Buyer beware - In the beginning, it was a good place to live, but then things took a turn for the worse due to the constant change in management and complete lack of customer service. Just like others have mentioned here, management is non-existent and only cares to “help” if it involves you getting the short end of the deal. I’ve lost track of how many times I’ve had to repeatedly reach out to them to correct issues related to the trash getting backed up, noise, security device being broken, and billing issues. Furthermore,
I had a recent encounter with them that proves to me that not only are they incompetent, but also lack ethics since I was owed a refund for a false charge and have yet to still receive anything after nearly moving out 2 months later. I’ve tried to get in touch with corporate and them and it’s clear they do not care.
Despite how many chances I’ve tried to give them to correct these things, I believe this place deserves 0 stars and would not recommend this to anyone.

Lived here for 12 months and my only advice is STAY AWAY! We lived in the west tower, A.C never worked for 12 months in the hallways(super hot), there was dog poop and pee on the hallways and elevator every day, hall smelled horrible and were only cleaned for tours or inspections, half the day we didn’t have enough water pressure to do anything (they were waiting on a pump that’s on back order 12 months), the pool area is always full of trash, no visiter parking, to make it to resident parking lot on 6-8th floor on weekends could take easily 30 minutes, resident parking gate always gives issues which could make you get late for work several times a month, the office NEVER picks up, office always have a attitude and treat you like your bothering them , the “Manager” Lauren is super nice on your tour but once you sign that lease you quickly find out it was a front, the flats give a 3rd country vibe. Every resident I’ve spoken too felt the same and nobody ever renews their lease. Met 2 people whole canceled their lease and never met one that renewed their lease. Stay away.

I really like living here. I love the layout of the apartments, the convenience of the location, the pool, and the maintenance staff. All the maintenance and cleaning staff members always have an incredible attitude and excellent customer service, specially Clara Veloza. That to me really makes a difference. I am only giving it 4 stars because management is not so great. I’ve had a couple of situations where I have asked for their help and they have done absolutely nothing. One time, I couldn’t take my car out of the residents garage because the cards weren’t working. All the residents had this issue this day and their response was to basically stay home because they couldn’t help me. I had to pay for Ubers that day because they did nothing to fix the problem. Also, one time they came to fix the tile of my unit because the floor was bubbling up. When I came back to my apartment, the entire place was covered in dust and they did absolutely nothing to fix the situation. I spent hours cleaning my place because they didn’t inform me about moving everything and they didn’t cover any of my things in protective plastic, as they should have. If you can deal with the fact that management will not do their best, you are going to love it here. Besides that, I have no other complaints and I would totally recommend this building to friends and family.

The apartment manager, Lauren, was super friendly and really made the floor plan tour super easy with an appointment. She was on time and really made me feel comfortable unlike previous buildings I toured. The lobby and down office are spectacular and I love all the class and main entryway and furniture. The apartments are pretty good sizes and I love how it is in the Doral CityPlace center where grabbing food and drinks are a short walk away. Thank you Lauren and the team for making me feel confident in this apartment lease signing!

I have lived at the Flats for 2 months now, and my experience has been wonderful. Abdallah is the main property manager I have worked with, and he has been nothing short of spectacular. The building is in a great location with many shops and restaurants located in CityPlace. Highly recommended for your next place to live!

I absolutely love living here! Almost everything you need is walking distance. Bars, restaurants, clothing stores, barber shop, movie theatre, bowling, and a fresh market supermarket just to name a few. The staff and management keep the building and amenities very clean. The pool area is my favorite place to hang out at. A+ costumer sevice too! They are always downstairs if you need anything. I put in a service request not too long ago for a light, and the repair man was there the very next morning. The location is prime, right next to the palmetto in the heart of Miami. I’ve seen complaints about the noise on the weekends but it has not been an issue for me. Love The Flats!

??? I applied for an apartment at The Flats in City Place, and from the start, I was assured that applying as an international would not be an issue. They promised I could move in within days, as the approval process supposedly took only 24 to 48 hours. However, days passed without any response: no one ever answered the phone or emails, and when I visited the office in person, it was almost impossible to find anyone there. I always had to wait for information, and the response was consistently that the validation was still pending but would be done by the next day—something that never happened.
After two weeks, desperate to move, I went to inquire again and was told to submit another document that they had never previously requested. I sent it immediately and was again promised an answer by the next day, which, unsurprisingly, did not happen. By the third week, still without a response, I requested a refund for my application fee and informed them I would move elsewhere due to their inability to provide a timely answer. They agreed but said I had to wait for the application to be either approved or rejected to process the refund. I went back at the end of that week and received the same excuse.
A month after submitting my application, I went to speak directly with the manager. She refused to admit any fault on their part, insisting that there had been sufficient communication (there had been none—no calls, no emails, no requests for us to come in), and informed me that the application fee was non-refundable, despite previously being told it was refundable. This entire process has been incredibly frustrating, as I only resorted to requesting a refund because of their prolonged delays.
The Flats exhibits terrible management and administration, zero empathy for applicants, and absolutely no communication. I would not recommend this place to anyone.
