I have/continue to work with 5 different property management groups in 3 different states, and JWB beats all of them, hands down. They have a solid system in place, new employees are well trained, customer service is fabulous, and I maintenance issues seem to be addressed quickly. I am confident - more so than with any other property manager - that my interests are being protected while at the same time not subjecting residents to conditions that affect human health, safety, and dignity. Most managers send the vendor out to see if the vendor's services are needed - and, shockingly, the vendor normally says "Yes"! even when the solution the vendor is offering does not address the problem directly. On occasion, JWB will send out a vendor, but normally the person checking on the problem and responsible for coming up with a reasonable solution is a JWB employee - it is nice not having to be the watch dog over the manager like I do with some other managers. JWB gives great updates on the property, fulfills their promises from when I bought properties from them (they actually guarantee their work in ways no other manager has even suggested they would do), and I just wish I could use JWB in cities other than Jacksonville, FL.

JWB REVIEWSThe staff appears to be very nice and cordial when you could speak and work with them. One of them is very nice and a wonderful phone presence. Which I've told him already.We signed document pre-lease with a complete understanding of its release terms. When we got the lease, it was confusing but assured not what we was explained, understood, and signed from different signing agents.This process was confusing. Then we signed the lease, completely a different understanding and arrangement. It's like the agents have their own rules than the official property lease forms.Then we we did the repair list the next day. Since the 8th, we finally got one repair done a week later. On the same day of repair, almost the same hour, the bathroom ceiling flooded out the bathroom. Still waiting. They said two to three days later for a flooded bathroom, Really, Wow!! Still waiting. Can't officially move in because important factors like a broken window lock, whi h needs window stripping in keeping the cold air out, door stripping for keeping the unwanted out, screens for windows, blind, now bathroom drama. Wheelchair bound, when visited, I thought I could handled, with assistance the stairs, but there are dangerous factors that I did not take into consideration when accepting the apartment. There was a drop on side of stairs by the door which they did fix. The stairs are not even, especially coming out of apartment. There are no railings to preventing a terrible fall and plainly but obviously, it's not wheelchair accessible, not even with my tricks I have to use in getting into buildings that are not. These places have the placard for disable parking, but NO ramps in getting you on the sidewalk. These companies somehow are getting credit or benefit for providing these accessibility for the disable. There are no ramps in safely getting you into the apartment. They've reached out to me to help them to do so. We'll see how long it takes them to do so.

When it comes to renting, it can be a very stressful process, especially when systems change a and life happens.Shaylin has made the renting process flow so smoothly! I personally want to thank Courtney and the JWB team for making this whole process go smoothly for me. Everyone was nice very respectful and just all around welcoming. My place feels like a home and I can’t thank Courtney and her JWB Team enough for everything they have done to make this process simple and stress free.

I was previously a tenant of Centerbeam Real Estate which JWB purchased on 11/14/23. I recently accepted a position in another city and in doing so needed to break lease with November 2023 as my last month. I communicated this to Centerbeam on 10/16/2023 and was told the fee for breaking lease would be 2 months rent and to await additional move out details.On 11/27/2023, after fully vacating the property and not receiving additional guidance from JWB, I reached out and was sent a list of potential charges not detailed in my lease. Having vacated the property and given 3 days lead in these additional asks could not be completed.On 1/5/2024 I signed in to the JWB portal to find a charge of $1,185 in excess of 2 months rent and security deposit already paid. When I reached out to JWB I was told I was to receive an itemized receipt via standard mail but this itemized receipt was never received. When requesting additional details I was told I had to message Andrea with regard to the pending balance and that this communication could only be through email.In communication with Andrea there seemed to be a concerted interest to restate the pending balance despite the math not adding up. When pressed on some of the frivolous charges (some of which included $150 for lightbulbs) I was told I’d be able to receive a $50 credit. After some back and forth regarding the actual balance I was told the true pending balance was $85 which was promptly paid.Do yourself a favor and take your business elsewhere. The work being done by JWB is not detail oriented. When communicating with the additional property managers in attempt to resolve this issue and requesting to speak with a manager I was hung up on. It appears their interest is in milking whatever fees and charges they can from departing tenants than doing the proper math before posting charges and threatening collections. Steer clear and save yourself the stress.

I have rented this house 14 yrs now. When I call for any repair needed someone always responds if we could buy it we would not planning to move no time soon.love the house and a safe neighborhood where people look out for each other.

Horrible maintenance service I was without working septic for ten days and they kept closing out the work order and since I raised a fuss about that I get bo respect from anyone especially Ashley.
