emerald villas is a property that is ran by Reality group but from research it seems to not promote property assuming because it is considered a Low Income housing. Unfortunately the residents who live on that property suffer due to the poor management. Reality group has set in place a “property management company” TRG MANAGEMENT to intercept any complaints that residents intend to make forcing them to continue to deal with the unprofessional behaviors and actions by staff on property. Contacting TRG I have never had anyone answer a call return a voicemail or an email. When asked the property manager at emerald villas gladly gives you a phone number for Trg management with no extension no point of contact. Knowing that you will never get in contact with anyone

I’ve been renting an apartment managed by Related Group at Eve at the District for the past year. I’ve had the worse experience with them.
1 week after moving in, 14 cars were broken into the building’s garage. Management had been dealing with break-ins for a year a that point. After much pressure and the news showing up, they agreed to a town hall were security measures were agreed on. To this day, a year later, they have done nothing.
The dog park is filthy, smells like pee and there’s dog poop everywhere.
Package room system breaks down all the time and packages get lost or stolen.
Third elevator has been broken down for around 2 months. Getting an elevator can take up to 10 minutes.
There was a shooting in the lobby by a new resident 2 weeks ago (yeah these folks don’t do background checks on new residents).
The manager, Erika, is an alcoholic who is also a resident. Cero accountability, does not respond to concerns or emails, rude, unprofessional.
They wrote me to renew my lease last month. After I wrote a google review on the building, they sent me a non-renewal letter from their lawyers. That’s how this company reacts to an honest google review.
You should be ashamed of yourselves.

If I could leave a negative review for this apartment complex manage I would. The Managment turns over about every week with new staff of some how lower intellect.They recently got bought by a new company and implemented new rules without telling the community and have no concern with helping their tenantsThis apartment complex has been ravished by mold and terrible staff since the days the doors opened.Breaking down walls and an ever rotating staff who has one thing in common- incompetence!There hasn’t been a manager that’s lasted 3 months and this time a whole new company bought it.They implement a few changes/ in which they told no one and have been penalizing us since.Oh and did I mention they have a portion of second 8 living here?So if safety isn’t a concern- this is the place for you!!!

ROACHES ROACHES ROACHES, we've lived at manor lantana since January 2022. At the beginning of November we found roaches in our unit in the kitchen.we asked to move to a villa. Which is what our contract was for. But after we packed our entire lives and arrive here, they told us the villas weren't available. Strange but what could we do? We had an entire truck full of our things and a car we towed. it is now December 5. The roaches have now spread to other parts of the unit. Manor Lantana told us we can not spray or do anything about them because it will effect what the exterminator is doing. At this price point its inconceivable that we have to pay to live with roaches. They correspond with us one time a day in the afternoon. We asked to move to another unit/villa and you guessed it .. it will cost us more. To date they have not eradicated the infestation, we just sent another video to manor lantana this morning with roaches walking up the wall again..They will not us to move into another unit outside of this building. We suspect that all of there units have roaches. Its been one thing after another with manor lantana. Still living with roaches.Be careful

Beautiful place to work at. The company itself is an amazing place, the people are nice. The HR team is super understanding and supportive. The AP department management is awful. They make you work overtime with no pay. She expects you to work at all times. She’s unprofessional, speaks to you rudely and then blamed it on you. It always ends up being your fault. This place needs better management. The workload is to a max, one person can’t do the job alone. The manager promises to get you help and 4 months later nothing has been done. Both of the managers hardly ever show up and then expect you to work from the office every day besides once a week. The managers are best friends in this department so they protect eachother but if it comes down to their boss being involved they throw eachother under the bus. People are always leaving, it’s not stable due to the management.

This company does not care about the buildings they own. Quite a few of their properties have broken elevators, electrical issues, and more.My friend almost fell through the stairwell because of the deterioration due to age. They got stuck in the elevator multiple times since living at their residence.Most of their buildings were NOT designed with ACCESSIBILITY in mind. It was only designed for outside appearances in mind.

I am disappointed because Mayor Carlos Giménez sold one of the largest properties in little Havana that belonged to the low-income Housing Department and the treatment of the new administration as the manager Dayanna is disrespectful to the residents and she says she is pregnant, Apart from that, no one or any of the staff wears masks in the office and that includes many residents who enter and leave the office. I am at risk, they also sent us to request the documents supposedly to begin making contracts for the residents and since September 2020, we are already in January 2021 and the contracts are conspicuous by their absence and in the same way since October 1/20 they gave me a list of authorized places to go to pay, I can't do it since none of the people who work in the office have taken the time to fix the mistake in my personal information. I also asked them for a phone number to communicate with their superiors and they gave me a number that no one answers, the correspondence does not come with the name of this company, it comes with the name of our community, it is as if this company were a ghost, where are their offices to file complaints? What kind of people are those who are managing, because they don't show face. And they also don't want to answer the phone and if I go to the office they tell someone no and it's lies, if they don't get the maintenance manager to talk to someone, am I going to talk to that guy if he doesn't have knowledge of office things? I hope someone above takes the time and calls me. Thank you mrs. Diana Vega

DO NOT BUY OR RENT ANY PROPERTY BY THIS DEVELOPER!I have personal experience with living at one of Related’s newly opened in 2018 developed properties, Paraiso Bay in Miami. This is a failure of a building! The drainage and plumbing systems are basically non existent. Every time it rains here (and that’s a lot in Miami), the elevators shut down and residents are forced to take the stairs and there are 50+ floors! Overall, Related Group and their Engineer failed to provide the proper drainage systems; therefore, the whole building is completely ruined. And I can’t wait to move out! ?EDIT 3 MONTHS LATER:I’ve now learned that Related is in a multi million dollar lawsuit with our building because of all of the cheap construction defects that are endless. They failed to provide any insulation in the walls between each unit which means you can hear your neighbors perfectly. I’ve been kept up at night by my neighbors partying during the weekdays. To add to this, everything is constantly breaking inside the units — from our AC breaking for several days this past summer to our power outlets never working to door handles and baseboards falling off to our dishwasher moving and falling out of the kitchen island. I could go on and on. I’ve NEVER experienced such a disastrous living situation — they might as well tear down the Paraiso buildings and start over again with a DIFFERENT DEVELOPER.As for me, I’m planning on moving out ASAP because these living conditions are unlivable.

STAY AWAY! They are the worst, most unprofessional developers. Bought pre-construction was a terrible mistake. They sell "luxury" but you'll get cheap materials, unfinished units, mold. Their buildings are falling into pieces... go read reviews of Paraiso Towers, SLS, Brickell Heights and you'll see the nightmare it is for people to reside in anything developed by them.
