I've lived here for 3 years and in the beginning it was FANTASTIC! Quiet, Friendly neighbors, neighborhood watch and above all fulfilled maintenance request! I LOVED IT HERE! But within the last year this place has gone straight to hell! No more neighborhood watch plus the front gate was broken which led to my car being stolen.A young man was shot and unalived over here, literally next door to my aunt who found bullets in her apartment causing her to move in fear of her safety. I've had multiple maintenance request that I've spoken to multiple ppl in the front office about (Amanda,Jessica (who could care less) and Ms. Sue (she's a sweetheart). I've spoken to the maintenance ppl (Joe, Modesto, José) NO ONE will come fix the things that are broken! They tell me they have to order parts that someone will come and NO ONE shows. They closed out all the previous work orders so I had to put in new one's for them to ignore.I pay almost 2200 a month (on time) for a 2 and 2. And this is the treatment I get this is ridiculous! I'm super dissapointed and wouldn't recommend a dog to stay here now.

I moved in May and honestly its been a train wreck since. They gave us an apartment that had a roach infestation previously without telling us. It was filthy even though "it had been cleaned 3 times" yeah right. We spent weeks trying to clean all the roach poop and dust/dirt out that they left behind. The apartment still had roaches that their pest control services has been trying to treat since February hasn't been successful. Then we payed someone to fumigate ourselves and magically the roaches stopped coming. The girls in the office Sue, Jessica, Josie and Amanda and the maintenance guys Modesto and Jose are nice enough but they don't care about you or your apartment or what you say. Since I moved in I have not had a working dishwasher (has roach poop that we can't reach to clean), dryer (takes 2+ hours to dry), dripping tub causing humidity and mold. We've had leaking sinks, busted doors they don't wanna replace, they don't wanna replace the poopy dishwasher since it works even tho it literally has poop in it. They close work orders when nobody has been in the unit. This is just scratching the surface. Please choose this place carefully, too bad they caught me in a moment of desperation and took advantage.

jessica, amanda, and sue have provided awesome service and support. they have have always accommodating, and understanding making things less stressful in an already stressful world. I also really appreciate the recent efforts to improve our gym, my workouts feel SO much better with the AC blowing again. thanks the maintenance team for their consistent and timely responses to my work orders as well. your hard work is appreciated!

Update: Blueroc Premier, the corporate office, never answers calls, and just so coincidentally their inbox is full so you can't even leave a voicemail. This apartment complex is a joke and their management is all talk no action.
Update #2: Also realized today that they disabled the emergency maintenance number... How convenient! Must've gotten tired receiving calls for the AC units they have yet to fix. Including mine.
I am dissatisfied to say the least. From the moment I moved in I was told a rate of over $1600 for a 1 bedroom 1 bath. Come to find out now that some of those same units are going for $400 less than what I paid. However, electric and internet was included, so I was willing to look past what I was paying.
Right away I am greeted with a bath tub faucet that is dripping consistently, a dryer that smelled like mold and wet dog, a fridge that was missing shelves and pieces, dirty light fixtures, and a bedroom carpet with mystery stains and hair/beads/pills in the carpet up against the wall.
I put in work orders for the faucet, dryer, and fridge. As you can tell by other reviews, their urgency to fix problems is often non-existent. They cleared work orders as complete and when they did come to "fix" anything, it failed to actually fix the root of the problems. I moved in back in July of '23 and STILL have a dripping faucet and a fridge that can't keep my fresh food cold enough.
When maintenance came to fix my fridge they emptied it out completely without warning and all of my food went bad. No compensation for lost food. They took all of my magnets and pictures off the fridge and tossed them without care all over my counters (which were wet from the food sitting there melting). My fridge is still not working the way it should as of now.
My current major issue is lack of AC. As I write this it is 81 degrees in my house. I have called the office, put maintenance requests in, and called corporate offices and have gotten nothing. We are experiencing record heat here and having no comfortable home to come back to every night is extremely frustrating considering how much I'm paying. Was told multiple times that someome would come out to fix it. Never happened. They put freon in it which brought it to 78 for 1 day, then right back to 84. Nothing as of now has been done. No effort and nothing but empty promises. It seems as though even Blueroc Premier (the parent company) does not care. No response to calls or voicemails and absolutely 0 effort.
The front gate didn't work for the first half of my time living here, and the trash compactor when you first come in was always overflowing and garbage would pile several feet towering over the compactor, creating bad smells, flies, and overall unsightly views.
It is really a shame because it is a beautiful complex and has great potential if issues that tenants have could be addressed quicker.

