Sunrise Harbor security were phenomenal with friendliness and customer service. Would recommend at the very least stopping by. Admiral security Joshua Augustin showed exceptional showmanship and awareness of building. Flovanly Destine was also well presented and greeted members with great energy.

Friendly and professional service. application, contract and move in were smooth and fast.
Very warm atmosphere and great location - 5 minutes to the park and to the beach, all needed shopping is around. Pet-friendly isn’t just words here and we are happy to name this place our home?

I’ve been trying to help a friend find a place and was familiar with Sunrise Harbor but their price gauging and tendency to nickel and dime residents is really a negative.
Prices jump by hundreds of dollars in a matter of minutes based on a whim and their belief that more people are looking at that particular time. They REALLY take advantage of people. If more potential residents did their homework and just said “no”, I have no doubt that their prices would go down.
Overall, rents in South Florida have decreased recently. But, if Sunrise Harbor can get away with charging you more, they will. And people, especially those new to the area, will be taken advantage of.
In addition, there is the nearly $200 in “extra” charges now. It used to be just the ridiculous $100 “Valet Fee”, which you have to pay even if you don’t use valet, now, they’ve added more “extra” fees, fees just to receive packages (ludicrous), as well as a new “common area utility fee”, thereby making residents pay for the utilities in the common areas, which should not be the tenant’s responsibility. You’ll get an extra “trash fee” too.
So, whatever the monthly rental rate you’re looking at is, add another nearly $200 per month for all these “extras”, which are mandatory, in addition to your electric and cable, and pet fees.
If they want to retain tenants and have less turnover, they need to stop it with the price gauging and nickel and diming.
Additionally, something else they’ve come up with, now if you’re a new potential resident, you pay extra for every day until you move in. In other words, if you see an apartment listed for $3700, and it’s available August 1st, but you don’t want to move in until August 15th, your rent will be higher for every day between August 1st and 15th. So, that $3700 rental price you saw will be more than $3800, just because you didn’t move in immediately.
Most places don’t do that. They let you set a move in date up to 30 days out and honor the listed price. Sunrise Harbor used to do that too, until the price gauging kicked into high gear.
Like I said, do your research, there are better options with a less money grubbing landlord.

I usually NEVER write reviews but I have had continuous issues living here. When initially signing my lease I was promised the club house would be finished being built January 2023 (as of right now still under construction). Then my AC went out not only once but about 5 times!!! it took them 5 times to fix my AC unit. And then issues with management where some people who work for the leasing say one thing and others say something totally different. my lease is supposed to be up in a month I spoke to someone in person about not renewing my lease, never was I told in writing that it needed to be done at that time so now I am being charged an extra 3k. On top of it I only got a notice VIA TEXT MESSAGE about my lease being up at the end of July (which ISNT even 60 days!).
Beautiful location but honestly NOT worth the headache. Will never recommend this place to anyone.
Management has not come to resolution with my issue as of now and has only apologized for their failure in management.
Update: Other employee within management was able to give two options to resolve the issue. thank you.

Saying it could be worse and that life changes doesn’t really excuse the issues. For the price, expectations should be higher. As far as prices, it seems they take advantage of people. Also, they should have security at the gate, and better security overall. It seems like they’re trying to cut corners. They should really do away with the valet charge too. Many residents never use it. They shouldn’t nickel and dime residents with charges like that one or to merely receive packages. .

my wife and i moved here from NJ in July 2023. the lobby, the pool areas, the lounge, the gym, the views, our unit itself.. EVERYTHING here is beautiful. i have zero complaints. sure, we pay $100 for valet parking that we never use, and yea sure there’s some homeless people outside the building, but they don’t bother anyone. where i come from, they will try to jump you if you don’t give them a dollar. am i annoyed that they took away security at the front gate, yes.. but this is life, things change. we live on a marina with mega yachts, i can see the ocean from the pool and every store needed is walkable.. all these things and im seeing complaints in the reviews. im paying the same price here for a 1500sq ft 2bed/2bath that i was paying for a 550sq ft studio in jersey city NJ. Lily and Abigail are the sweetest girls and are very tentative. I recently bought a golf cart and requested electrical outlets be installed in the parking garage for it and Meredith had it handled in 2 weeks. for the past 5 years i moved every year when my lease expired (in NJ & NYC) and this is the first time i plan to renew because everything here is so great. some people will never be happy and need to see how much worse it could be, and that is why these reviews are so low when in fact this building deserves 5 stars. Sunrise Harbor for the win!

I just completed a tour of this place. The area right outside the complex is quite scary, at least for me. When I see people, that look homeless (sadly) walking around without a shirt, it's concerning, especially when 2 bedroom rent is nearly $5k. They renovated the apt, with no closet organizers, which is not impressive. It's wire, which is cheap. The rooms I saw were beautiful, but you always want to tour YOUR apt before signing on the dotted line. The noise level was concerning. I would not feel safe walking from the complex to the beach. It's a high-traffic area, and as I said, many unsavory people in the neighborhood. That's a big bummer for me bc I like to be outside and walk everywhere. Also looks like young couples and families with smaller kids. Not my scene.

