Cazabella has really improved the quality of the apartments and management. Before I moved in, I was very nervous because of the bad reviews online, but I did it anyway, and thus far, I have been very satisfied with my apartment and the management and maintenance staff. I would suggest signing for one of the renovated apartments, as they come with new floors and new appliances. But, overall, I have been very happy here. My appliances work, I have not had any bug issues (even through the heat of August/September), my AC works great, and the apartments are very spacious. The apartment is not perfect, of course, but my "complaints" are really just personal preferences. Sometimes you have to call the office multiple times to get ahold of someone, but I think a lot of that has to do with new management adjusting. I am confident that the office will continue to improve and I currently plan on re-signing my lease.

Still a terrible management despite claiming to have renovations and improvements. Miscommunications between management and maintenance have made the lives of people in these apartments incredibly stressful and frustrating. Any reviews above 0/1 star are not true at all. Disappointing that they’ve basically tricked people into a lease for apartments that have regular plumbing issues, roaches, and I’m sure a host of other problems. Unacceptable.

0 stars all around. DO NOT SIGN HERE! A/C problems from the jump and constantly told “it’s running perfectly” it doesn’t drop below 77-78 during the day. First bill was 330 dollars!! Most of all I have a health condition that is exacerbated by all this! I can’t bare this anymore, I stay outside during the day and cannot sleep during the night. It’s taking over my life.

Bashley is the manager at Cazabella and she is great! Her dedication to creating an exceptional living experience is truly remarkable. From the start, Bashley has shown a genuine commitment to resident satisfaction. She made the entire process of submitting an application and signing the lease clear, direct, and pleasant. She is approachable, receptive to feedback, and genuinely care about the residents. She is a gem of a manager who goes above and beyond!

I am only giving them the two stars for the kitchen and the size of the apartment. These are NOT RENOVATED. You could get an Ikea kitchen to look better than the flimsy thrown together kitchen with their faux quartz countertop and they're freshly warping fake wood cabinets. Even the bathroom is still in the 80s. The floor in my apartment is uneven and there's a loose floorboard popping up. Even though they claim this place was properly inspected before I moved in there are so many things wrong I cannot even list them all here. not mentioned it was just plain dirty. Like there was dirt, dirty grout, and paint splattered through my apartment. Lol they painted over a wasps nest?!Let's say you do get maintenance to come, they come with an attitude and do a sloppy job. I asked them to fix my loose shower head (so they wouldn't fine me for it when I moved out) and now there's a bunch of corking around the shower head and I legit could have fixed it myself. They're lazy and petty here. The only thing you get at Cazabella is square footage. Even the washing machine is child sized.DO NOT LIVE HERE. I know it's cheap rent but there are better places in this price range. If I hadn't been out of the country this summer, I would have found somewhere else to live.

$300+ GRU electricity bills because AC units are extremely old and run all day can't even keep temperature below 75 in the day. Management gave keys to dirty apartment with holes in the wall

Me and multiple friends lived here for 1 year. We all agreed this is easily the worst apartment complex at this price point. There are multiple better options charging the same amount.The AC unit is broken constantly, don't bother calling maintenance. They'll enter your apartment, say that "it feels okay" and leave without even looking at the unit lol. Rats and roaches in the walls, multiple broken floor tiles, loose floor boards, broken carpet staples sticking straight up that you'll be stepping on constantly, pool is empty for most of the year because they don't want to maintain it, outlets don't work, sink water comes out brown randomly... My friends apartment had a gigantic hole through the ceiling that was leaking water; they refused to fix until he finally sued them.They get the cheapest, sloppiest contractors to do their "renovations." They spent a month renovating the unit below us only to discover that the plumbing was hooked up incorrectly. Every time we turned on our kitchen sink the unit below us would have water flooding into the living room. They had to completely rip out the walls and cabinets and redo all of the plumbing... Also they do that classic miserly landlord thing where they paint over everything, the door, the metal hand rails, etc; and of course the work is done so sloppily it actually looks WORSE afterwards lol. And to top it off one of their incompetent maintenance people entered our unit and let out our cat. He caught the cat but put it back in the WRONG UNIT. Luckily someone at the front desk was able to open up this strangers apartment so we could get our beloved pet back...Basically the management here is a complete disaster clown show. Do yourself a favor and look elsewhere.

