I was very skeptical about the complex before moving in due to the reviews. I moved here at the beginning of March 2023, and learned it was all new management a few months before moving in. I have never had any issues in my apartment. And the staff in the office is so kind. I will be staying here for a while. And the maintenance staff is just as welcoming.

My family lived here for about 3 years. I am going to be 100% honest in this review based on our experience. In the time we lived there new management/maintenance had taken over after about a year and a half. After this change, the grounds were not as clean. Trash would be left out on the grass and the road for a while, whereas, the previous maintenance men cleaned trash every morning first thing. The apartment itself was not bad at all, however, "luxury" should be removed from advertisement. In 2006 when they were built, maybe it was, but not now in 2023. We had a major issue with ants in our unit and we are VERY clean, OCD people. The ants were coming out of the outlets in the kitchen and bathrooms. Pest Control came out numerous times and nothing ever helped. Be prepared for your power bill to be astronomical. Maintenance came out many times to look at and fix our unit and the air constantly runs even if you turn it high. It was constantly freezing and we would have to let it "thaw" for hours before we could it and that would be during the summer. Our electric bill for a 2/2 with 2 people was over $220 during the summer and we are very energy efficient people. Kids will play in the middle of the street and run out in front of your vehicle daily. Two kids actually chased our car a few times, no parents in sight. You can hear absolutely EVERYTHING outside of the unit and the units beside you. We had an issue for 2 years with tenants beside us playing video games until they moved out. Lakeland Police Dept was called almost every night and the office notified every time but we were told since they paid their rent on time, there was nothing they could do about it. It was pretty insane. People leave their dogs on their patios to bark all day and late times at night, even though lease states you cannot. We never had an issue with parking, however, parking was a major issue for other tenants. If you come home after 6pm you could be parking 2-3 buildings away from your house so I recommend spending an extra $100 a month for a garage to park in or in front of it. You're probably wondering why I have The Landings 2 Stars instead of 1 after everything stated. The 2 Stars goes to how nice the office staff and maintenance men are. They were always there to answer our calls and come out day of to fix things they could and always had a smile on their face. These guys work extremely hard and as stated were always so nice and professional. In my opinion, the buildings/units need to be updated and lease rules needs to more enforced. All in all, it's not the worst place to live in Lakeland and it's in a pretty good location.

Have lived here for about 5 years now and it is a somewhat decent place to live. The maintenance team are friendly, the apartments inside are pretty clean, and it is a safe community with at least two police officers living at the community. However, with the new management, the apartments have gone down hill fast. The trash compactor is constantly overfilled with trash, the landscaping and the front yards of the apartments are not kept up, almost all of the ac units in the buildings do not work correctly, the security gate is always broken, and the pool is used by outsiders. If you can look past all of this, it is a decent place to live but don't expect any good amenities or the management to be good.

My husband and I lived here from 2021-2023. Erica and Iris that worked in the office when we first signed our lease were great. Erica was so helpful and cared about the residents but once the new management came and they hired all new people in the office things started quickly going downhill. We had a lovely view of the lake and the apartment was a good size. The parking situation is horrible, hardly enough spaces. There is one dumpster for the whole property which is always overflowing and people just dump their trash right on the chute or on the sidewalk right in front of it. There is always a mess by the dumpster. The pool is okay, since they don’t monitor who uses it people often drive over from who knows where and park and bring all their kids to use the pool for free and they don’t even live there. The garages are a plus and quite roomy. Also don’t expect to get your security deposit back. We cleaned the whole apartment but had to leave just a few items behind, a futon and a few boxes that wouldn’t fit in the moving truck and our cars and they kept our whole deposit because they claimed it cost them $495 to clean this. I wouldn’t recommend renting here, not with the new management.

The Landlord and/or Owner Should Consider Replacing The AC Units & Appliances w/ The Hefty Increase Of $150 Per Month In Rent I Was Hit With At Renewal! (Been Here 8+ Years…Never Late & Never Missed A Payment & That’s How They Chose To Show Their “Appreciation” SMDH!!! Everything Mentioned Above Is Dated To Say The Least & Fail To Work Properly; Specifically, In The Dead Of Summer! Not To Mention The Filthy Breezeways That Haven’t Been Cleaned In About 1 to 1 1/2 Years! That Should Be Done Quarterly As A Standard! Everybody Wants More Money, But The Residents Get Less & Less In Return! Greed At It’s Finest!

My brother lives there,, I came to visit from Texas, and so surprised what a beautiful view they have from the living room overlooking the lake, the entire complex was very clean ,and organized.

There is never parking near the building and they will say they are going to tow you for parking on the edge of the property but not the huge truck parking in handicap that doesn’t have a proper tag. The pool is always closed so shouldn’t even be considered an apartment with a pool. The gym is tiny and basic but I guess it is nice they have something. The gate is breaking consistently so it is hard to have guests visit when you can’t buzz them in. The apartment I was in was ok but definitely not “luxury”. Fair price for what it is but wouldn’t stay here again or recommend.

