Great Community! This has been one of the best apartment complexes that I’ve ever rented at. It’s going on 3 years and the staff are very friendly and they maintain the community so well. So professional and maintenance do not take a long time to respond or fix things. Very quiet, and they stay on top of things. So pest or critters in the units. Very spacious. 10/10 highly recommended!

Unfortunately, I have yet to comfortably call this place home and I’ve been here for over a year. I’ve had issues since the 2nd week of moving in. Since day one, I have always been considerate of my neighbor below, but unfortunately she is a “Karen”, sorry but not sorry for stating that. I have an 8 and 4yr old who are active kids. I always have to remind them not to run, jump, hop, skip, and/or stump on the floor, but they’re kids, it’s going to happen. Long story short, neighbor below has called the leasing office and community officer SEVERAL times about my girls. Has also complained about overhearing what has been said about her in the privacy of my home, but was never physically said to her. Long story short, I had enough and finally went to the leasing office to complain about feeling harassed. I spoke with Alisha and was told they have entered neighbors home several times to sit and hear what is going on in my home, deeming each time that it’s considered daily normal living with children. Also, that the units were poorly insulated and could hear almost everything, including conversations in the home. Wow, who knew!? But at the end of the day, I understand that I reside in an apartment and I’m going to hear others surrounding me. This is just the con of an apartment. So anyway, next you know, I receive a call from Alisha about neighbor stating she’s overheard from our home that she’s called “the crazy lady” and that we need to be mindful of what we say because it’s a form of bullying. Wait, are we in high school or something, and am I NOT allowed to speak freely in my own home???? Let’s just say, the conversation between Alisha and I didn’t go so well because I was just confused as to why I received the call in the first place. Since that phone call, it seems as though the harassment has multiplied and now we’ve been receiving violations. I was playing music one day in my home and my girls were dancing, but at some point they started to jump around and told them they were jumping too much. A few moments later, my husband receives a call from Alisha stating she was walking past our unit in the breezeway and could hear the music, which she took a recording of because it was considered too loud. Mind you, the music had already been turned off before the received call. The next day, a violation was placed in the door stating, “playing loud music and could hear an adult telling kids that they were jumping too much.” Well, in my opinion, if you could clearly hear me telling my girls they’re jumping too much, the music wasn’t that loud. Anyway, 2nd violation was received this morning, July 6th stating, “On July 1st, there was loud yelling and loud walking after 11pm.” First and foremost, the violation was signed and dated by Alisha on July 5th and marked saying we were not home when issued. Unfortunately, that is a lie because I was home all day, never left the house and my husband took out the trash later that night and said there was never a letter in the door. So that means the letter was placed Saturday morning, a day they are closed and did not want to confront us. Secondly, my girls are always in bed by 9pm the latest, so there was no reason for me to have been “yelling” at that hour and again, you’re going to hear whenever we walk across the floor. Hell, I’d be complaining all day and night about neighbor above because you could hear EVERYTHING, but I understand I live in an apartment. This is just the con of an apartment.
I am over the harassment and will be calling corporate for not being treated fairly. I’d hate to deem this as a race issue, but that’s how this place makes us feel. Sadly, in my opinion, if you have children and want to live comfortably, Arbours at Crownpoint is not the place to be. I can’t wait to be out of here in October!

Did not end up renting due to finding something more suitable. The woman with the frenchies who took us on our tour was very helpful and the units are large for the price range. Beautiful kitchens

There's been blood splattered at my front door, after a fight broke out there.
2 months of asking for someone to pressure wash it and it's still there. Even offered to do it myself but was ignored.

My fiancé and I have been living here for two years now and love it. The apartments themselves make the most of the space and are spacious overall. Everyone in the office as well as the maintenance crew have been extremely kind to us. The residents are very kind overall - at least the ones we have come across. I highly recommend getting on the waitlist early to get the apartment you want. Regarding the noise, it is about the same as every other apartment I have lived in. I expected the noise level we are currently dealing with. I would recommend requesting a third-level apartment or looking into renting a house if you are sensitive to sound.

I'm coming up on my third year of living here. It's my favorite place that I've lived in so far and I want to stay here as long as I can. I've gotten to know Alisa, Alisha, and Stephanie in the front office as well as Alex on maintenance staff which really helps with feeling connected to the neighborhood. They really help the best they can if you're amicable.Before COVID we had many social events in the community and they're getting creative with bringing them back. A few outdoor socials have been held and several food trucks have been invited to the community.I like that we're a gated community and I hope future residents will value keeping the gates secure :) The vehicle gates operate 99% of the time and I put instructions on how to enter in both English and Spanish for delivery apps.We're across the road from a school and maybe 1 mile away is the high school. I live in the middle/back of the complex and the school noise is negligible. I'm a very heavy sleeper and understanding of upstairs neighbors so life noise doesn't bother me. I wish new people were more aware that we can hear eeeeeeeverything in the stairwells. Private phone calls taken outside, stomping up the stairs, the end of get togethers late at night. But I hear nothing from next-door neighbors so long as everyone is inside.This is my first Florida apartment with zero roach problems (knock on wood). We're on the 2nd floor and we keep up with pest control for silverfish in the bathroom. In previous apartments I learned that roaches are just native to Florida and so long as you're not infested, you're safe and it's just something to be dealt with.I've heard that maybe a few less-than-stellar people have moved here in the last few years and might be spoiling the area a bit. Nothing catastrophic I think, just a little careless behavior. I don't know who they are. Sometimes having a lot of fellow young people (40 and under?) makes the neighborhood feel a little transient because renters move so often in Florida. We do have a lot of retirees here and they're awesome! Since there's a waitlist to get in I hope management is more choosy with who to give leases to.I hope that anyone new who moves in follows the rules. Instruct your guests/delivery drivers on how to enter the gate, no smoking, sign up for the free Parcel Pending lockers, pick up after your dogs, keep your dog on a leash at all times outside the dog run, clean your front door with bleach.I want to add more later to give an honest look of what it's like to live here. I want to attract good neighbors!