I just spent a year at Sunrise Harbor and left there only because I had to for work reasons. I didn’t know what to expect when I first got there, not having been a renter for a long time.
I loved my time there and I miss it already. The property is safe, clean, modern, and incredibly convenient. Everything you need is within walking distance. Five minutes away you’ll find a little plaza with a variety of eating /drinking options from Capital Grille to PF Chang’s.
The beach is about a 10 minute walk and it’s beautiful. You can rent umbrellas and chairs from my buddy Rafael. It’s not cheap but he’ll negotiate based on weather and how long you’ll be there. He’s a good dude.
Across from the beach you will two totally legit sports bars. McSorley’s Irish Pub is across the street from the beach and the Parrot Lounge is around the corner. They’re both good spots with delicious food, friendly staff, and nice atmosphere.
The Sunrise Harbor property is very secure. You’ll always feel safe there. The parking garage is very convenient and the valet parking is 24x7.
There is very nice business center there as well and it’s super easy to get your Amazon packages. The gym is huge and beautiful. For en entire year I talked about going there. Despite that, you can tell it’s a really nice gym by just taking look. Maintenance is quick and the crew is fantastic. Most importantly there are two beautiful pools on site. The most used one is at the 6th floor recreation area. This is where the north and south buildings converge. It is spacious and there are plenty of chairs etc. When you walk to the railing and look over, you will immediately see the marina next door with a collection of beautiful yachts/mega yachts. Then up the street you can see the mighty Atlantic.
Also on the 6th floor are the tennis courts. They’re super nice and have lighting for nighttime. My place overlooked the courts from the 8th floor and I loved watching Danny the tennis pro teach new students- one after another. He’s a great guy and everybody loves him.
Perhaps what I loved most about this place was the variety of people living there. There were families with small children, singles and couples of every age group. Everyone I met was super-friendly, and I loved hearing the sound of children’s voices which never got to a point where it was bothersome in any way.
The office staff who work there are really cool as well. There is constant communication about what is going on with the building and the neighborhood. They are constantly setting up mini-events to celebrate whatever and they encourage residents to hang with each other.
The bottom line is that if you don’t love living here, there’s something wrong with you. It’s a great place. Trust me.

Overpriced, rude, noisy, and falling apart. They’re “renovating”, but their priorities seem out of wack. Instead of installing package lockers, like most modern buildings have, they force residents to use a package delivery service called “Fetch”, which is a train wreck. Did management research that company before hiring them? Look at their reviews. More people care about getting their packages promptly and securely than care about redoing the club room or valet area. Who even wants to be forced to pay mandatory monthly valet charges in the first place? Even if you don’t use the valet? Parts of the building and garage seem to be in disrepair, where is all the rent money going? With rents this high, tenants really expect more.

We had a truly great time in this building. Despite some concerns, such as the club room not opening after renovation, I later realized that it was not a fault of the building management but rather a permit issue with the city.
On the contrary, I want to express immense gratitude to the management: Lily, Abigail, Andrea, and everyone else. Reception team, a big shout-out to you too. I have never encountered a more friendly and helpful management team before.
All minor issues related to the building, firstly, are normal; a building is a living organism. Secondly, they were more than adequately addressed by the building management. I wish this building to continue with such a team. Thank you for a great year.

Andrea was the friendliest leasing agent I've ever interacted with. The surrounding neighborhood is very clean and beautiful with a charming French cafe right next door. Amazing views from the complex. It was very serene and quiet when I visited.
Andrea was also very helpful during my move in. I love it here.

First thing I heard about when I moved in were issues with management. I soon found that to be true. They seem to do very little and to not truly care about residents, other than making as much money off them as possible. Rental rates on their website can change by the hour, so be careful because once you’re in, they don’t care. During the April flooding, there wasn’t a single word from management, nothing about damage or hazards or what residents should do, no guidance or leadership or “management”. There’s mention of a dead rat rotting in the sun for weeks in prior reviews, unfortunately that’s not surprising. One recent morning, there was a pile of dog poop near the south interior sidewalk, no poop bags in any of the stations, large red ants all over the sidewalk by the marina, and a substance that looked like tomato paste on the west exterior sidewalk, the one near where the homeless guy stands every morning. Leasing gives off kind of a “mean girls” vibe, gossipy with spike heels. Interesting that some reviews that noted Andrea’s rudeness have disappeared and one from someone who just toured but doesn’t live here is now posted. There’s evidently a new manager but no improvement noted. Communication went from bad to virtually non-existant. You’ll pay an extra $50 a month for valet parking, even if you never use it. And an extra $30 just to receive packages, which is not usually something residents need to pay extra for. So, that and another charge they tack on adds about $100 per month to your monthly rent. They say only 2 dogs per apt, but some have 3. Dog weight limit not enforced either. If you’re paying an arm and a leg for rent, as many here are, you’ll likely feel disappointed. And if you’re seeking a peaceful living environment, you won’t find that here.