Over priced for what your receiving. It is not well maintained as it should be. Staff can be rude During signing of lease they were So nice and pleasant after your in they give you a feeling as if what do you want either they are extremely stressed out or they just are plain rude naturally. . You might or might not get a parking place close to your apt.That depends on weekends and after 4.pm . You need a place after that your just out of luck. Law enforcement does live premises my guess is they get either get free rent or reduced rent for being there i have never actually seen them in person any where or do any thing. Noise from other tenants is a issue. Appliance are cheap and out dated. Speeding in the complex is a issue. Children play where ever they want including in the street. there is enough chlorine in the pool you can smell 15 feet away. The pool is not well govern after office hours you might find joe from down the street or who ever. i do not know what the lawn care is cutting ,its all weeds unless your at the front office. Basically this place has some serious issues.Feel free to contact me ill be glad to discuss it.

Actually all bad reviews are true, unfortunately company do not promote or have an idea of what is a good culture ,they have poor property manager,they have a conflict of interest for over 3 years now and seems like will be Continue as long they still working together ,manager are just focused how to save every dollar possible to make more money on bonus ,they do not care residents ,don't care employee, unfortunately maintenance has been left unattended and not want to be trained and capable to perform quality maintenance work,you looking for maintenance supervisor JOB don't fall on the trap like a mice,you has cero chance ,nada,zip to do you job right on this property,over 4 maintenance supervisor on last 6 month has passed by this property ,why ,just think a bit and you will figure ,don't try to be a hero ,be smart and stay away

I have lived here twice back in 2016 & now and it is a great neighborhood. Clean , no bugs, respectful staff. I feel my child is safe is this neighborhood. Only thing I would change is the type of paint they use because it stains easily. Other than that this place is great and affordable . Needs better grass instead of the sand . The outside landscaping could be better grass wise .

The office and staff were great when I first moved in. The quality of the apartment itself isn't terrible, it is mainly the office and staff. People who say you can hear everyone going up and down the stairs are correct, but luckily my neighbors were all quiet and usually inside at a decent time. You will regularly find kids playing in the road with no supervision and no willingness to get out of your way. People also allow their dogs to go wherever they please and don't clean up after them. Finally, some people leave trash in the hallways and feed stray animals and it attracts other wild animals to your door/hallway.Maintenance staff is flat out rude, they called me a liar after I had to report power issues in my apartment multiple times. They said it was the first time they had heard of it each time I reported it. Finally after about five reports they finally replaced a breaker.The parking situation at this place is horrible. If you don't claim a parking spot near your apartment by 8 PM expect a bit of walk to your apartment after finding a parking spot. They refuse to assign parking, and for some odd reason, I had a mailbox right in front of my apartment, yet I had to go to across the other side of the complex to get my mail.Moving out was a bad experience. The office and staff turn against you quick when they find out you are leaving. I was leaving because I was getting married and it made more sense to not renew my lease, than to break her lease. The plus side is that her apartment complex is nicer and the office staff treats us well so far.Please consider your other options before moving into this complex. For some people I know that if this is the cheapest option, then they will have to settle for it, but if you can afford a little extra, find somewhere that will treat you better.

I lived her for roughly five years. Every single year it got worse. The best company was the original. I only stayed because I couldn’t afford the start up of moving into a new place once the original company left. The apartments offer next to no parking and I more often than not had to walk from four or more buildings over when I parked to get home. Our stove was dysfunctional and caught fire when I tried to use it, I asked the most recent company to repair it and was told they would address it after the toilets were all replaced (they never did). I had to buy countertop stove tops. The AC always had problems, keeping the house warm, and when I asked them to fix it maintenance literally opened the door and said “It’s cold in here” followed by no fix. My electric bill was never less than $200. (My three bedroom house with water bill included is $75 cheaper). Our rent also increased every year despite no justifiable cause. This last increase the gave us a weeks notice of the increased cost before we hit the 60 day minimum notice for renewal. So we had the options of deal with the increase or find a new place within the week. The only part of the complex we enjoyed was Erica. She was the person who made it tolerable. Upper management and maintenance were awful. I would not recommend renting here.

I used to live at the preserve and they had the worst customer service plus management as well and too many bugs and lizards inside apartments...you can also hear the traffic every night and there gates were broken all the time ... I paid $200 more a month to move to the landings at long lake and it was worth every penny. We met Erica and Iris from the office and I have resigned another year with them and they both have been so awesome and sweet since day one. You ladies ROCK!! Plus the maintenance crew is great as well ... I have dealt with Junior and Emilio and they are great as well. I call for something to be done and they do it that same day. I’m lucky I guess cause there are so many parkings at my complex. I read all these others reviews and don’t understand it. The complex is so quiet and neighbors are nice too. The pool and the jacuzzi is maintained and cleaned every 2 days and is never packed...always have a great time going there. By far the best place to stay if you are on the north side of Lakeland. You won’t regret it. Just pay your rent on time like I do and you will truly have nothing to worry about. Plus the gates work and no bugs lol ... forgot that part. See you around the neighborhood! Very nice apartment units. Nice amenities. It's on the outskirts of town. Not a great location unless you go Orlando a lot since I-4 Is right by it.