Poorly built apartment. Floors are Poorly insulated from noise. Nothing but constant noise from the neighbors living above . You can hear every step they take. If they flush the toilet you hear it. If they open a draw you hear it. They stump their feet on the ground when they walking you hear it. I have never lived so uncomfortably in my life .This is supposed to be a gated community however the gate is always broken so anyone can drive in and out as they please . Walls outside the apartment dirty, hallways are always dirty and pool areas are closed half the time so you can't enjoy the amenities you are paying for.Really feels like subpar living for the price we have to pay. It definitely isn't worth it. Nothing upscale about this place. I definitely wouldn't recommend this place.

Stephanie who works in the front desk is beyond rude. I tried to submit an application to live there and her and her boss were trying to be little me and my income telling me I can’t afford it and how am I suppose to afford anything on my own. Also telling me I don’t work a real job or have real bank statements. Which is not accurate cause I’ve worked at my job for 2 years and had the same bank for 2 years as well. They can’t even look you in your face when they’re speaking to you. Extremely RUDE!!!!!!! This place just wants to take your money in reality I could care less about spending my money on an application but it’s simply the way they spoke to me and how nasty Stephanie was about it. Very unprofessional place. I really think they an issue with people of color . Any person who walked in while I was there of color they gave them an attitude.

I’d like to start off by saying there are several nice things about this apartment complex. The size of the apartment can’t be beat. The kitchen is amazing; it’s open with lots of cabinets and counter space. Nice modern appliances except the refrigerator is too small especially for a three bedroom apartment. The master bedroom is a great size! Master bathroom has a very nice walk-in shower. A nice screened-in porch with a small storage closet. It’s a smoke free community. And the only complex that I know of that has garden spaces for the residents.The apartments are very energy efficient, despite the shoddy construction. You can hear everything from your upstairs neighbors. When you’re in the master bedroom or bathroom you can hear everything in the outside hallway. When someone above you flushes the toilet it sounds like water is coming through the ceiling and walls. When I first moved in it would wake me from a dead sleep and was quite startling. Neither bathroom has a linen closet so all towels and paper products have to be stored under the sink. The bathtub in the guest bathroom is extremely narrow and shallow, and really not suitable for an adult. The carpet in the bedrooms is very cheap and wears down very quickly. As for the outside of the buildings, there are holes in the overhangs and the building trim is coming off. This has been going on for the last several years. None of it has ever been fixed. This is supposed to be a gated community however, the entrance gates are ALWAYS broken. Sometimes taking weeks to get fixed. Also, only one resident per apartment can have access to the guest call box. This is a major problem when that resident isn’t available to answer the call box when a guest arrives. We have to go to the front to physically let in our guests. Not sure why everyone on the lease can’t have a different access code especially since all other complexes allow their residents to have separate access codes. There aren’t enough parking spots around each building to accommodate its residents; leaving residents having to park in the back of the community or up next to the pool area. Because residents don’t have assigned parking spots or a parking decal you never know if it’s guests or residents taking up the spaces. The staff is ALWAYS friendly but sometimes less than helpful. Your complaints and concerns will fall on deaf ears most of the time. We have contacted the office staff numerous times regarding our upstairs neighbors, even sent recordings of the noise. We were told to contact the courtesy officer, which we did. He was very nice and immediately went to talk to the neighbors. Fifteen minutes after he left the noise started again. The noise is a everyday, all day thing so contacting him every single time would be endless. I can only pray they don’t renew their lease because everyday it gets worse and worse.All I can say is do your due diligence before signing a lease. This complex definitely has its advantages and disadvantages.

Nice place & quiet outside for the most part. MY BIGGEST problem when moving in was big roaches in the bathrooms I reached out via email was told someone would come out never did I end up taking care of the problem myself! Never got to use the gym in the almost 2 yrs I stayed there! The gym hours they came up with was the hours most people are at work I thought that was so stupid but they could have community events so Covid is no excuse! Everyday I was killing these bugs below! They do text a lot & can come off very rude other residents have mentioned this as well!

I absolutely loved living here. The neighborhood is nice and quiet and always so taken care of. The layouts of the apartments like the Hawthorne were just breathtaking. The community garden, the pool and the gym are such a nice touch to the neighborhood as well. Having the west orange trail so close by is great for anyone trying to get some fresh air. If I wouldn’t have bought a house I would have definitely stayed here longer.

Service sucks, even light bulbs the renter have to replace them. I live portofino way for 5 years and me moving here and see the kind of service I get for the money I pay is absolutely disappointing.

The apartment was beautiful though the granite tops hide food and dirt buildup so you have to be very thorough in your cleaning. On paper, it's a really great place; close to Publix, Walgreens and fast food. But if you want quality shopping, you're going to have to drive a bit. There was constant construction around us so noise, dust and dirt were a problem. It's a "gated" community but the gates rarely worked, remaining open most of the time. Lightening strikes, I get it, but 2 months to get repairs is ridiculous. The gym has potential but the carpet is coming up in places, lights coverings fall down and the chest press took months to get repaired. Their COVID restrictions don't allow use before 9am and after 5pm discouraging use by most working people. The pool is tiny.Front office staff was cold and dismissive.They use the word "luxury" but they haven't earned it.
