Zo Kataria is an asset to Sentry Management and I can't thank him enough. He made a bad situation bearable and it could been worse if it was not for his quick thinking and help.

I am not sure how this company hires who they hire, but the way in which they treat their subcontractors and taking 80% while the actual hard worker gets 10% is beyond disturbing! Unethical practices…. And we plan to get to the bottom Of this immediately..

I like to say that my experience with the management at the Bella Terra Condominiums has be very positive and professional at all times. I understand how challenging managing the community and it's resources would be but I am impressed with the attention and maturity with which our management team of Zoe Kataria and his team are always prepared to keep Bella Terra a community that is up to date on matters that really count.

We have had our ups and downs with Sentry Management. In January we got a new CAM for our village. Joni Raines has been fantastic. Her attention to our village has been remarkable. She has been on top of everything.

As a board member that works with Sentry and Community Manager, Scott Butruccio, I am happy to report their impressive communication with me and homeowners. Scott does a great job being timely and solving problems as they arise with a professional flair that is many times lacking when dealing with communities. **EDIT. As you can see by their response how little they care. There are no meeting at all here. I have a neighbor that's been here 8 years and has never gotten a notice of a meeting. This company expects the resident to make the COA do their job. As long as they get your money, they don't care. All they have to do is come to the complex and see how bad it is. If the grass gets long again, against city ordinance, I'll call the city out for the violations every time. Want me to take care of YOUR management companies lack of doing their job? No problem. But you will be the one in violation on the city ordinance. Not me! I will also be talking to a lawyer and other tenants to look into a class action lawsuit.
I live in the Greens Condos in Orlando and this company is exactly why you need to do your research before signing up for an COA. They take your money and that's it.
We have shootings are at least every week. 2 just last week in one day. I was feet away from one and another lady's mom was caught in the cross fire later that day. Armed robberies happen often too. A few months ago 2 men with AKs and masks kicked in a door and robbed a family during the day. All caught on the ring doorbell. We have zero security here.
Loud parties. The amount of loud music and parties is crazy. Most the time they are so loud you can hear the throughout the complex.
Trash is everywhere here. Every single corner is always full of trash. We have one compactor and it's always filled with trash and trash piled up in front of it. Ducks and stray cats tear bags apart so the smell is awful around here. Especially in this heat. The amount of trash and junk spewing from people's patios is crazy. Some first floor units end up with it in the bushes outside their unit there is so much.
Expect roaches inside and out because the amount of trash people throw everywhere.
Grass is always at least a foot high because they cut it once every few months. Pool has been green for the entire year I've been here until a few weeks ago. Now that it's clean, they locked it. So we can't use it.
Hallways are filled with trash, old carpets (whole home carpets) and old furniture. The hallways are so sticky too. You can see how gross they are just walking through them. Mailroom is filled with trash and mail boxes are always being broken into. We got a PO box because ours was broken into once.
Dogs bark constantly on people's patios and the amount of stray cats and dead animals is horrible. Dog feces are literally all over. Not a single person cleans up after themselves. I even have one neighbors 80 lb dog who runs around without a lease and tries to attack my dog every time we go out. Even had a dead duck outside my building for months. All they did was cover it with mulch and mow around it. While the dead animal smell fills the air. It's literally still there but now bones and feathers.
Now don't get me wrong, the guy who does the grounds here is absolutely amazing. He's always cleaning up and will so beyond nice. But he is only one guy. There is no COA oversight over the residents/owners. I've seen him even go into the canal area (where the fence is knocked over) and clean that. Lots of residents throw bags of trash there too. So he does a great job, just can't do it all with this mess.
I've lived in ghetto apartments that were better taken care of than this COA. This company only wants the COA fees and does nothing in return. I walk every day around the complex and seems every day there is another empty unit. (My husband and I like to play, what unit is empty today) People are running from this place so quickly. Since almost all units are rentals, they stay empty for months (3-6 on average).
Save yourself the money and don't go with this COA. COAs are set up to enforce rule
