The poor reviews almost scared me from looking at this complex to find our new home, but we did, the final viewing of the day, and Jake in leasing helped us apply the same day. He was transparent about the new company they are now under, all work and renovations, and rent increases, he and the other woman in the office have been helpful, patient, easy to work with, and completely transparent throughout this process, we are moving in this week and i hope this review will help someone else looking for their new home! do not be scared by the reviews, read them for context, and even ask the leasing office about it, they are completely forthcoming and helpful. also, The Cordelia has discount for active duty and retired military, which we very much appreciated! The pet rent is also lower than some other places and the complex is beautiful. Excited to call the Cordelia home!

I lived in this place from 2018 till November 2023.. the place was running great till this new company " Lorin" took over and then everything was falling down. I remember I stayed the whole month of September 2023 without an air condition in this heat in Florida. Dan came many times to fix it but failed and every time he came up with a different excuse till they ordered new parts and I had to wait for over a week " 10 days " with no rental discount or any offer or even an apology, they only gave me two portal AC and guess what few days later, they took one of them without my pression while I was at work, and when I came back and discussed this with the officer the answer was " sorry we needed it for another unit" The new company put cheap ugly paint and the ground is still broken with water leak almost every other week! They jumped the ren from $1035 to almost 1990 without taking into consideration the old tenants. Every one left and now it looks as a " grave ghost place with ugly broken grounds and leaking water" I think because they are ugly devilish company, they got what they deserve

My wife and i lived here for 10 years and was a great place. it was our first home together. it was affordable , great location , maintenance was always prompt on any issues you had and Shantel was an amazing property manager. if you had any issues at all she was quick to get things fixed or looked at. Everything changed when this new company took over and we got notice that in order to renew our lease we had to sign a new lease with a rental increase from $1200 to nearly $2000!(prior to that year we where paying 945 and where shocked that our rent was going up so much)and we had to move out of our current unit into a "Refurb" unit. There was no option to stay in our current unit what so ever. With the rental increase no longer made this place affordable and was essentially forced out. we had always had plans of moving out when we found our first home to buy buy not like this. this place is slowly falling apart every other month there is always a watermain break . the fix it and a new one happens again and they leave the hole just covered with sands and rocks and they want $2k for rent when the out side likes like trash? Maintenance was amazing when Harold and Richard where there. things got fixed and they never had to come back to fix it again. this was not the case with dan. he would attempt to fix something and would have to come back multiple times . example we had a broken shower handle that would not spot leaking requested to be looked at and fixed . he came by tried to fix it and notice a major water leak that was coming from the shower down into the kitchen causing major water damage and leakage into the kitchen area. we have had issues with our dish washer leaking as well and water getting underneath the floor. called multiple times to have fixed and never was. the last big water leak the property had caused major water issues within our unit . we where told that the water valve was damaged and need to be fixed by Okaloosa water. he fixed it and a day later it was leaking again. We also had issues getting our original deposit back. When we gave Shantel our move out notice we asked if we needed to any type of additional cleaning or painting need to be done. we where told that just clean the floors and bathroom cause everything else was going to be ripped out and replaced. that was not the case . the new company stated they where going to keep our deposit due not fully cleaning the unit. told them that we where told by the prior property manager who they fired that we didn't need to do a full clean and were going to charge me $150 damage fee all because we forgot about a vinyl sticker that was left on a closet door that came off with no damage. after speaking with them i had to go back and full clean the unit and then they agreed to return my full deposit. This was at one time a great place to live. we where fortunate enough to live here when we did. i remember that units weren't left vacant for very long and had to be on a waiting list to get a place here. no this place is pretty much a ghost town with alot of units open. i would not recommend this place as there are better options around the area for way less then what they are asking for.

GIANT pot holes!!! They REFUSE REFUSE REFUSE to fix the GIANT pot HOLES. GAVE A FAMILY MEMBER A FLAT TIRE. Don't let this happen to you or your poor family!!! One star is far too generous for this place. Absolute worst complex in town. Don't rent here if you want to keep your family in a safe place with value. Staff are horrible. Prices are horrible. Maintenance is non existing. They keep selling the complex BECAUSE NO ONE WILL RENT HERE. THERE ARE SO MANY VACANCYS HERE BECAUSE NO ONE WANTS TO PAY THEIR ASTRONOMICAL PRICES TO LIVE HERE!!!!!!!

Ive lived here since Dec 2018, lived it until recently and now I can't wait for you lease to be up in July. All this new company has done is slap a new coat of paint (that's already pealing and chipping away) on the building. Now that the office manger is gone, the main reason we've started in this complex as long as we have was terminated I don't think anything will get better especially at the price they want us to pay. 4 years ago I would have left a 5* review but now it's just 1 because of I could give less I would.

Lived here for 8 years and this place was ran great. A new company took over and now it's being renovated and the rent doubled. Up to 1200 this past year and now to renew over 1900 a month. Not worth it. Also there's workers everywhere everyday including Sundays starting at 6:45. They park in your parking spaces, leave trash everywhere, and will randomly be on a ladder looking through your upstairs window while painting with no warning. They also took away our front door curtains recently and stated we can not replace or change them while putting a "privacy film" over the window which allows you to see directly in at night and not see who's outside your door at night. This place is not worth over 1900 a month.

They are increasing the rent to an astronomical amount come October 2023. My friend will not be able to remain living here with her children due to this and is stressing finding a new place to live in this economy. It blows my mind that they would do this to their long-term tenants.
Edited to add: i see the repeated responses from Cordelia insisting that the increased rates do not apply to current tenants. What they are truly saying is “we cant increase the monthly rates while finishing through the current lease agreement but once those expire, families will either have to pay astronomically more per month or move.”

Shantel and Dan are great and always willing to help with any problem you have. I have been here for over 7 years and will miss living here due to the rent increase when my current lease is completed. I wish it wasn't out of my price range because it is a great place to lic

I love living here, I’ve had nothing but a positive experience from the time I moved in almost 5 years ago. From the promptness of maintenance requests, to all the staff being friendly and welcoming. Shantel has always been nice and prompt with any issues I’ve had in the apartment which were all minor. To address the negative feedback, yes rent is increasing as is everywhere else. With that being said they are giving us well enough notice to decide if we want to stay or leave. I would still 100% recommend The Cordelia to family and friends.

0 out of 5 stars. we lived here for nearly 5 years and it was run amazingly and was affordable and it had a great community of renters who became neighbors and became friends. when the lorin company took over, they started almost DOUBLING the rent of everyone and forcing out this community. this includes forcing out elderly people with fixed incomes, young couples trying to reach their goals and military and first responders as well. The greed of this company has been absolutely disgusting. not only that but the price that they want for these units is not worth it. they're literally taking $1,000 units, throwing a quick coat of paint on them and pricing them at nearly $2,000. I recommend not renting from any Lorin properties at all. this company has a bad reputation in the area of turning good complexes into terrible ones. Just another company focused on ruining Florida and forcing out the locals for nothing more than corporate greed. renters beware.

Terrible place to rent from they have no respect for their tenants and on top of the other problems the jacking rent up by almost 50% with very little notice

Absolutely appalling raising our rent several hundred dollars in one go will not be able to afford to live in my home anymore you should be ashamed of yourselves milking every last dollar you can out of it and putting good tenants in a bad situation
