We live here. My wife is a golfer and plays 3-4 times a week. Meets new people daily. Restaurants are good and reasonable.

The area that comprises The Villages of Citrus Hills is a quiet, peaceful area with about 19 different villages. The country club has many nice facilities for use by its members. Having lived here for 2 decades, the biggest drawbacks and questions you should ask, in my opinion are.1) Is this a For Profit country club where members have no say in what their dues are used for? 2 ) Ask if the owners have told control of what the membership dues should be. In 2022 did they raise their dues by about 17% while closing facilities for members because of Covid? In 2023 did they again raise their rates by another 8%? 3) Is there an optout option after we join the club? As people age, they have less need for some of the amenities that are provided but will still be obligated to pay the dues if there is no optout option. 4) Of the three golf courses, only one is properly maintained. The one that they show to potential buyers. Ask if you can play all three courses to see how they are maintained. 5) Ask to try both restaurants and sample their menus and food quality. I believe they are overpriced with questionable food quality. It's usually hit or miss as to how your meal will arrive. 6) Depending on which area you live in will determine your HOA fees. If you live within Terra Vista you can be subject to an HOA fee from Terra Vista, plus an HOA from the individual community you live in. These fees are on top of your country club dues. As they say. "BUYER BEWARE!"

Sounds interesting as a retirement community, but less details were discussed like the HOA fee and what the fee includes.

My wife and I looked all around FL for 5 years. We looked at many different communities both with HOA's and without. After doing our due diligence we purchased a prebuilt home in Terra Vista which is the gated area. Two yours later we purchased a second home, moved the parents into the smaller "carefree" home and ourselves into our current home. We did explore the building process but chose to buy used homes. But I must say the agents we dealt with when exploring the building process were very transparent and accommodating with respect to monthly costs and any restrictions. There were no surprises with any of that process. As far as this being an unsafe area with crime on the rise, that is a bunch of garbage. This is as safe a place as any to live. There is crime everywhere. But this area is NOT like one previous post indicated. Another previous post indicated there are no stores , shopping, restaurants, or other amenities in the area. I guess that would be your personal perspective on the size of the area you are talking. Everything you could need is within a 15 minute drive. This is not that other place to our south/east of us that has hundreds of thousands or people and shopping centers in the community. And frankly, I am happy about that. I would like to see a couple more restaurants and some additional amenities added as the community grows. The property owners have been working hard on getting the golf courses back in good shape. If I were to give one ding, it is the outdoor pool area at the activity center. There are many people who like to participate in the water exercise classes and the owners feel it is better to leave two lap lanes set up during those times when it is over crowded and add a second class rather than just closing the lap lanes for an hour each day. If anything, the second class should be set up as a more advanced class for some of the younger members who like a more strenuous workout. My experience dealing with the HOA and Property Managers has been good. All in all, the are very happy with our choice to live here. We enjoy the Natures Coast and partake in activities inside and outside of the community. And believe me there are many.

I am glad I read these reviews. I kind of had a feeling what I read was right. I never get a straight answer on prices of the homes, all I get is that they start at 400k. If I plan on buying a home I would like to compare along with prices. I never got an answer how much the hoa fees what is included or taxes. They look like beautiful homes but does not seem they give you much on the amenities compare to other 55+.

Just learned citrus hills construction substitute d the whole house tile with on that was available and did not inform me. The tile is a concrete look in beige vs I one I choose and matched to the house trim paint etc and special order rugs does not match. The tile I choose was a blue stone tile. I am told it is their rights. If I wanted concrete I would have not spent thousands of dollars for the tile and am stuck now with a house I am truly unhappy with and spent more at this location as I would have at another
