I made the mistake of using this company to manage the rental of my home. They do not care about your property. I was told they rented my house to a single person, which was appropriate for the size of my very small house. Instead, there were three adults and two children living there. In just a year, these people destroyed my house and ORPM allowed it. They did not perform the promised walk-throughs or check ins to make sure the property was being maintained. I was told I would be responsible for all of the repairs after the tenants moved out instead of taking it out of their security deposit. Isn't that what the security deposit is for? It took a professional cleaning company coming out to the home twice and my friends and relatives helping me clean before it was even habitable again, never mind the repairs that I still had to have completed. I would not trust this company to manage rental of a dog house, much less someone's home.

After increasing the rent by 300 more a month, they had the audacity to lower the rent for less after I had moved out. Let’s not forget to mention they will rob your security deposit. They will look for any reason to make money out of you. Plus, they never respond to emails or maintenance request.

Very disappointed after having everything approved and send money for the house that I was supposed to rent they decide to end the contract before moving date and the notice was sent a week before after the moving day.

Bricen Wood is a tyrant.
Do not rent under this company, they will consistently harass you during your move out process. I've never had such issues with any other property management in Orlando after 9 years of renting. They have 2.5 stars for a reason, listen to the reviews.
They will begin attempting to schedule showings for your unit the week before your last month and then the entire last month of your lease.
They will lose a key on file for your unit then make it your fault. If you move into an HOA. affiliated complex and have issues they will do nothing to help, and you won't matter because you're a renter. Want to know the rules and regulations of common spaces, to bad you don't matter you're a renter. All of the other units are allowed to decorate but we were told numerous times by ORPM that we weren't even allowed to have a flower pot on the walkway leading to our unit.
They will wait till the last minute end of day to schedule showings with less than a 24 hour notice which is required by state law, then try to gaslight you and convince you that they're a moral company that abide by state law.
Avoid if you don't want to be harassed by Bricen Wood and his gang of tyrants.
I'd give less stars if I could.

Absolutely TERRIBLE customer service. I have been trying to view a property on Bloomfield Drive in Kissimmee for over four days now. If you are the owner of this property, you should be aware of how terrible the Customer Support is in, trying to set up a showing. I have now come to the area two times from a 2 Hour Dr. only to find out that I could not see the property once getting there. Today I was supposed to have a 430 appointment Home with an agent and was told that there would be a lock box on the house instead so my 430 appointment was canceled. Upon calling back because I saw no information on the lockbox Was no lockbox and there never was going to Then was transferred to Completely opposite. All in all today I spoke Who all told me a conflicting story. One agent that I spoke to assured me that she was in charge, and she would see to it that Property at 5 PM today with a matter of minutes Back and told me that was not possible. I then made a final attempt to call Speak to someone and scheduling again. He told me that he was notified that there would be a lockbox on the house. When I asked him who I could speak to, that would have the accurate information information and who could actually help me he was unable to transfer me or provide Or information. Finally, I gave up on viewing the home. I have been a property manager myself for 20+ years And this is a prime example of poor representation of an owner. This property could have been rented Monday as I have money in hand. Communication is absolutely terrible here. I’m grateful no money was exchanged as the reviews all seem to confirm the same type of concern

If you live out of the area or state - you can't apply for any of their properties without viewing the home in a showing in person - even if you fully qualify for the property... They don't mention this in any of their listings either. Very frustrating

Applied for a rental after confirming with the leasing agent that my move-in date would work for the property manager. A few days later I received an email stating that the move-in date wasn't soon enough and so they rejected my application (oh, and they're keeping the rental app fee). Total scam. They'll show you properties and encourage you to apply, and then just walk away with your money. STAY FAR AWAY.

Please do not rent from this company whether it be directly or through air bnb. We planned our family Christmas vacation, my 39th birthday and a 15 year wedding anniversary for 12/26-1/2/2024. After being charged almost $5000 and receiving all the codes for the gate and the home, we drove almost 16hrs to enjoy our holiday break. When we arrived to our vacation home at 8pm, we were shocked to find another car parked in the driveway and our code did not work. The family inside was kind enough to come out and explain they had just been reassigned to this property due to a booking mixup and had arrived at 5pm.I immediately phoned the number provided by airbnb on all our confirmation documents only to be met by Jeanine an after hour associate who was powerless and could only "message" the ORPM team. After several calls, she instructed us to go to the club house and await further instructions. The club house closes at 9pm. We got there around 8:48pm. The 2 women at the clubhouse were just as shocked as we were and immediately started calling also trying to get us a resolution, as they were closing I'm 12mins. Needless to say, that got us no where. They advised they were going to speak to their manager the next day and press to no longer do business with ORPM due to this horrific experience and lack of customer service.At 9pm we were escorted out of the club house, all 15 of us to the cold concrete steps with no where to go, and left to figure out where to find alternate accommodations at 9pm on 12/26/2023- the day after a major holiday. You can only imagine the lack of availability we encountered due to the size of our party.I refused to take "no" for an answer and took it upon myself to call this piss poor management company every 15mins. Finally, at almost midnight, they called with a solution for the night. They wanted to refund all our money and would provide accommodation for 1 night but we needed to be out by noon the following day and by then, this would be resolved.9am the next day came and no one had called me- so again, I called around 9:34am. The woman answering the phone was completely familiar with my situation and advised she was.aqaitinf instructions again from this "management" team and advised I now had a "case" with airbnb and should await further instructions from them.I never got a call. Never got a resolution or response. I did a search and found another property almost $1000 more.for the remainder of the week and booked it.By 12/28, 4 of us were sick. Running fevers between 100-102.1 probably from standing out in the cold for almost 4hrs with no where to go and stressing about what to do with our children.They refused to do anything for compensation or even let us stay in the house they "found" shelter for us for the night.PLEASE SAVE YOUR FAMILY THE STRUGGLE AND THE HEART BREAK AND RENT FROM ANYWHERE ELSE.Photos attached to show the state.of the property they "found" for us. I cannot even explain the way it smelled not clean- that's for sure.Again- tgey do not care about you. Find somewhere else.

