This process was a nightmare and I should have gotten out earlier. I asked Wade to manage my two homes at first it was good but then quickly it turned awful. Late payments, missed payments, squatters, extra charges, city violations, and my properties were never even legal with the cities!! He cost me 10s of thousands!! Eventually, I had to move on and now he is trying to charge me 9k worth of fees because I needed to cut ties with him. Bitter! When I saw that a tenant paid for the last few months of rent because they were late it magically disappeared! STEALING MONEY from me and he called me a friend. He's a narcissistic liar who will do anything at this point to stay afloat. Place is burning down quickly BEWARE!

Horrible management company, doesn’t respond to anything. Doesn’t repair anything. Do not rent from these people. Reach out at 9:30 pm after putting a request in 30 days prior about a non functioning AC unit while there are children in the home. Absolute disgrace. Save yourself the headache. If i could give 0 stars I would have.

I have never experienced such a business that is so unprofessional. Me and my boyfriend put in an application for a place located in Port Orange Florida. I received a phone call around 9:30 at night from Jessica, telling us our application went through and we can get the place but kept trying to force me to move in mid January when I told her February 1st. Didn’t hear a word all weekend, kept emailing and texting and got no response. I finally reached out to Wade who was such a compulsive liar. He kept telling me one thing and my boyfriend the other. We have no evictions, credit scores are excellent, and we have clean backgrounds. He was lying saying the whole neighborhood was HOA and it is breed restricted. I own a pitbull. When I went to take a tour of the home, the neighbor owned a pitbull. So I knew when Wade told me they denied me because of my dog; he was lying. Just wanted my money from the application fee. I would stay far away from this property management company as you can because this was a huge lesson learned for me. Wade and Jessica are both compulsive liars and will say and do anything they can to get money from you.

This company and it's owner are thieves. We have a lawsuit about to be filed. They allowed their "maintenance man" to steal nearly all of our belongings. Also tries to keep our security deposit but does not follow the law when it comes to that. Here we go Wade. Definitely messed with the wrong person. I don't forget. Look up all the lawsuits against them in Volusia County. It's comical.

I have only worked with them for a few months and so far they're getting the job done! There's a couple of new staff on their team and the collaboration is effective. My tenants seem happy and I have a great, trustworthy handyman that had I have been able to continue to use. I moved from another property company that just didn't work out.There's many details that go into those process and so far, any issues, concerns, & questions have been addressed.

First of all the 5 star review is the owner who has reviewed himself, Wade Hastings (go to Florida business lookup and see that he owns it) then there is an employee who has put a 5 star review! All others are 1 star because it's the lowest!Truth is here from Mr Hastings "Rap" sheet which includes a charge of "theft" here is a series from one arrest taken directly from the court records "Tr- No Approved Eye Protection While On Motorcycle | Tr- Unlawful Speed | Ct- Failure To Obey A Lawful Order | Ct-No Motorcycle License | Cr-Resisting Officer Without Violence"This guy is a crook at best, he will take your money and not deliver and you will be in renters hell. His staff look and act like "street walkers" if you get my drift. The whole operation seems like a front for in my opinion, yes we can still have opinions is that this is some type of money laundering. The owner we are renting from who is represented by Sunstate lives in Medellin, Columbia. It just smells very rotten but all I can attest to is the lack of any response from the management company with live threatening problems!

I am not one to just bash a company and especially online. However, this company deserves it. When we moved in I paid 1st months rent and deposit to match. After the first month they continued to hound me about paying my rent and the deposit. After a very bad conversation I had to prove with my receipts I paid them (thankfully I had them. They in return said “oh well we have had turn over and are unsure what happened to them". Also, this company WILL NOT CALL YOU UNLESS IT BENEFITS THEM.What I mean by this is that I have called about the bank account information for rent, maintenance issues, key issues. Unfortunately, they will not call you back unless they need to know when you are moving out and when they can get in to get more money. Also, I have made several requests to get my deposit back since we left but they have refused to contact me back.Furthermore, We had such a terrible experience that we left early and just paid the entire last month rent money . When they found out we left they requested to get into the house (we approved) then they found out they lost the house key (again turnover issues). Then rented the apartment out early (even though we paid the full month) and have yet to contact us back regarding the overlap or the deposit.So just know if you rent from them do not expect them to get in touch with you unless it is for their benefit and do not expect when you leave to even get a deposit back (don’t worry our attorneys will be addressing this issue)

Sunstate is a crook. My landlord switched management companies and Sunstate is saying I did not pay deposit to move in which is unbelievable. Once I provide proof that I did pay, then they told the owner that I begged them to use my security deposit to pay one months rent because I was struggling which is absolutely untrue. Story just keeps changing. They have no proof or communication about this. I’m trying to resolve this amicably, but I see they would rather be sued. I have no problem doing that if it has to end that way. Last year, I was told by the owner that they had new/reduced staff because someone on their staff was embezzling money from the owners rent payments. I had tried reaching out to them for other concerns but no one returned my call. When I finally spoke to someone, I was informed of the reason why which was staff reduction due to the theft. This is one battle they will not win so it would be easier if they released my deposit before it cost them them more they bargained for. The staff and owner has been totally unprofessional. Even with documentation they are denying they collected the funds. All of these payments were made electronically so that’s hard to dispute. Stay away this company!

2 weeks ago, we contacted SunState for maintenance on our a/c unit. A tech came out the next day, and was only able to temporarily fix the situation because there was a leak that he could not find. He returned a week later, and discovered it was a big leak, needing replacement of a major component, in which the part and fix would not be completed for another week. After a couple of days with this news, we called and spoke to Janet Lynn, asking if there was something they could do to help (IE. a portable unit, and we can bunk up with our pup and the kids in one room). We were told, she's not sure, but will see what they can do, and "at least it's not summer." When we called and texted to follow-up on this, we received no response.
The weekend and a day had since passed, our youngest got sick, I had broken out in a heat rash, and my husband informed her that we had to stay in a hotel due to the high temperatures (we took pictures of the thermostat reading from 85 to 91 degrees)--mind you, heat index on the radio stated it was 100 yesterday, and today will be 101. He was then told that "it wasn't that hot," and also that she was too busy to return his call and text message. She also wished us good luck in that the landlord wasn't going to cover anything for us.
I would just like to thank Janet Lynn personally for understanding how that feels in Florida weather with kids and no air conditioning, as she spoke to us from her well-aired office. You were very helpful with absolutely nothing.

It was a decent company to rent from. The company was easy to contact whenever I had a maintenance issue and they assigned a person to the job fairly quickly. My main concern is that the people who worked at this company were not very friendly. I moved out in March and I am still trying to get my security deposit back. Every time I called the company it goes straight to voicemail and the voicemail box was full. So I contacted my landlord and she said that she already gave Sunstate Property my security deposit. My landlord said that Sunstate should be mailing it to me shortly. It has been 3 months and I have not gotten my security deposit back nor am I able to contact them.
