My son’s hot water stopped working at his apartment. I contacted maintenance who determined this was an emergency and would be sending someone out. Maintenance responded out and fixed the issue without delay.

This is our 3rd year at redpoint. We moved into a 2 bedroom unit that smells like weed. Stove not working and many other items not addressed. Both managers came to the unit and assured us that the items would be taken care of before school starts. We'll 2 weeks later not one item done. Also the Maintenance tickets were lost also.

I lived at Redpoint for two years, and I’m very grateful for my experience. Rent was fair, office staff were kind and easy to work with. Maintenance was extremely prompt whenever we needed assistance—most of the time, we heard back within the same/next day. Clubhouse/pool are also very nice! I also appreciated that they were generally fair about pricing, not charging for parking as most complexes in Gainesville now do. The main con for me was its distance from UF’s campus, which can be inconvenient (especially as only one route goes directly to the complex). On the the other side of the coin, you’re close to Butler/Oaks which is helpful. Aside from the distance, Redpoint was a great place to live—I’d definitely recommend it.

Absolutely ridiculous- I was paid $1000 for cat scratches on the couch and chair that were very little to non existent. The pictures didn’t even show the scratches. Will milk you for every cent you have and won’t be communicative.

Here’s the thing. My daughter lived here for 3 years. Still does. She chose to renew for what they said was the lowest rate of the 24/25 year. Then they turned around and offered new tenants almost $200 a month less. When we went to Redpoint with the issue they said it was out of their control. It had to be handled by corporate. Wait, what? Yep. Redpoint isn’t even your real landlord apparently. It’s some huge out of state corporation (Scion) that owns about 85,000 units. Guess what? They didn’t care about our issue and didn’t respond. Redpoint is just the firewall they built between your kid and the real landlord. Which may explain why they responded to the black mold in my daughter’s apartment by painting over it. What do they care if your kid gets sick? They’re not even in Florida. I say stay away and put your kid somewhere with a real landlord. And no mold.

We've leased from them for 3 years now. When we re-signed this year they promised it would be the lowest rate of the year, so we re-upped. A month later they advertised a rate for new tenants that was almost $200 lower than the "lowest" rate they promised us. We have asked about this and basically been ignored. Their attitude is "sue us if you can" but of course the one-sided lease agreement makes that all but impossible. This coupled with mold that was resolved by being painted over, and other problems over the years, makes me say - stay away from this place. They just are not honest and you want an honest landlord for your kid going to college here. Redpoint is just trying to get you to sign that dotted line and then their attitude towards you changes completely. Your kid will be left out in the cold with no resolution for problems in their apartment.

My first year at redpoint was great despite moving in and having paint everywhere and my ac not working for a week. When we originally called it was “not an emergency”, however, as it was August and 97 degrees out I insisted it really was for my animal and I. My second year… not so easy. My apartment always had issues with things randomly breaking which is fine, but it seemed they would get fixed then less than 24 hours later would break again then it would take maintenance some more time to actually repair the issue. Randomly in November we had a breakout of German cockroaches mostly babies and it needed multiple sprays in order to finally fix the issue, which we believe was from the bottom of the sink in our kitchen never being finished and instead of a small shelf area just went to a concrete ground. Some more time had passed and in late April I believe one of my roommates began experiencing extreme flu like symptoms accompanied by a rash, and her belongings seemed to be covered in mold. Along with that we were able to find water damage on our walls which also brought up concern. I went on a small vacation and came back to the apartment feeling extremely damp and it was full of mosquitoes and nats and my tv suddenly was broken although my door was locked. After multiple calls and emails pleading with maintenance and management the humidity was fixed in our apartment. The first time I called I was not taken seriously and ended up having a bad asthma attack and having to sleep in my car, the next morning after I called and emailed again it was finally fixed, the water damage was never fixed along with the bugs and the maintenance guy found it important to “dust”, and blame the humidity on us opening the windows for the first time during the whole ordeal, 5 minutes before he had arrived. During this two week period all remaining roommates and I experienced sudden nausea , allergy like symptoms and extreme fatigue. We were also all covered in bug bites. Mold in our bathroom sinks, showers and toilets would grow back less than 3 days after cleaning. We tried our best to trouble shoot and reported our symptoms to management via email and phone call and it seemed whoever was the last to email at the time received the option to move to a different unit, however based on word of mouth this was going on in multiple units. I recently decided even though i’m still responsible for rent for another month to move out early due to my health. I had constant stomach issues, extreme allergy symptoms and I would have to use my inhaler every other day despite not having any other attacks for the past 6 years, I also experience a constant feeling of being spaced out and disconnected, but when i would leave for a weekend or a few days I would be completely fine for a few hours, as long as I wasn’t in the apartment. Another issue was our upstairs neighbors noise levels, I can recall 4 or 5 times calling security around 2 am on nights where we all had 8am classes or work the next day. One night security even told me they get constant calls for that apartment, but why was nothing ever done with management, I feel as though stepping in and giving some sort of warning would be appropriate. It’s not entirely redpoint fault, but the constant sound level was just not helpful. On the bright side the amenities were fine, I had no issues with mail or parking and the move out process was quite easy. a small list of our appliances that have broken should be included as well so, it was our stove and oven which ended up being replaced , washer and dryer, dishwasher which was replaced, garbage disposal, ac unit and water heater. Upon moving out my apartment still had issues with mosquitoes and nats, i was still unexplainably sick and the total duration of the sickness lasted 3 months on and off depending on when I was home. Since then I was checked out by a doctor and her professional opinion was exposure to mold, causing allergic reaction which caused me to have a sinus infection as well as asthmatic flare ups.

Redpoint Gainesville is an absolute terrible terrible place to live. I have never had a worse housing experience for the cost. I had mold in my apartment that I reported and paid $500 to get someone to come in and test. Redpoint took almost a month to come in and fix it (they just gave the A/C a nice clean with bleach solution) they were supposed to send me a report back saying it was clear of mold. The did send the report but for the wrong room (bedroom A) and When I asked to a new report of the correct room (bedroom B) the never sent it. On top of that after 8 months of living there they said my ESA letter was no longer valid at the same time as the mold issue happened. Very sketchy. I waited a bit due to stress of the mold and having to move in and out and then I resubmitted a new letter written by my psychiatrist which they stated didn’t have enough info. Oh also just to add my washer has been broken for a week because maintenance is low staffed. Moral of story they only want your money, don’t care of your well-being. Please look elsewhere as this place is a nightmare.

The amenities are great! I love the pool! The location is super close to archer rd where you can find every shop, grocery store, or restaurant!

Lived here my first year of college and resigned for a second! Redpoint is great, it’s extremely affordable and way nicer than most of the other apartments I’ve toured, (the nicer ones are like double the rent). If you’re a Santa Fe student or in the gator engineering program this is gonna be the best option, but even if you’re a UF student (I am transferring this year) it’s a great choice. Highly recommended.

Lived here going on 3 years! Minor issues all which have been quickly resolved when brought to the staffs attention. Overall its been a good experience.

I have lived at Redpoint for two years and I’ll be staying for a third. I have always felt safe in the complex and have never had a package stolen. The office staff are always quick to respond to emails and phone calls. Maintaince was not the best the first 6 months, however has improved a lot! Things are pretty much fixed or started on within 24 hours. The pool is great as well.