We rented a vacation property managed by them and PLEASE DO NOT USE THIS COMPANY. We arrived on 12-26-23 for our families Christmas Disney trip ,15 year wedding anniversary and a birthday. It was an awful experience. We arrived after receiving all of our check in info we pulled up to our almost $5,000 rental house and it already had another family in it. We couldn’t believe it. We knocked in the door that family had the same check in info we did and they said they had just gave them that property today because it was a mix up. We called the office and of course an after hour lady answered she didn’t know what was going on so after 3 hours of many phone calls back and forth and sitting outside on the clubhouse sidewalk with multiple tired children we did just drive 16 hours they said they were gonna cancel the reservation and refund us our money. We are 16 hours away from home and nowhere to go a party of 15 . They let us stay in another property for the night and pretty much said that was enough compensation for our troubles! We will be talking to a lawyer when we get back home because this is not acceptable. This was our children’s Christmas gift. So after spending a lot more money we found another home close by THANK GOD because they could have cared less! PLEASE LISTEN TO THE REVIEWS! I hope everyone has a blessed NEW YEAR!

Listen to the reviews!!! They will take money out of your security deposit no matter how spotless and unchanged you leave the property. We had lawyers review the claims and they said that their claims were almost entirely invalid, and that they clearly make money from security deposit holdings on purpose, as they also have a fee attatched on top of whatever they randomly decide to take out of your deposit. They don't give you detailed descriptions of the "issues" they found, and any correspondence with them is almost impossible. We decided it was not worth the trouble of court for the amount they took, which is undeniably what happens most of the time, and they know this, which is why they do it. Furthermore, they did not send the check with the rest of the deposit in the mail in any timeley manner. We had to email, call, etc. over and over again with promises of calls back etc., and it never happened. I had to call their accounting department specifically before anything got done, and after all of that they said "oh we thought we sent it". By the time we got it, it had been 2 months since we moved out. Unfortunately, they got it to us just in time for it to be technically okay under Florida Law. They do not answer the phone, get back to maintenance requests, or respond to emails unless you contact them 5+ times. The "property manager" is even harder to get a hold of, and if you ever need actual help with anything you will never get it. Maintenence orders get "forgotten" constantly and they clearly don't care about their tenants. On top of all this, the house we rented is complete junk. Countless paint scrapes, holes in the wall, broken floorboard, window issues, door seal issues, etc. Our washer, dryer, and fridge all broke while we were residents there for a single year. It took forever to get replacements as well. The air conditioning broke a minimum of 5 times, and that's just counting when they decided to actually send a maintenence company out. The back sliding glass door was broken and had holes in it, allowing bugs, dirt, water, wasps, etc. into the house. We put at least 4 maintenance orders in for that while were there, and they had someone come out one time, say they needed to order a part, and then never came back. We also found termites, carpenter ants, or something along those lines (we think carpenter ants) in the wall behind the fridge. They actually broke through the floorboards and hundreds of them were sitting in the area, most of them dead (unsure why). But what did the company do? Hired someone to come out and they decided to just repair the hole and that's that. I have never experienced a more unserious, scummy, and horrible group of people in my life. Trust the tons of 1 star reviews on here and don't make the same mistake we did.

Literally scammers. They are in it just for the money. We scrubbed their place upon moving out and left it in good condition and paid to get the carpets cleaned. A month goes by and we get a paper in the mail, they stole our $1900 security deposit and then required us to pay more money based on bogus charges. You’re telling me it cost $1900 alone to paint three bedrooms and a hallways? They left mirrors in the garage when we moved in and are charging us to remove their mirrors. All in all save yourself and take your money else where. It was clear they already spent the money and had no intentions of giving it back no matter how the house was left.

If I could give this company negative stars I would. I am a tenant at one of the properties that ORPM manages and it has been the worst experience ever. Mary Barker(The Director) is the most unprofessional person I have ever come across. She is literally clueless to any issues that are going on. Binekka Shafer(Real Estate Agent) and Maria Galaviz are no better than Mary at their jobs. All three of them do not take your calls or answer emails. There is no communication among them or with the HOA. They are liars and do not take responsibility for all of the errors that they make. Marcia Quan, the owner of our apartment is a slumlord. She doesn't repair or upgrade anything. All she cares about is getting her rent every month. We are owed over $300 for background checks dating back to 2020 and we have yet to be reimbursed. PLEASE DO NOT HIRE THIS COMPANY. There are so many other reputable companies to choose from. Save yourself the headache.
