last year Royal Management has recently taken over my association. Since then all my checks have been lost. Only to find them months later and cash them. When I tried to speak with the Property Manager Ariana Gutierrez she refused to answer my calls. In fact their REAL policy is ignore ALL incoming calls. Seriously, they will tell you not to try and call them because they ONLY respond to emails. Elevator has hasn't worked in weeks! I have other properties and NONE make you feel as bad as Royal Management. The last 14 months have been hell. If you want to bullied around, made to live in squalor, and treated like a deadbeat then I recommend you hire Royal Management.

Hello I am renting a home thru a gentlemen here in Cedar Rapids his name is Robert Hurwitz and have been having some major major issues. I don’t want to blast him on here and I know it’s not your company’s fault when some do this but maybe if I talk with someone we can finally get stuff done this is not just little stuff it’s I have lived here since January for 1000.00 a month all bills paid 2 bedroom basement for storage, washer and dryer a garage and can have my dog fenced in yard for my dog and all. When our lease was over we asked to sign a new lease again because we don’t want to move now nor in the winter. No thank u. He said no he wanted to do a month to month I stated we shouldn’t get our rent upped because we don’t even get the things we should we have never had a garage we were without a dryer for 2 months the never came one time to shovel we had to when asked if he minds if we mow he says no but yet he only mowed 3 times all summer and on top of that my puppy is 6 months old and has been in the vet 2 times now due to itchy red all over his belly the vet said dogs should not have allergy’s to any foods due to him only eating the same thing since he was able to so she asked if we spray our grass with anything well to come to think about it the landlords sprayed not just our weeds he sprayed a chemical killing all of our grass I can send pictures if needed. We have never felt so discouraged. And so scared to rent again he also tryed to get us to move down to a house that was I had to pay all bills and he said it was totally remodeled and it sure wasn’t so I told him no and now today a gentlemen showed up in the landlords door pounding on it offering us 250 to b out by Sunday like who I. Their right mind does that he also was notified in march we don’t have the right key to our door he said he would have someone come replace it and never has so for months we have had to leave my door unlocked he also called my fiancé today calling him a squatter and telling him to get tf off his property I am so blown away by all this if someone could plz lmk what I can do to get him to stop this it’s so sad I am living in a home that has black mold everywhere and has done nothing about it vet also said that could b from that also thank u so much I also wanted to add I have the city coming back to inspect the property due to Robert not getting none of the mold taken care of he was supposed to do that months back and hasn’t. I do not think anyone should ever ever go thru this if you are looking for a place thru another company but Robert also filed a eviction on me but then was dumb enough to have another gentleman at my house screaming by business outside my house it disgust me that if this man would of done what was right he would have his money but we have to save money to get me out he also has quite the background and with everything going on it all makes sense I do know if he shows us here again I will be pressing harassment charges. He also has numerous different people in and out of not only my house but the apt upstairs after reading his background I am very scared at what else he will do by the time we go to court I have a almost 16 year old that is living with my mother because no kid can be around all this mess

Should be 0/5 stars. Broken elevator for 5 weeks that hasn't been fixed. Haven't mown our grass since taking over our property 6 weeks ago. Its almost as if they're trying to push residents out so they can redevelop. I wouldn't consider renewing somewhere they managed if it was free.

Can’t believe this company still exists. They enter to my apartment without calling me or letting me know or my landlord. They just walk in to my apartment with plumbers. Making two large holes on my ceiling AND living without locking my door?! My $800 + my laptop gone. How nice ha?! They never contact with me to even repair the ceiling. Shame on your business ethics, ..if anything left there. Not even one sorry or apology to me or to my landlord. Don’t take a single chance with this company. Please don’t try to make it a “sorry story” by replying to me. Because I tried to contact with you many times, but you know how careless your customer services. So when ever you going to try to say something to me here, I know! all LIES.

I am on the board of a condominium association. We have been working with the Royal Group for six years. We have already been through a lot together. We had the forty year certification just to mention one. There were a few emergencies. Allthose difficulties have been dealt with. Royal’s efficient management style and the cooperation between Royal and the association have helped us build a better community.

One of the key factors in evaluating Royal’s management of our account is the use of Alliance online banking system. Thanks to that I can access an accurate report in real time about payments and balance. It makes fulfilling my duties as a board member much easier.

Our association has been very well served by the Royal Group since 2013. They respond fast to occupants requests, they are proactive in emergency situations and they communicate well.