I lived here for 2 years before Atrium Management took over. They began renovations, during which there was often construction mess left outside in the walkways, the office staff was unreachable, and maintenance responses were beyond slow.The motherboard for the A/C unit burned up in my apartment, and I was left with no A/C for about 3 days at the beginning of the Florida summer. When I called maintenance to come check it out, I was rudely told to call 911. The fire department responded, identified the issue, and instructed me to call the maintenance team back.In April, current residents were given the ultimatum to move into renovated apartments for at least a $330 increase in monthly rent (depending on your unit type) or to find another place to live. Upper management never responded to my requests for an audience and hid behind the leasing agent staff.Locks were upgraded to smart locks in June. When the lock failed, I was locked out with my family for over 12 hours after returning from travel. When the maintenance team did show up, no-one communicated it to me until hours later. It has been a week, and the door is still not fixed (I am using a physical key instead of the smart lock code).They purport to care for the tenants, but actively under-respond to complaints and work orders. Ultimately, this company only cares about money, will cut corners where possible, and will gaslight your complaints. I would not recommend spending your money with them.

If I could give this place 0 stars I would. We have lived here since august of last year and I’ve never been more ready to move out of an apartment. The issues started immediately. First they tried to tell us the didn’t have an apartment for us on our signed move in date at our signed price, and when we threatened taking it to the housing authority they magically had a unit. Upon moving in we immediately had an emergency work order that was ignored for an entire month rendering our kitchen unusable. Since then we’ve had many ignored maintenance requests, been woken up before 9 am to extremely loud renovations, water shut offs without warning on the regular, renovation trash blocking our door and cars, maintenance entering our home without permission or notice, upgrades to our unit without permission and little notice…. To name a few. Atrium management is by far the worst company I’ve ever rented from (I’ve been a renter for nearly a decade) and everything they do is very barely legal and a huge violation of renters rights. If you value your safety, privacy and rights to control your own home…. Do NOT live here or at any other atrium property.

I have been here since August 2021 just had a notice on door today to be moved out by June 9th. No explanation or anything. I do not recommended moving here after this very unprofessional management. I have 30 days to move out by. Thet say one thing a do another.

I lived here in 2022 and moved out February 25, 2023. THEY STILL HAVEN'T RETURNED THE SECURITY DEPOSIT as of April 11th. We called them multiple times over the course of the last three months, and no one picks up. When the AC stopped working, when trying to make other maintenance requests--they do not answer phone calls or emails. Atrium Management is terrible with empty promises and no follow through. The complex started renovations and only managed to paint one building exterior??? The pool was empty and unusable. They regularly turned off the water with no notice at least once a week. They enforced silly rules like only allowing patio furniture and nothing else on the balcony. Threatening to tow cars if they were not moved for renovations with less than a 24 hour notice. I lived in an older unit, so there were obvious outdated features and related issues. Don't pay to live here, you will regret it.

There isn't an option for no stars so they get one. When I first moved in here in 2019, everything was great. I enjoyed living here and the office staff was very helpful. However, they were bought out by atrium management and it has been a nightmare ever since. They would take months to respond to maintenance requests if they even showed up at all. No one is ever in the office and they don't answer the phones or emails so you can never get in touch with anyone. They also didn't allow me to renew my lease after I was told I would be able to due to them renovating the apartments. They gave me this notice not even 45 days before my move-out date. Super unprofessional! I would not recommend living here or at any atrium property.

Cazabella has been a terrible place to live and I do not recommend it to anyone. For starters, the units are extremely dated and everything is poor quality. For example, all of my kitchen tile floors are cracked and continue to crack when you step on them. Aside from the poor quality apartments, the management company is a disaster. Not only is there never anyone actually in the office, but they don’t ever pick up their phones. When you finally are able to get in touch with someone, they aren’t helpful. I have had a leak in my ceiling since November 2022 (currently writing this in February 2023). Every time the ceiling leaks, the hole in my bathroom ceiling expands. No one has ever attempted to fix the problem and I continue to have an active leak and open hole in my bathroom. Setting aside the obvious mold issues and personal property damage, the maintenance and management team do not care enough to even fix the issue. Overall, the worst place I’ve ever lived in Gainesville. This place is not even worth the cheap rent.

They have a lot of false information. Their website says that there is in-unit washer/dryer for the unit I'm interested in but there isn't. The first time I visited they told me that the water/sewage/Internet are free, but when the next time I visit and plan to apply they told me water is $30 and Internet is $40.
