AWAY - as they don’t believe in treating their loyal residents with such. Ima and sam watched me and my small children for 15 plus minutes in the hot heat try to get into the pool. Amenities we pay for and should have been opened hours ago, suffering in the heat as they sat in the office and gave a rude nasty attitude upon watching us struggle, when I finally walked over to the office and asked for assistance. Horrible customer service and horrendous place to rent ! I was happy to send them my notice to vacate ! Good riddance

Please READ. This is a nice area for the price, it’s pet friendly, management tries to do the right thing by addressing what they can when they have the time. The reason why I gave them a 3 is because, the trash is an issue, people smoking weed outside your door and kids playing banging on your door then running and roaches. I wish it was better handled by management which I know it can be but this is my review.

Key words: MOLD, PEST, COCKROACHES, NARCOTICS , POLICE, FILTHY, UNSAFE!!!!!
The buildings may look nice, but they are very deceiving. Management and the leasing office are very disorganized and unprofessional. I originally wanted a 12 month lease, and I worked with Kahynia the leasing agent. At the last minute, she switched my lease from 12 months to 15 months. When I confronted her about it, she said that there was nothing i could do to change it, even though it was her mistake.
I kept an open mind about the apartment because it looked nice. However, It soon became apparent why the building is rated 3.5 out of 5.
They put a fresh coat of paint on the walls to hide the MOLD in the bathrooms and kitchen. It will not become visible until you have lived in the apartment for a few months. Unfortunately, at that point, it is too late. They also have a major COCKROACH problem. Giant Cockroaches will randomly appear inside of your apartment through the drains in the bathtub, and if you want to shower, there is a chance that you will randomly find a giant cockroach in the tub or on the walls. Squirrels will also go through your trash and make a mess in front of your apartment. The lake is FILTHY and full of dead animals. It constantly SMELLS like a dirty swamp.
The POLICE are constantly called to the complex. At one point, the HELICOPTER was here with a spotlight aimed at the neighboring building because of a NARCOTICS bust. There was even a time that I went to speak with management in the main office, and I had to go around squad cars to talk to them. They did not seem to mind and brushed it off. People will constantly smoke NARCOTICS in the open near the lake, and management will do nothing about it. People will party all hours of the night, and will even knock on your door.
The pool, laundry, and gym are constantly shut down.
I have lived in several rental properties, but this is by far the worst one. Prepare to feel UNSAFE and worry every time you leave your home, especially at night. Word of advice, PROTECT YOUR PEACE OF MIND!!!!

The manager is the greatest she’s very respectful and loving, the maintenance supervisor goes over and beyond to make everyone feel special. This is a great place to raise your family… shout out to the porter Dee he is the best especially when they have events.
