If I could give this place a 0 I would. I lived in this roach infested, dirty community, poorly managed apartment for 2 years. It was the worst 2 years of our lives, we had to put all of our foods in containers so Roaches wouldn't get to it, was woken up with a roach on my face, informed management several times, took pictures and they wouldn't do anything about it. I feel really bad for the people living here, it's really a bad place to live, not to mention the constant gun firing and police presence around there was not pleasant to see and hear on a weekly basis. If I can warn anyone from staying away from here and please look elsewhere for the health and sake of your family then I did my part.

How is it possible for these people to take so long to fix stuff?? They are super slow when it comes to fixing issues in our unit and they have a gym that is open “24 hours” but the card scanner has been broken for god knows how long now and the only way to enter is through the main office (which closes earlier than what the sign says btw) and it’s just a whole mess and they are run by the most incompetent and lazy people ever.

DO NOT MOVE HERE!!!!!!! THEY HAVE LEFT ME IN A HOT APARTMENT WITH A BROKEN AC FOR 2 MONTHS!!!!!!! These are horrible, careless, incompetent people. Despite me calling all the time about my broken AC, they have made no progress at all and still have no idea when they might be able to fix it in the future. They gave me a wall unit 2 months ago that barely does anything at all. It is 86 degrees in my apartment right now. BUT they have all the time in the world to work on the empty unit below me so that they can scam someone else. They had a plumber unlock my door and enter my apartment with no notice the other day so that they could work on the plumbing for the empty apartment below me. I was just getting up for the day & not ready to see a strange man just walk into my apartment. It was scary. They don't care though! They barely pick up the phone. They do not answer my emails. There's a sign on the leasing office door that says to call to make an appointment to talk with them, but, as I've said, they barely pick up the phone. Beyond all this, which is bad enough, there have been plenty of other issues. On my move-in day, I couldn't get the keys because they were still working on the unit. I got my keys from a maintenance guy at 8pm that day as soon as he finished stapling down the carpet. He had also apparently just sprayed the bathtub with paint that takes days to dry & he used way too much so I had to scoop globs of paint out of my bathtub drain so that I could shower. My car window was smashed in & broken into in the parking lot a while ago. Coming home from work at night to find 5 cop cars in the front of the complex with their lights on is not unusual. Everything about this place is horrible & if you are reading this PLEASE FIX MY AC!!!!!!!!!!!!!!!

Horrible place moved 06/28 and from day one keep saying ceiling falling down.floors in every room are falling apart lots of week spots water is bad smell like frog pond can’t use dish washer backing up with smelling water asked to fix chain in back of toilet so old it rotted away never came so I had fix it garbage desposal don’t work very poor place but quick on taking money

Moved out on 4/30. Left my apartment in great conditions is 6/21 and I still don’t have my deposit. I call and email weekly they just ignore me or say it’s in the mail. My 1200 dollars is needed

Would leave a negative review if possible. Won’t return our $800 deposit they said we would get within 30 days (it is 60 days). There were constantly police at the complex due to shootings and other crime. 0/10.

Received a notice 2 months ago I will get my $800 deposit back and still.nothing. Had to hire a lawyer stay away from this place they are crooks. Apartment had so many issue that where never taken care of and never a call.back.

Having major regrets and feel like I’ve made a horrible decision on moving me and my kids in this place I haven’t even been here 3 weeks and I’m already receiving a three day notice after being told my month of May rent will be waived had all these access fees on account that was already paid prior to moving in was charged a late fee due to lack of my account having rent for the month of May on there but it was supposed to be waived prior to signing lease already had to pay an additional $700 for security deposit told it would be worth it cause I’m getting May rent free moved in the place greeted by roaches and clock stove full of roaches and roach bed already having to file maintenance request and now come with this three day notice mess obviously I've been provided false information and on top of that 9 months pregnant and having to deal with this kind of foolishness

By far the worst community I toured in Gainesville. Trash everywhere, sketchy people walking around aimlessly, unit reeked of mold and mildew, people keeping their dogs on the patio without food or water while they go to work. Run far away from this dump.

Nobody should be spending money here most of the amenities are non existent and it doesn't resemble it's online ads in the slightest though maybe that's because I live here and have been through dozens of cops visiting in the past week, kids running around with guns, teenagers having fun times in the parking lot, and girls getting shot in our parking lot. The condition of any of the apartments here is laughable at best and I've lived in a couple as each one I'd live in would get so bad and all maintenance requests would be ignored to the point I'd just be relocated. To top it all off the guest bathroom in my current apartment has been dripping water from the ceiling and just this morning has finally burst leaving a scenic waterfall accompanied by the remains of whatever the upstairs neighbors had the night before.

Recently I contacted this property for a viewing on a unit. Not only did the young lady (Christina) approach me with a smile but, she was very professional. The units I viewed were clean but more spacious than most apartments. The amenities are also a great bonus. Not only are there amenities for me and my family but, also amenities for our fur family as well. Over all looks like a great place to live. I toured the 1br1ba as well as the 2bd 1.5 ba units. Also I did not have an appointment scheduled to see either of them but, the young lady made it happen. Thank you for your time professionalism Christina..

I've lived here for a year now and I've seen a lot of improvements in the year. I have a second-floor 1 BR, and I haven't had issues with roaches or bugs. Trash was overflowing when I first moved in, but they've since added dumpsters + I always see maintenance picking up the common areas first thing every morning. The maintenance crew has also grown - it was like 2 guys when I moved in. And then they've recently added a security guard that patrols, which is nice. I agree that the office is understaffed, but that's not Sweetwater's fault - I think that comes from Roselyfe's hiring/moving managers around. They have been much more responsive if I've needed to contact management. Robyn and Mack have both been great over the past year. My only request would be for pools to be open more this summer with the chairs/umbrellas/tables; they were rarely open last summer. Also, this review hasn't been incentivized - just wanted to reflect on my experience since most people only review things when they're upset or incentivized.

Lived here for one year. Absolute mess of a place. Management was bad when I joined and then the place got bought out or something and the new management was amazingly even worse.
I have so many stories but here are a couple highlights:
* My washer dryer wasn't working so I called a technician (because it was mine) me he said it was fine and there was something wrong with the circuit. So I called management and they sent some guy who claimed to be an electrician. His quote "nothing is wrong with the circuit I don't care what they said." He brought in another machine to test. Same problem. Yet another machine, same problem. Now he finally checks the circuit in the breaker and sure enough, it's fried! I had no machine for days because they just wasted my time.
* The pool would just randomly be closed. Their excuse was always that the pool guy was fixing something. It was only after months that the county inspector came and forced them to actually fire the pool guy and get someone useful
* Our dumpster area was always DISGUSTING. It would overflow every week and management never did anything about it
* Liz, the new manager, would send out passive aggressive emails with messy grammar out of nowhere all the time spewing out rules that no one would ever enforce
* Getting our deposit back took sooo much back and forth pestering over the course of two months because the old management company somehow still had it (absolutely nuts)
I could go on but I'll definitely hit some character limit. Don't move here. Everything is barely held together and management is terrible. Only benefit of living here was the proximity to downtown.