***Update #2: Do not let the business response fool you!! Their corporate offices NEVER return your call. I called and left messages 3 different times with no call back from them.
**Update: as of 6/7, my AC condenser was FINALLY replaced after leaving this review and contacting local news stations as well as months of living in a sauna. My review of 1 star remains because this should NOT have taken 4 months to fix.
Let me start by saying I typically do not like to write bad reviews. However, the time has come for this to be written after multiple failed attempts to get my A/C in my unit fixed. I DO NOT RECOMMEND LIVING HERE UNLESS YOU ENJOY LIVING IN A SAUNA!
I have placed 4 maintenance requests and called the office on multiple occasions for my AC not working properly in my unit since moving in here at the end of January 2024, the first request was placed on 2/6/24, 5/7/24, 5/18/24 & most recently 6/4/24.
The first 2 requests on 2/6 and 5/7, I was just told “there is nothing wrong with the A/C, it just takes time for it to cool the apartment and you are on the 3rd floor with attics above you so it’s going to be hotter than usual in your unit”.
My unit was getting up to 83 degrees when I put the request in on 5/7/24.
On 5/18/24, I placed another emergency request. Maintenance never showed up. Now, it was after the office closed so I tried to call the main number to get the option 4 for emergency after hours but the phone just rings and rings.
A couple days later, I requested to speak to the manager, she said they had to order coil cleaner.
On 5/21/24, maintenance came to clean the coils and informed me that may be the fix.
On 5/22/24, the manager called me to ask if they came, I informed her they did but the temp is still over 80. She said they would come look again as soon as the maintenance guy came back from lunch.
On Wednesday 5/29, a WEEK after the manager contacted me, maintenance showed up and determined they needed to order a new coil for my AC because air was barely coming out of the vents.
On 5/30, maintenance installed the new coils, air started flowing again like normal. The AC worked for a few days.
On 6/4/24, I placed yet another maintenance request because the AC is not cooling again, 82 degrees in the unit. Air coming out of vents at 75.
Maintenance showed up on 6/5, saw and felt the Air blowing out at 75. He removed the air filter from the unit and it started coming out at 65, so he said it was fixed and left.
Not even 30 minutes later, it was coming out of the vents at 75 again. I tried calling the office multiple times, no answer. Went to the office, gone for the day.
On 6/6 (today), I went to the office. I told them it’s still broken and this is ridiculous because my first request was back in February. They said maintenance will come. No one has showed up yet.
The office did finally provide me with a portable AC on 5/20/24. However, it is not big enough to cool the apartment hence why it is still 83 in the apartment.
For a fact I know being on 3rd floor with the attic above me means absolutely NOTHING! This has no impact on how my unit cools! I have lived in MANY 3rd floor apartments, including in Las Vegas where temps reached 121 degrees outside and I have NEVER had this issue with the AC cooling the unit. This is UNACCEPTABLE & needs to be fixed ASAP! I should NOT have to live in an apartment that is 84 degrees!
As of 6/6/24, my AC is still BROKEN and the apartment is currently 83 degrees.
The Park at Palazzo has failed to help fix the problem at this time! This seems a bit unethical and ridiculous to not find a solution to this. Not to mention, since the A/C just runs constantly I am sure my electric bill will be over $200 for a ONE Bedroom! Pay over $1,300 in rent, I would t

If I could give 0 stars I would!!!! I have been begging for weeks for my dryer to be fixed, nobody has came and looked at it! I have to go to the laundromat every few days. I do not recommend this place at all! To anyone

