WARNING!!!!! Do not rent from this company. My husband, myself and four children have been living here for the last 5 years. A year ago we had excessive water damage to two bedrooms and the living area, due to an upstairs water heater leaking. Emergency maintenance was called at 4am and did not respond until 7am, while the water was pouring in causing more damage. A dehumidifier and fans were placed in the unit to dry the area for five days. The fans are extremely loud and need to run 24/7. Daily activities and sleeping were interrupted. Today, September 4th 2024, we have the same issue of excessive water damage but of an unknown location. The kitchen, living area, and two bedrooms (children’s rooms) are affected once again. My children cannot walk on the carpet in their rooms without water gushing up under their feet. The hardwood floor is lifting up due to water sitting underneath. The apartment now has a musty smell. Sherwood Property Management has refused to accommodate us to vacate the unit until the issue is resolved and cleaned properly. The issue was escalated to regional management where Mary, (regional manager) told us that because the “master bedroom is not affected we can just stay in there.” She also refused to speak with us by telephone and provided the on sight manager with her email only to pass on to us. My husband and I had to clean up the dirt and debris left over from the water. Upon moving the refrigerator to clean behind, it was found that a 2x2 foot hole was in the wall, which opens to the internal part of the building. It was never brought to our attention while at the property office. Upon calling the office, I was informed maintenance had to cut the hole to check for leaking. Instead of patching up the hole they pushed the refrigerator to the opposite side to cover it, hoping we would not see it. We pay $2,800 a month on rent alone to be treated this poorly and have no accommodations met.

I knew I should have never submitted an application when they never answered their phone. My gut told me to look elsewhere, but I didn’t. After days of calling to get information, they finally picked up the phone, and I went ahead and submitted an application. I specifically explained that I wanted a renovated unit like the one I toured, and they told me to apply for the one available in October. So, I did.
I tried repeatedly to verify that I applied for the correct unit, but they never answered or returned my calls, even after I left voicemails. When I finally got through to someone named Genesis, she was rude and never had the correct information for me. After that experience, I quickly decided I didn’t want to live there and decided to cancel my application.
To top it off, they told me that the unit I applied for wasn’t even the renovated one I wanted and that the one I liked would cost more. This was frustrating because I called them before applying, and they told me to apply for that exact unit! I wanted my money back since I was still within the 48-hour cancellation window, but they wouldn’t answer the phone to process my request. They told me I needed to submit a written cancellation, but I didn’t have their email because they never answered the phones.
This place is unprofessional and lacks basic communication and customer service. Save yourself the trouble and look elsewhere.

When I finally spoke to someone named Genesis, she was rude and clueless. Worse yet, they later told me the unit I applied for wasn't even the renovated one I wanted, and the one I liked would cost more. I tried to cancel within 48 hours, but they wouldn’t answer the phone, and I didn’t have their email.

I wouldn't recommend this apartment to my worst enemy. This apartment is nothing but ROACHES, mold, raccoons and stray cats. The agent that does the tours generally (Appears to be Hispanic descent, short in height, wears her hair in a bun typically but when it is out, it is long and dark) GENESIS will be all smiles and giggles in the beginning but is very rude, has an attitude all the time and always has a smart remark whenever you are assisting for help once you actually move in. They raise your rent every few months and put the lease terms at odd months (not the standard 12) so that you're locked into staying living with them while they raise up the rent. The Luxer box to pick up packages will freeze or turn off completely and you are forced to go inside the office and ask for help from the Hispanic lady or the older skinny man. If you are African-American, they will make it a huge fuss, assuming you don't live in the community so be prepared for the racial stereotyping. The increase of rent money goes to redecorating the outside of the community and renovating the Business Center and Club House. By year 2, ROACHES took over the apartment. They need to have some apartment building teared down and rebuilt due to the roach infestation. I wish I could rate this 0 stars.

Moved in recently and Genesis was more than helpful throughout the process!! She went above and beyond to help me switch units on move in day and made a very warm welcome. Awesome!

It is a lovely space in the heart of Coral Springs with convenient stores, drugstores, and schools. ☝?A safe space for our children. Very peaceful. The management is very diligent. There is garbage collection service. ☀️The community is clean, and there is also a container for your donations. On certain days of the week, there are food trucks.

Genesis is the reason I chose to live here. Period.
I have gone to 6 different communities for a 2 bedroom. Sherwood is the only place that made me feel like home. Great staff, great environment.

Have lived here 3 years. Under new management, my costs have increased by $140 per month - a bit excessive if you ask me. Especially considering my apartment has had no renovations to speak of while new tenants are moving into units with updates (new cabinets). Doesn't seem fair. All the previous places I've lived have, at the very least, offered a fresh paint job or carpet cleaning when renewing my lease. Maintenance guys are always very nice. The girls in the front office, it seems to depend on what day you catch them... I've had good experiences but several negative ones as well. Overall, not a bad place to live & the location is very convenient - off the main road but close to anything you need.
Edit: Prices continue to go up but quality is going down. There is dog poop everywhere (& I'm a dog owner myself, but I clean up after my dog!). There is constantly garbage & trash cans lining the breezeways which looks so trashy (no pun intended) & the front office never answers the phone.
Edit: They continue to increase rent but still make no improvements to the units for tenants that have been here. I have had COUNTLESS issues with the AC going out and while maintenance does their best to be responsive and keep things running, the property ownership couldn't care less about upgrading the units. It's too damn hot to have the AC going out every few weeks. I have an older dog and I'm terrified I will come home to find him dead from heatstroke one day. It was 82° in my apartment when I got home from work today. Shouldn't have recurring issues like this considering the prices they charge. Do better.

I recently moved out of Sherwood On The Park due to our growing family but before leaving I must put it out there that these guys ROCK from the staff that work to keep the grounds clean to the office staff (Jackie and Rob). It's nice knowing if there is an issue regarding common areas or anything inside the apartment, they act quick to fix the issue making it a pleasant living experience with many places to choose from you won't be disappointed to call this community home! The staff at this location truly works as a team!

Sherwood apartments is Very neat , on a good location in Coral Springs. All their staffs are very professional and friendly, most especially Genesis Gonzalez the leasing Agent, she was very helpful and professional, she put me through necessary steps, she gave me the details of all what I needed to know and she was very patient with me. I would recommend Genesis to anyone who would need help in Sherwood Forest apartments.

Small space, will increase your rent every year and won’t upgrade your unit in any way. Not worth it .place is infested. They only care about their money, not your comfort or quality of life . Been out of a washer and dryer all week, ceiling was leaking, All of my neighbors leave in a year or less. Management is rude and unprofessional told me why did I wait until the dryer was broken to call. When else would I call??? If you open a work order it’s the end of the world they fuss. Maintenance fusses about wearing coverings when entering your unit. They do not clean the breezeway , so the hallways are very dirty . The grounds are full of dog poop as no one barely picks up after their pets. They let ferocious breeds live here. I do not recommend. You will regret it . The old management was better in 2018. You could see where your money was being spent . Sold at least 3 times in the past 6 years I’ve been here . Place is ran down and gutter like.

We are really very happy with the attention in this place, Génesis was in charge of our rental process and was very effective in everything, she was in every detail so that everything was correct, Jackie also helped us with some things and was very helpful. It is a beautiful, very orderly community and very nice families.

I was moving in out of state and the folks at Sherwood were so understanding and were willing to work with me to ensure everything went smoothly. Jackie, especially was super helpful, responsive, prompt and professional. The complex is well maintained and neat. Love our time here so far!
