complete waste of time if you have a trust. I even took the house out the trust and their title insurance company wouldn't approve the loan even though I qualified for it.

no closing cost buying a house is all BS. all lies!! There is no 0 or less stars.... talked to 2 agents all bad.. one never called back, the other one , said no closing cost then give # with closing cost in them lies!! Very disappointed.

Never had an issue with the two mortgages I had through RPFunding. When we recently sold our property and paid off the mortgage, I was told by my realtor that RP has changed and I probably did not want to deal with them again. Hmmm?? REALLY?? Well, she's CORRECT! I get my Escrow refund check in the mail, Made out to ME AND MY EMPLOYER who has ZIPPO to do with my mortgage!! So 3 weeks later, I finally reach a clerk who stumbles over her words and can't even read a dollar figure properly $684. is not SIX THOUSAND....DUH... She tells me I have to return the check for reissue, I say it's not MY problem, it's RPfundings...so she sends me to a Supervisor, who makes me jump through MORE hoops to send her a picture of the check (that I already sealed in an envelope to Mail back as Brittney told me I MUST do....) SO I open it, send the darn picture as they can't see a copy of their own check! AND they don't believe me. What am I going to do lie about a check being useless to me?? SO she then says, after she gets the picture that she has to submit it for reissue which will take up to 60 Days!! WHAT???? It's NOT MY MISTAKE, and they are making me wait 60 days for my money they are required to refund??? HUH? YEAH, they HAVE CHANGED and NOT FOR THE BETTER!!

Loan Office gave a great Loan Estimate and pulled a hard Credit Check. 780 Credit Score but then the Term Sheet came back costing me $7,000 more than the estimate plus an extra $200/mth. Bait and Switch Mortgage Company. Deceitful. Charged me $600 for an appraisal and would not refund my money even though I canceled the loan process prior to scheduling the appraisal. Much better mortgage companies out there with honest workers.

Terrible service. They promised me a monthly payment lower than other companies, so I went with them. After paying the $500 appraisal fee and waiting months to finish processing the paperwork, the numbers changed the day that the notary came in by more than $100 a month. I tried contacting my rep, and got no communication from him by email or phone. In the end, we canceled since we were barely saving anything, and were out $500. Should've stayed with our current company for less of a savings (which turned out to be MORE of a savings if RP was more truthful) and no appraisal fee. Because it took so long, rates have shot up and we won't be able to get the old estimates that we got months ago. Thanks a lot, RP.

Horrible customer service. Set up auto pay. Never went through. Was charged a late fee. After I manually paid, they wouldn't waive the fee. They said there is a 45 day grace period for autopay to go in effect. That grace period was stated when I enrolled nor was that clear in the activation email.

My rating a year ago would have been 4, maybe even 5 stars. Buying our home in 2015 was a pretty smooth process, no issues afterwards. When I was furloughed and later laid off in 2020 due to the pandemic, the forbearance option was a lifesaver, and that process was fairly smooth, too. However, coming out of forbearance a year later and trying to get the loan modification completed has been a nightmare. We started the loan modification process in April 2021, and as of today, I still can't get anyone to tell me why we're still in limbo 9 MONTHS later with no sign of a resolution in sight. In the meantime we've continued to make our payments and call regularly for updates. The people I've spoken to on the phone have been polite and sympathetic, doing what they can to try to assist, but they all seem to be flabbergasted as to why this is taking so long. The "processing specialist" that seems to hold the key to finishing the process has been unresponsive, and I have no way to contact him directly. After several attempts, one employee managed to get in touch with him two weeks ago. He told her he would "expedite" the process and then give her an update. I called again today, and there's been no update. On top of all that, we've received information in the mail more than once that was sent in error and didn't apply to our situation, leading me to question the company's capabilities. I could no longer in good conscience recommend RP Funding to anyone looking to purchase a home.

There are not enough words to describe how grateful I am that I called RP Funding. I closed on my home May 21, 2021. Jim McDonald, Jammie Johnson, the underwriting team, and even Robert(RP) himself, went above and beyond what other banks/mortgage companies could. Prior to learning of RP Funding I had been approved, pending appraisal, on 3 other homes with other lenders, over a 15 month period. Each one failed to close, (mostly due to time constraints sellers were able to place on contracts with confidence that they would have back up cash offers, all grossly over asking price, and could close immediately, also appraiser' calendars had become harder to get on as quickly as needed) Where others failed, RP Funding made sure I was not going to have to walk away from this one. They went through the entire process from application to verification, and approval with accuracy and speed. Despite all they did on their end, once again I found myself needing a few extra days for the appraisal and to handle things that came up with house during process over contracted closing date. I cried, thought once again it was all over. Jim wouldn't let happen. He reached out directly to seller's agent and was ble to get a 1 week extension without having to renegotiate the sale price as they originally said would be required for extension, my realtor wasn't able to get an agreement like RP Funding did. When I say they did more than others, I have the experience to back that up with. They were kind, understanding. proficient, professional, my interest rates and loan terms all very good and exactly what I thought, very very low interest rate equal to apr at that time. Closing costs were less than other companies as well. Each month I make my mortgage payment, it is with great ease. Not only is the online system easy to navigate, autopay is also easy to set up. Thank you to RP Funding, I no longer have to feel worry or anxiety when it comes to knowing If my monthly income is going to be enough to pay for my housing needs, especially as housing prices continue to increase. Thank you RP Funding, thank you for my home!

I refinanced with RP funding 5 yrs ago and all went well. I recently got an offer from them so talked to broker David Simpson who told me the interest rate after a credit check. He then sent paperwork that was not the rate we discussed. I know he mislead me (because I keep notes on such things). RP has changed and not for the better.

This company is spending a fortune on prime time TV commercials during the Olympics. Based on these horrible reviews that makes me very suspicious. I smell a rat. How can they afford an advertising budget like that while giving such poor service? Sounds like I should run not walk based on the horribly low ratings.

BEWARE! This company is awful! Refinanced with them and they never paid off the previous mortgage. Now after continuing to pay my old mortgage every month, they are sending me invoices to pay another mortgage on top of my old one!!! I sit on hold for very long periods of time and no one can resolve my issues instead they transfer me to different departments! AVOID THIS COMPANY!!!

Most unprofessional, incompetent, and downright stupid people I've ever had the "pleasure" of dealing with, I'd leave 0 stars if I could. After over a month of dealing with them saying we're approved and than not approved, we get a move in date, have everything packed, purchased a refrigerator, scheduled the electric, we receive a call stating we are no longer approved because I haven't been at my current job long enough mind you within 24 hours notice! I gave them my start date a month ago and it wasn't an issue then! Needless to say unless you're looking to go on an emotional roller coaster I do not recommend using them.

Wouldn't provide me with a rate because I wouldn't share personal info. Not enough that I can provide credit score, mortgage loan amount and general location. They want to collect as much data as possible. Not necessary to provide guidance on rates. The rep I spoke to refused because I wouldn't provide specific personal information. Don't waste your time!