We moved here from Texas and had a full online move in process all done over phone with Sue and she was great. We moved in March 15th and I haven't noticed any complaints I've seen prior. We were welcomed to the area by several of the residents, the staff was welcoming and made the move in easy. During move in our only complaint was our fridge front where the "Water, ice and crushed" is. The temp sensors kept beeping non stop 24 hours for about a week or two. Once we notified them it took about 3-4 days before it was fully resolved and took two visits. Other than that, it's pretty clean and quiet. I guess it just depends where you get in the complex maybe? The amenities are good.
1.) 2 Dog parks
2.) Car vacuum station and pet wash
3.) Pool/hot tub
4.) Gym, basketball court, yoga room
5.) Outside sand volleyball area
The cost is a tad much but if you really broke it down, it does include Internet/TV to. My personal plus was it has a functioning trash compactor. I personally hate valet trash so I try to avoid complexes that use it.
Edited this review as my experiences with the work orders like other reviews have been horrendous. It's now been a solid week without a functioning washer for clothes. We submitted one for our dishwasher, they never showed and just cleared it as completed weeks later after I fixed it myself. Everyday there's a reason which I understand some... "Down to one maintenance person" "Air conditioners first".... Firstly if your down to one THAT long... Maybe time to hire more considering the rent is so high here. Plus, they had plenty of time to dedicate a full day to spreading mulch on property and when I confronted them they said it was on their days off. Soooo looks are more important than current residents?
It's nice and nice looking but good lord they need to get their maintenance together

Rude staff, everything is always broken, jacuzzi hasn’t worked in years according to some other residents.Gangs of kids run around and harass people and throw furniture off balconies. Homeless people sleep in the parking lot and pool area . There’s never any parking near my apartment. For as much as you have to pay … this is ridiculous.Would not recommend.

I've been here 8 years and this place was fabulous in the beginning, if you needed maintenance to fix an issue it would get resolved in a timely manner, now I've have a few tickets in for a few weeks my toilet, kitchen sink, and last night my AC went out!
They have no emergency number or answering machine for that matter anymore, im just fed up at this point, it's a we have people ahead of you game is what they keep saying.
The rent here is way to high for this kind of service.
I absolutely will not be making it a 9th year on this lease!! Audios park of palazzo!!

Tried calling the office multiple times and it took a really long time for them to get back to us. When they finally answered the lady on the phone was not polite. however, she said was can come in at 2 for a tour of the apartment and when we got there on time she informed us we wouldn’t be able to tour it for awhile and could not guarantee us a time.. i understand things can get busy but we had is scheduled and she was very rude.

Management is unorganized, unprofessional, and unfriendly. The maintenance workers are great. Some residents, or their guests, leave trash in the parking lot and some dog owners don't pick up after their dogs. Most people are friendly, however. Walls are thin. Updated: they don’t actually answer the number provided below or return calls from there. AND my gate card does t work. Seems suspicious. Really regret moving here and can’t wait to get out. Or maybe an attorney.

In the past nine months, I was a tenant at this apartment. Unfortunately, it was not a good experience for me. I had maintenance requests, like changing the fridge filter, which was not changed after three months!
Also, it was my first rental apartment in Florida, and I was unfamiliar with a routine contract. For example, I missed giving a notice that I would leave the premises although I thought the fact that I had not renewed my contract would be interpreted as such. Hence, I was charged a termination fee, which is one month's rent. I understand this is their terms, and I had to read the contract carefully. In the months near the end of my contract, I received numerous emails and letter notices about renewal rates, and in none of those notices, I was informed/reminded about giving a notice if I was not planning to renew. I am sure that sending such a message about giving a leave notice is not difficult. They sent several messages regarding renewing the contract or referring others but nothing about this notice, which has a considerable fee. I just wanted to let the management know that the most important thing customers care about is respect and empathy, not referral fees. I am sorry you will lose some potential customers because of the current tenants' bad experience.

The service at The Park at Palazzo is terrible, every week I have to call the office to fix the AC, it takes too long to fix it and it works for a very short time, you can't use the complex's facilities since they are always fixing it and They close very early. I have been living at The Park at Palazzo for a year and a few months and I have never had the opportunity to use the court, we do not have security guards in the complex and the gates are always broken.
